Long term: somehow acquire enough properties where the income can replace my full time job, while having the flexibility to increase my portfolio

I'm currently seeking a business partnership with a seasoned investor who can mentor me, and possibly provide some financial backing. In turn, I will rent, manage, and maintain the property while paying the owner a monthly fee
