I bought one investment property many years ago and sold it after a divorce. I was a landlord for a few years and did not like it. Other than that my only experience is buying and selling my primary residence.

I would like to become financially independent through REI. I believe I can do that if I can finde one or two profitable deals each month.
I am mostly interested in flipping right now to generate cash flow. Once I accomplish this I will move into rent-to-buy and other opportunities.
I am currently doing mailings to foreclosure listings in my area and working with a Realtor for REO's and Short Sales.

I am currently looking to line up some capital. I would prefer private lenders but realize I may need to start with Hard Money lenders to gain experience and credibility.
