I have done short sales, land trusts, land lording, wholesaling, and rehab and flips.
Currently own/control, 4 triplex, and 4 houses. I also own a HVAC contracting business.
I did it the hard, kind of the wrong way, the way every body tells you not to, but mostly because they also did it this way. Lucky for me I made my mistakes in an increasing market, I made money even though I made every sort of mistake. This market will not be so forgiving.
I survived to talk about it, now I am doing things the right way.
Some advice to the newbie, don't start out doing it the wrong way. Don't try to re-invent the wheel.
Do not buy any courses from real estate guru's if they show you pictures of mansions, piles of $100 bills, or drive a Lamborghini, most made their money selling courses.
To buy the entire block
2,3, and 4 multi units, they must be distressed in condition or ownership.
Presently I do not care about appreciation, only cash flow. I have found that any viable rental property, if correctly managed will appreciate, especially if it was bought right.
