Sold my five long-term hold units at the 2006 peak though I don't encourage trying to time the market. I was fortunate in that respect but not as I had to sell due to a difficult medical issue that the docs couldn't diagnose then - lucky to have had the equity to fall back on and had to do it. I now seek to return to investing - as something of a "real-estate retread".
Previously had six units; a three-plex, duplex, some storage units, and a mobile home. Went through an adventerous townhouse process on the duplex - selling the units separately - but was worthwhile.
To return to buy and holds, and adding flips. I have to rebuild my capital position, and likely have to use different strategies for awhile. I'm just happy to get a new start, as things didn't look so good for awhile.
