I'm 27 years old and still fairly new to real estate investing. I know the basics and have done much research into diversifying in my local area (though I am moving to Germany in a few weeks. Anyone know anything about German real estate?) I own 2 properties with 2 rental units each. When I move to Germany, I may HAVE to rent out my home if I can't sell it.

Experience

I have 2 rental properties totaling 4 units

1. A duplex I had planned to fix up and live in with my new wife and use the rent to off-set the cost of our mortgage. After being unimpressed with the neighborhood, we decided to move into a better area and rent out both sides.

2. A house near the biggest of our 3 local colleges with a garage apartment.

With these 4 units I am netting a profit of $500 monthly

Real Estate Goals

I know this area enough to know a good flip when i see it. I would like to get to a point, financially, of being able to flip houses. Further down the line, I think it would be AWESOME to buy houses in cities I don't even live in, but be able to either rent it out or flip it.
