Does Your Finished Fix and Flip Say “Pow!”?

My brother, Curtis, needed a suit. And since he was a 25-year old news cameraman residing in Phoenix, Arizona, his closet was devoid of any fashionable formal wear. Our family was about to embark on a 7-day/night cruise to the Mexican Riviera. One of these evenings on the ship would be spent sipping champagne and dancing in the ballroom. If Curtis showed up in a t-shirt, shorts and flip-flops to the captain’s party no doubt access would be denied.

So he did what any guy would do – he went to the Men’s Wearhouse because he wanted to like the way he looked.

The salesman advised my brother that he needed a “pow” outfit. “What’s a pow outfit?” Curtis asked. “A pow outfit”, the salesman explained, “is an outfit that says pow! People see you in this suit and are instantly impressed with your sense of style.”

My brother left the store that day with a sharp looking sport coat, mock turtle neck shirt and stylish slacks. And when we all saw him for the first time that night on the ship in his new duds? Well, pow! The kid looked like a cover model for GQ magazine.

The “Pow” House

Like my brother’s cruise ship apparel, when completed your fix and flip property should go “pow!” To earn maximum profit the prospective homebuyers’ senses must be overwhelmed when they walk through the door.

So what does a “pow” house look like?

Take a tour of any new model home. That’s the standard you’re aiming for. The floors are clean, the carpet is freshly vacuumed, the walls, trim and baseboards are painted, the windows sparkle and the appliances shine. Even the wall outlets and doorstops look brand new. The front and backyard landscaping are manicured. And don’t forget the air fresheners – preferably apple cinnamon.

Do you know why there is a new car scent option at the car wash? Because people love to be reminded of how their car smelled when it was new. The bottom line is we all love new stuff, and the fragrance of new stuff. That’s why a house that looks and smells new will usually sell more quickly.

If you pay attention to the small stuff and don’t cut any corners the homebuyer will like the way the house looks – I guarantee it. Pow!

  1. You refer to it a “POW” – others refer to it as curb appeal. When a prospective Buyer pulls up in front of the place the POW factor needs to be present to get them to look at the inside. Then all of the items you pointed out comes into play along with staging, lighting and anything else that shows the positive sides of the property.

    Love the POW description. I have always been told that my rehab needs to be the best at that price, don’t skimp or you’ll be holding it a while. Just picked up our next rehab, working out the floor plans and just about ready to go. See you in March, HA HA! 1800 addition to an 800 sq ft house, and it will say POW when we get finished!
