    i think #3 is the hardest part… so difficult to find a place that you KNOW will payoff in a few years, especially with the market and how it is now :/ -Jerry

    nice high level overview. The interesting part is #1. Most people will use the asset as the fuse that starts the whole process vs. being proactive and putting a solid team together. I have made that mistake before in finding the property first…then scrambling to get the mortgage broker, attorney, property manager. One important key you did not mention about the team is a property manager. This is a top three team member in my opinion. I would also add an asset manager as your portfolio grows. Great job….rob
