    I have been buying houses this way since 1987. I hope you do not live in metro Detroit. I once met a woman in a bar and gave her $50.00 for her equity in her house. I love vacant pre-foreclosure property with some drama. One thing you missed is please check the water bill and special assements,could cost you thousands. War, having a county sheriff’s cap for viewing property prior to sale. NICE ARTICLE

    Hi Jim, we really enjoyed your post here. We noticed that there are no post from you after 2008. Are are you still investing in real estate. A lot can change through the years. We live in Henderson, NV. and would like to know at this time (2013) if there are legitimate pre-foreclosure list that are available that you may know of? Other than the list are there any other methods for finding these types of properties. We did find what looked to be a vacant house and found it was owned by an out of state owner. We are newbies and foreclosures are where we feel most comfortable to begin. Rea TurRee
