If you need a refresher, <a href=\"https:\/\/www.samhsa.gov\/sites\/default\/files\/nc-smart-goals-fact-sheet.pdf\" target=\"_blank\" rel=\"noopener\">SMART goals<\/a> are:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>S<\/strong>pecific: Identify your goal. What do you want to achieve, and how?<\/li>\n\n\n\n<li><strong>M<\/strong>easurable: How will you track your success to ensure you\u2019re staying on course?<\/li>\n\n\n\n<li><strong>A<\/strong>ttainable: Is your goal pragmatic? Is it something you can realistically accomplish?<\/li>\n\n\n\n<li><strong>R<\/strong>elevant: Does this goal fit in with your <em>why<\/em>?&nbsp;<\/li>\n\n\n\n<li><strong>T<\/strong>ime-bound: What is the defined timeline for this goal?<\/li>\n<\/ul>\n\n\n\n<p>The clearer and more realistic your SMART goals are, the more likely you are to accomplish them. For example, saying, \u201cI want to start a house flipping business next year,\u201d is not a SMART goal.&nbsp;<\/p>\n\n\n\n<p>\u201cI want to start a house-flipping business next year to save extra money for retirement. I want to flip three houses in the next twelve months\u2014one every four months\u2014and average a net profit of $12,000 per house\u201d is a SMART goal.<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>S<\/strong>pecific: You want to flip three houses in the next twelve months.<\/li>\n\n\n\n<li><strong>M<\/strong>easurable: You want to flip one house every four months.<\/li>\n\n\n\n<li><strong>A<\/strong>ttainable: If you have an efficient power team or have the skills to rehab a property, this is a pragmatic goal.<\/li>\n\n\n\n<li><strong>R<\/strong>elevant: Your <em>why<\/em> is to save extra money for retirement. Earning an additional $36,000 next year will help you do that.&nbsp;<\/li>\n\n\n\n<li><strong>T<\/strong>ime-bound: Your deadline is twelve months from now.&nbsp;<\/li>\n<\/ul>\n\n\n\n<p>You can set multiple SMART goals as long as they\u2019re relevant, and adjust them as needed. If you fall behind (e.g., if the first flip takes you eight months, not four), update your timeline accordingly.&nbsp;<\/p>\n\n\n\n<p>Most importantly, don\u2019t be discouraged if you fail to meet your goals. You\u2019ll learn a lot from your first real estate investments, and the more you learn, the better you\u2019ll get!&nbsp;<\/p>\n<\/div><\/div>\n\n\n\n<div style=\"height:25px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<div class=\"wp-block-cover is-light has-level3-cover-style\"><span aria-hidden=\"true\" class=\"wp-block-cover__background has-white-background-color has-background-dim-100 has-background-dim\"><\/span><div class=\"wp-block-cover__inner-container is-layout-flow wp-block-cover-is-layout-flow\">\n<h2 class=\"wp-block-heading\" id=\"exit\">Plan Your Exit Strategy<\/h2>\n\n\n\n<p>Like a story, the best-made plans have a beginning, middle, and end. Are you going to sell your rental properties or give them to your kids? How much money do you <a href=\"https:\/\/www.biggerpockets.com\/blog\/2015-06-03-how-much-do-i-need-to-retire\" target=\"_blank\">need to retire<\/a>? Your real estate investing strategy will evolve over time, but you should have a clear exit plan.<\/p>\n\n\n\n<p>Let\u2019s say you\u2019re setting a FIRE goal (financial independence, retire early). To calculate your FI number, multiply your annual expenses by 25, then account for things like taxes, penalties, and market fluctuations.&nbsp;<\/p>\n\n\n\n<p>Thankfully, Fidelity has an <a href=\"https:\/\/www.fidelity.com\/firestarter\/years-to-fi#:~:text=Within%20the%20FI%2FRE%20community,allocation%2C%20taxes%2C%20and%20penalties.\" target=\"_blank\" rel=\"noopener\">FI calculator<\/a> that helps determine your FI number based on 250 Monte Carlo simulations with a 90% confidence rate. All you have to do is answer the following questions:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>How old are you?<\/li>\n\n\n\n<li>What are your current monthly expenses?<\/li>\n\n\n\n<li>How much do you want to budget for each month upon retiring?<\/li>\n\n\n\n<li>Currently, how much have you saved in all your accounts?<\/li>\n\n\n\n<li>How much are you putting into each account (weekly, monthly, or yearly)?<\/li>\n<\/ul>\n\n\n\n<p>Your results will provide a starting point from which you can build the rest of your plan.
