I currently am looking at purchasing a single-family investment property in Michigan. I have already obtained financing and am looking for the ideal property. I would like to purchase a foreclosed home that is past the reclaim period, needs cosmetic improvements, and ideally priced less than $40,000 in the area I live in.

I am writting a BUSINESS PLAN (B.S. Entreprenuership, MBA) around my real estate investing STRATEGY. I want to learn as much as possible on what the numbers should look like and the BEST PRACTICES of investors.

***I also am trying to figure out how to track home sales in the area to find out what price range is selling and in what part of town**** DO YOU KNOW OF A RESOURCE FOR THIS INFORMATION?
