This real estate transaction can yield a profit margin of thousands without ever buying or selling a property. So what is wholesale real estate?<\/p>\n\n\n\n<p>Real estate wholesaling is done by a wholesaler, who enters a negotiation process with a seller, gets a property under contract, and then markets that property at a higher purchase price to a real estate investor. An investor is still willing to pay the marked-up property price, since the wholesale property is under fair market value.<\/p>\n\n\n\n<p>This typically means that the home is in disrepair, needs an expensive upgrade, or has been neglected. Real estate wholesalers are the matchmakers between investors and undervalued properties. They aren\u2019t agents or brokers and often don\u2019t carry a professional license.<\/p>\n\n\n\n<p>This makes wholesaling real estate one of the best ways to get into the world of real estate without ever having to buy or sell a property. Even better? Real estate wholesaling only requires your time, and very little up-front capital, so you can start practically from zero, no matter what local market you\u2019re in.<\/p>\n\n\n\n<p>Jamil Damji, who owns one of the largest wholesaling operations in the country, KeyGlee, got his start in real estate wholesaling work when he accidentally wholesaled a property for a $40,000 profit. Now he\u2019s trying to help every aspiring wholesaler build higher-quality relationships with the buyers and sellers they\u2019re working with.<\/p>\n<\/div>\n<\/div>\n\n\n\n<h2 class=\"wp-block-heading alignwide has-slate-300-background-color has-background\" id=\"how\">How Does Wholesale Real Estate Work? <\/h2>\n\n\n\n<p>The trick to wholesale real estate is to find real estate deals offered by motivated sellers. Those who own distressed properties that have some value-add potential and are willing to trade this for speed and convenience typically offer the best wholesale deals.<\/p>\n\n\n\n<p>Often, these sellers are property owners who are unsuccessful at trying to sell their home themselves or don\u2019t think they can because of the distressed property&#8217;s condition. In other cases, the seller needs to sell their home quickly because they\u2019re relocating for work, recently divorced, or experiencing financial challenges.\u00a0<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Initiating an agreement<\/h3>\n\n\n\n<p>By initiating an agreement, you\u2019re offering to purchase the discounted property from them. The terms of this agreement are outlined in a wholesale real estate contract, wherein you agree to the home sale transaction during a set time frame and for a specific minimum price.<\/p>\n\n\n\n<p>Wholesalers rarely end up owning the property. Instead, the real estate wholesaler is assigning the rights to buy the home from the owner. Once the wholesaler and the seller agree on the terms, they enter into a purchase and sale agreement (PSA). Once the wholesaler finds a buyer, they assign their rights to purchase by drafting an Assignment of Real Estate Purchase and Sale Agreement.&nbsp;<\/p>\n\n\n\n<p>When creating this agreement as a wholesaler, make sure the contract clearly states that you have permission to \u201cassign\u201d or \u201csell the contract\u201d to an end buyer. Once you do, you\u2019re absolved from all responsibility as far as the property is concerned.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Example of wholesaling<\/h3>\n\n\n\n<p>Cameron and Raj are investors in the wholesale real estate business. Harry lives in a property he\u2019s been trying to sell for $190,000 for six months. Cameron and Raj know of several buyers looking for a property in Harry\u2019s neighborhood.<\/p>\n\n\n\n<p>They approach Harry and agree to purchase his home for a minimum of $190,000 in three months. Harry agrees, and they sign a contract stating Cameron and Raj can purchase Harry\u2019s property for $190,000. If Cameron and Raj can find a buyer above that contracted price, they can keep the difference.<\/p>\n\n\n\n<h2 class=\"wp-block-heading alignwide has-slate-300-background-color has-background\" id=\"pros\">The Pros and Cons of Wholesaling Real Estate<\/h2>\n\n\n\n<p>No real estate investing strategy is perfect. All of them have pros and cons. Here are the benefits and drawbacks of real estate wholesaling.