In my own words...

I have been investing in DFW real estate for the last 4 years. While I do an occasional wholesale deal I mainly concentrate on residential Buy, Rehab, Sell strategies. I came to BiggerPockets to learn about Commercial Deals. My current goal is to put together a GP/LP group and purchase an Apartment Complex.

Real Estate Experience

Full time rehabber for the last 4 years. I have also done some wholesale deals but rehabbing has been my main concern. I Have gotten very good at analyzing deals. I can walk a property and in less than 5 minutes know if I will be making an offer or not.

When I first got started I had no idea how to repair houses. I remember a small hole in the sheetrock scared me. I would say whoah how do you fix that. Now the entire house could be falling down and I would not be scared.

While I now sub out a lot of the work I have done just about everything and taught myself a lot. I would say I am a pretty good handyman at this point.

I have my real estate license in Texas and recommend anyone who is serious should do the same. I have probably saved around 100k+ by having my license.

Real Estate Goals

I have made a nice living for the past 4 years and it has afforded me a pretty good lifestyle. The problem is without another deal I just have to live off savings. I would like to venture out from my comfort zone of rehabs and get into something that lends me a monthly income. My current goal is to find an Apartment complex and purchase it.

Currently Seeking

I am currently seeking the knowledge to branch out and buy an apartment complex. I feel like I am almost starting my real estate career over again. I feel the fire I once had many years ago when I tried to do my first real estate deal. I look forward to learning all about apartments. I don't remember any fear when I did my first house deal and I feel much the same way now. Doing a multi million dollar apartment complex purchase just seems natural.

I am here to learn all there is to know about Commercial property. You can only learn so much by reading so once I feel very comfortable I plan on taking the leap and buying something. You don't really get your true education until you buy. That is when you really learn.
