My Overall position is Director of Business Development, which means I find and qualify new clients for the Firms.
We only sell what is in inventory or in contracted control. No Daisy Chaining.
Since I still have contacts State Wide in the HUD home business, I will continue to market them as well.

I am a full time Realtor/Consultant that works only with investors looking to buy what we have available NOW. Our focus is on HUD & REO Bulk Properties , Distressed Homeowners and Non Performing Property Notes.
No Daisy Chaining. I have direct sources with local investment funds managers needing to sell and seek qualified buyers that will actually make a decision to buy. Our inventory changes by the hour as deals are cleared and available to sell. I can prove my relationships and I don't do all the games for NCND ect....we provide fee agreements at time of contract only. I get paid by my clients, so I don't need any paperwork.
Most recently I have signed up with 100 Percent Realty and now have direct access to HUD & REO homes with a new list every week. This is all very verifiable.
For those buyers with good credit that have a need for short term financing....Please call. Money is available for good deals...
The opportunities from these relationships are very profitable and must be prequalified, with money in escrow ready to move on a very short notice.......Small Packages (bulk, multiple homes) are coming out weekly, contact me to get your package for bidding....its really simple to be a buyer with us ...Please don't attempt to get involved without an actual relationship with a buyer..there is no room and less patience for daisy chains...We will move on to working with a buyer or actual contracted Rep on the first meeting/call....More clearly, if you are a broker for a buyer, we will spend very little time talking before asking to bring the buyer into the deal. Since I only represent the principle in these transactions, I insist on only one other principle rep...no intermediaries
As an Update to the Profile, we are in a very fluid market. The three very direct sources I have for product are the sellers. They buy and break down into smaller packages. I sell directly for and thru them.
One of our sayings is "We sell what is available....Today its apples, next week might be oranges...don't ask for apples next week, as they are probably gone..."
We deal in the best deals in HUD & REO bank aged properties. We can prove deed and paper ownership of these packages...Not brokering for some mysterious entity. I have my very few sources on speed dial, and meet with them in conference daily.
Finally, my time in this business has taught me to only deal with principles or their direct rep. For all others, I am happy to go to lunch and chat, but will not engage in business with intermediaries.