<\/p>\n\n\n\n<div class=\"wp-block-columns is-layout-flex wp-container-core-columns-is-layout-9d6595d7 wp-block-columns-is-layout-flex\">\n<div class=\"wp-block-column is-layout-flow wp-block-column-is-layout-flow\">\n\n\n<h4 class=\"wp-block-heading has-theme-blue-dark-color has-text-color\">Your upfront costs are minimal<\/h4>\n\n\n\n<p>Wholesale real estate investing doesn\u2019t require you to purchase the property. You don\u2019t need to own any property, have a real estate license, or even good credit. Your only up-front investments include your:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Marketing efforts<\/li>\n\n\n\n<li>Time<\/li>\n\n\n\n<li><a href=\"https:\/\/www.biggerpockets.com\/glossary\/earnest-money\" target=\"_blank\" rel=\"noreferrer noopener\">Earnest money<\/a> (depending on your contract)<\/li>\n<\/ul>\n\n\n\n<h4 class=\"wp-block-heading has-theme-blue-dark-color has-text-color\">You\u2019re assuming less risk<\/h4>\n\n\n\n<p>You don\u2019t fund the purchase of a property as a real estate wholesaler, so you don\u2019t have to worry about losing money on it. Your only financial investment is what&#8217;s mentioned.<\/p>\n\n\n\n<p>But wholesale real estate deals aren&#8217;t entirely risk-free. You must understand the legalities of wholesale real estate contracts between seller and buyer, and what you can and cannot do. More on the legal stuff later.\u00a0<\/p>\n\n\n\n<h4 class=\"wp-block-heading has-theme-blue-dark-color has-text-color\">You can earn profits quickly<\/h4>\n\n\n\n<p>You can turn real estate wholesaling into a lucrative business if you:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Educate yourself about best practices.<\/li>\n\n\n\n<li>Can identify motivated sellers and undervalued or distressed properties.<\/li>\n\n\n\n<li>Build a strong real estate industry network of buyers, investors, and connectors.<\/li>\n\n\n\n<li>Have buyers and investors in your network ready to acquire a wholesale real estate contract.<\/li>\n<\/ul>\n\n\n\n<p>If Cameron and Raj already had Jessica lined up to become the new property owner for Harry\u2019s home, they could close the wholesale real estate transaction and have their $10,000 in hand within 30 days or less. If they average one wholesale real estate deal per month at that rate, they\u2019d gross $120,000 for the year.&nbsp;<\/p>\n\n\n\n<h4 class=\"wp-block-heading has-theme-blue-dark-color has-text-color\">You\u2019ll gain invaluable investment property knowledge<\/h4>\n\n\n\n<p>Real estate wholesalers must learn and use skills that help make other real estate investments. You\u2019ll learn how to identify deals, network, market, negotiate, stay organized, write contracts, and what legal documentation is needed to get a deal done. It also has lower profit margins compared to other real estate investment strategies. <a href=\"https:\/\/www.biggerpockets.com\/guides\/brrrr-method\" target=\"_blank\" rel=\"noreferrer noopener\">BRRRR<\/a> and flipping houses usually yield a higher profit margin per property over a longer period of time.\u00a0<\/p>\n\n\n\n<h4 class=\"wp-block-heading has-theme-blue-dark-color has-text-color\">You\u2019ll lack a steady cash flow<\/h4>\n\n\n\n<p>Wholesale investors are at the mercy of the real estate market (at least somewhat). You can go months without finding a motivated seller or the right distressed property. And you may also lose out on a deal if potential buyers or the seller have a change of heart or are unable to complete the purchase. In general, sellers in distress have other mitigating factors that often complicate wholesale real estate deals. This can make these real estate transactions harder to get across the finish line.<\/p>\n\n\n\n<h4 class=\"wp-block-heading has-theme-blue-dark-color has-text-color\">You\u2019re dependent on others<\/h4>\n\n\n\n<p>Being successful in the wholesale real estate industry requires knowing the right people at the right time. This is especially true for your buyers. Your buyers list may be constantly changing, and many of them can get preoccupied with other investments. Market value fluctuations and buyer demand also can affect your profit margins.<\/p>\n\n\n\n<h4 class=\"wp-block-heading has-theme-blue-dark-color has-text-color\">Beginners often have unrealistic expectations<\/h4>\n\n\n\n<p>Wholesaling real estate isn\u2019t as easy as it seems at first. Some wholesalers may boast about how much they make on social media, but what you\u2019re not seeing are the years of hard work and incomplete deals. People also often neglect to share the length of time they go between deals and the time and money spent on acquiring or finding a motivated seller for a wholesale real estate transaction.