Real Estate Experience
Since 2002, I have been involved with brokering individual and portfolios of notes (commercial & residential) nationwide.
For two years, I was also a licensed real estate agent and private foreclosure investor in Washington state until the market crashed.
Now I'm brokering most deals and buying the rare, local gems when I find them. As of now (Aug. 2009) my specialities include (but aren't limited to) notes (RE - NPN/PN & business), REO's, SLS portfolios, and personal injury settlements w/ regular payments.

REAL ESTATE NOTE CRITERIA
1st position only, nationwide, min. FICO of 600, at least 1 month seasoning - no simultaneous closngs at this time, max. face value of $3Million
BUSINESS NOTE CRITERIA
1st position only, nationwide, min. FICO of 600, min. down payment of 20% cash, note must be personally guaranteed, real estate is not required as part of collateral but assets should be equal to or more than the note balance.
SENIOR LIFE SETTLEMENT CRITERIA
Individual policies or portfolios are considered. Portfolios should allow cherry-picking. All of our current buyers are also providers - something to consider if the seller is a provider as well. Maximum face value of $25M. Details can be sent upon request.
STRUCTURED SETTLEMENT CRITERIA
Any personal injury settlements worth $50K or more will be considered
REO CRITERIA
Looking for portfolios of residential property primarily in Texas worth a maximum of $10Million. Might also consider Arkansas, Louisiana, New Mexico and Oklahoma. Other buyers with different parameters and more to spend are specified on my website.
Real estate hedge funds.
Brokers or Sellers Reps. in direct contact with the person or entity selling any of the aforementioned items.
BPO Appraisers w/ experience handling large portfolios of REOs. A nationwide range is a plus, but not a requirement.
Investors looking to participate in an real estate fund specializing in REO's throughout Florida purchased directly from banks. The smaller fund requires min. investment of $100K. Larger one requires at least $1Million. Hedge fund managers aren't paid until AFTER you - the investors. Annual return is min. of 12%.
