I unfortunately have a full-time job but have been investing for about 7yrs. Been a landlord for about 4yr. but feels like forever. Have rehabbed a few houses since I don't have enough funding to do this full time so I have to do house by house and get a mortgage. Since this economy I can't get rehab loans even from hard money lenders and ones that do charge crazy rates/fees. So, I'm looking for private lenders but it seems hard to find. If anyone has a contact I'd love to speak with him. I only work in areas I'm familiar with and mostly like lakefront houses but if a good deals comes my way in a nice area I'm willing to play.

Experience

I love Real estate. I can't find any other investment vehicle that you have a lot of control. I've been a landlord since 2006, rehabbed 2 houses. Sold for $130,000 and $450,000. Working on 3rd should sell for $300,000. I like to work in nice areas and lakefronts if possible. My goal is to make the house the nicest one in the area and make it stand out by putting in granite, jacuzzi tubs, new lighting/fixtures, and other amenities you don't find in the same price point. I'm a part-time investor since I do not have the funds to work on multiple houses YET.


Real Estate Goals

To rehab for awhile until I can find apartment building/storage facilities/mobile home or other bigger projects for "passive" income in the future.
