I first purchased carlton sheets course how to buy and sell homes w/ no money and no credit because I had none. well was i surprised to know that to get money i had to borrow it from my family; well we were all broke also so after getting some info from that course and all the shiny crud i paid for i ditched his course.

well After that i went with another guy who taught me how to inverse purchase, that worked out great and i learned how to use no money and no credit flipping. then i got in a relationship and my lady friend didn't like all the time i put into real estate and not into her, so after a while i stopped, well i had a bad case of identity theft and i lost everything; including that wonderful lady.

i went back to school to earn my AA degree which i did in one year and was about to give up on real estate and go onto college in california; well the budget cuts happened and put me back with out a school for at least 4 months. I decided to get into commercial after doing a little research and spending some money to learn some "interesting" techniques.

now i'm working on commercial real estate deals in florida, texas, and looking to expand into other markets.

I want to have 100,000 dollars per month after taxes cash flow each month.

If i can do this with ten 100 unit complexes i'll do that.

I am looking for multifamily properties in good area's that need little to no rehab but have any or all of the following.

high cap rates
high vacancies
absentee owners
low rents
free and clear properties
