As you expand, you will eventually need to hire an employee. This is a scary step but a critical one to ensure further growth. It is essential to know the right questions to ask yourself as well as potential alternatives for figuring out when that time arrives.


There are a lot of skills needed to become a savvy and successful real estate investor. Do you enjoy the challenge, have the time and/or have the comfort with the knowledge and skill needed to be a success? Are you comfortable with investments backed by real estate but do not want to deal with the hassles and time? Here are some of the skills and questions you must ask yourself to find out if active or passive real estate is right for you.

1. Are you a people person – Networking, sales, relationships – Real estate is a relationship business. Investors network, build relationships and are constantly selling themselves. The best investors often seem to be the ones who are well liked and good with people.


One of the big motivators for becoming a real estate investor is to get out of the rat race. Real estate investing can be an 80 hour a week job, or it can provide you with financial freedom and a lifestyle where you get to choose how, when, where, why. The key is to become an entrepreneur. Many think of an entrepreneur as just a business owner, but an entrepreneur is much more.

An entrepreneur can be sipping on Mai Tais in a far off land while his/her business or better yet businesses are running themselves and increasing net worth and cash flow.

Here are some tips to become a passive investor and true entrepreneur


I am capable of limitless success. Success is within me. I will make no excuses nor accept them of myself. I am not at the mercy of other people. I am not at the will of random events. My only true impediment is that which exists at the end of my own resolve.

My resolve is determined by my enthusiasm and faith in a worthy pursuit. I will tap the unlimited well of passion and enthusiasm within myself through constant self education, and action which will lead to progressively larger victories thereby stoking my inner fire and fueling my progress. My self education will lead me first to my passion, then to my mission, and finally to a plan for success. My plan for success will illuminate my vision and measure my progress. I will be assured in my cause but I will always keep my eyes and mind open for new realities and different possibilities.

I know that the world is full of uninspired people and critics. I know there will be many people who will actively seek my failure and many more who will wish for it. I will strike down those miserable beings who seek to obstruct me out of pure jealousy and I will be indifferent to those less treacherous but like minded people who placidly watch me pass. I will be humble for I know I will take many lumps. I will not be discouraged by the lack of justice but I will be just. That is what will make me stand apart from the mob to be noticed by other proactive and honorable people.


Small Businesses 3I took a test once where I had to score 100% to pass.  This was to become a licensed EMT, and there was a good reason for the 100% standard.  Since I was being measured on my knowledge of lifesaving emergency medical care, they wanted to be sure I knew every subject on the syllabus perfectly.

There’s also a 100% test for entrepreneurship, and it has three subjects.  If you pass, you have a chance of success.  If you don’t, you don’t.  The subjects aren’t hard, but you need to have perfect scores.  The scores have to be perfect because the real test is much harder than this one.

Now, don’t panic!  You can still be successful without passing all three subjects.  However, you should never try to become your own boss in a for-a for-profit enterprise.  Find another course in life.
