I bought my first investment property in 2004 <-- a 4 plex. Bought a second 4 plex in 2006 and rehabbed all 4 units. I've also purchased 3 properties at tax lien properties -- one was a 9 BR 7000 sqr foot B&B. All properties are in Louisiana. I live in California and am a licensed RE agent but not registered with a broker.
I'm currently building my investor list and researching short term real estate investment options in the Bay Area. I would welcome the opportunity to chat with anyone interesting in sharing tips or leads. I'm also willing to help seasoned investors in exchange for mentoring.

Amass a strong portfolio of residential multi-unit properties and small commercial properties that deliver at least $150,000 free cash flow annually with little debt.
My path to get there:
Build cash by finding and negotiating short sales then wholesaling directly to investors or to consumers thru realtors.
Then as I build reserves, select key properties to keep and rent or lease-option to build cashflow. I'll also continue purchasing properties at tax lien sales in New Orleans.

** Investors interested in buying wholesale in northern California or New Orleans.
** Home owners in 50 states who may benefit from working with a very experienced attorney-backed loan modification company. I'm using this business to also help find short sale candidates in the Bay Area.