<\/p>\n\n\n\n<p>Even if you get lucky and your first few deals are seamless with decent returns, you shouldn\u2019t expect that from every deal. Be grateful for these, but then get back to putting in the hard work, soaking up knowledge, and planning for the long term. You also need to keep a full, steady pipeline of potential sellers in order to create a consistent wholesale real estate business.<\/p>\n\n\n<\/div>\n<\/div>\n\n\n\n<h2 class=\"wp-block-heading alignwide has-slate-300-background-color has-background\" id=\"flipping\"><strong>Wholesaling vs. House Flippin<\/strong>g<\/h2>\n\n\n\n<div class=\"wp-block-columns is-layout-flex wp-container-core-columns-is-layout-9d6595d7 wp-block-columns-is-layout-flex\">\n<div class=\"wp-block-column is-layout-flow wp-block-column-is-layout-flow\">\n<p>Wholesalers and house flippers have a few things in common:<\/p>\n\n\n\n<div class=\"wp-block-group\"><div class=\"wp-block-group__inner-container is-layout-constrained wp-block-group-is-layout-constrained\">\n<ul class=\"wp-block-list\">\n<li>Both make a profit investing in real estate.<\/li>\n\n\n\n<li>Each usually involves value-add or distressed properties.<\/li>\n\n\n\n<li>House flipping = the selling of property vs. wholesaling = the selling of a contract.\u00a0<\/li>\n<\/ul>\n<\/div><\/div>\n\n\n\n<p>However, that&#8217;s where the similarities end.<\/p>\n\n\n\n<p>House flipping involves buying a property, making repairs and renovations to boost its after-repair value (ARV), and then selling it months later for a profit. Since house flippers purchase property, they\u2019re responsible for paying property taxes, monthly mortgage payments, utilities, homeowners insurance, and other bills associated with home ownership.\u00a0<\/p>\n\n\n\n<p>Wholesalers never have to worry about these bills, because they don\u2019t purchase or rehab a property. While they may include earnest money in their contracts, wholesalers only need a fraction of the capital required for flipping houses.<\/p>\n\n\n\n<p>Also, the timeline from contracting to selling is shorter because wholesaling doesn\u2019t involve the timely process of making modifications to a property. House flipping often takes several months, while wholesalers who already have interested buyers can close a deal in around 30 days\u2014sometimes sooner.<\/p>\n\n\n\n<p>House flipping investors can generate a higher ROI on average compared to wholesalers, but wholesalers can close more deals and make smaller, more frequent returns. Assignment of contract is the method referenced throughout this article.<\/p>\n\n\n\n<p>The process is as follows:<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li>Find an investment property and a motivated seller.<\/li>\n\n\n\n<li>Agree on a purchase contract.<\/li>\n\n\n\n<li>Submit the contract.<\/li>\n\n\n\n<li>Line up a buyer.<\/li>\n\n\n\n<li>Assign the contract to the buyer.<\/li>\n\n\n\n<li>Get paid your assignment fee.<\/li>\n<\/ol>\n\n\n\n<p>For example, if you obtain a contract from the seller, agreeing to purchase their property for at least $135,000, and then you line up a buyer who agrees to pay $150,000, your assignment wholesale fee is the difference, or $15,000.&nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">How much money do you need to get started?<\/h3>\n\n\n\n<p>Technically, you don\u2019t need any money to start wholesaling. You\u2019re not purchasing property, so you\u2019re not assuming any financial risk. You\u2019re merely acting as the middleman.<\/p>\n\n\n\n<p>That said, there are a few minor costs associated with wholesaling real estate, including:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Small earnest money deposit and other fees associated with a contract<\/li>\n\n\n\n<li>Marketing costs<\/li>\n\n\n\n<li>Access to a network of motivated buyers and sellers<\/li>\n\n\n\n<li>Real estate investor groups and local real estate meetups<\/li>\n\n\n\n<li>Wholesale real estate coaching or mentorships<\/li>\n\n\n\n<li>Real estate license (if you need or want one)<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">How much do wholesalers make?<\/h3>\n\n\n\n<p>Wholesale real estate investors can make anywhere from a few thousand dollars to six figures per year, depending on their experience, business model, connections, and other factors.
