{"id":100899,"date":"2018-07-25T11:00:41","date_gmt":"2018-07-25T17:00:41","guid":{"rendered":"https:\/\/www.biggerpockets.com\/renewsblog\/?p=100899"},"modified":"2024-02-13T16:56:32","modified_gmt":"2024-02-13T23:56:32","slug":"fixer-upper-worth-investment","status":"publish","type":"post","link":"https:\/\/www.biggerpockets.com\/blog\/fixer-upper-worth-investment","title":{"rendered":"Is a Fixer-Upper Worth Your Investment?"},"content":{"rendered":"<p>Rental properties have the potential to net you a return in two different ways: You can charge more in rent than you pay on the mortgage, resulting in a stream of revenue that could last indefinitely, and you can invest in a property with the <u><a href=\"https:\/\/www.biggerpockets.com\/blogs\/4518\/38799-home-price-appreciation-what-s-normal-and-what-s-ahead\" target=\"_blank\">potential to appreciate over time<\/a><\/u>, so you can eventually sell the property for more than you paid for it.<\/p>\n<p>In either case, if you can get a property for less money up front, you\u2019ll have the potential to earn more money. This idea is partially why \u201cfixer-upper\u201d properties are so popular. Prospective landlords or property investors believe they can purchase a problematic property for a low amount of money, invest some extra time and money into making it more livable, and collect on the home\u2019s final value (which they expect to be higher than the combination of their total investments).<\/p>\n<p>But are these properties really worth your time and money?<\/p>\n<h2>Judge the Scale<\/h2>\n<p>Obviously, not all <a href=\"\/renewsblog\/2015\/04\/20\/how-to-100000-dollars-year-real-estate\/\" target=\"_blank\">fixer-uppers<\/a> are going to require the same amount of work, and what qualifies as a \u201cfixer-upper\u201d to you may not to someone else. Almost any property you purchase is going to require at least some repair and maintenance before you try to attract tenants for it or sell it to other buyers; the question is, how much is it going to take?<\/p>\n<p>If you can <u>knock out the repairs in a weekend<\/u>, such as by replacing the carpet, repainting the walls, and having the place professionally cleaned, you shouldn\u2019t worry\u2014these projects don\u2019t have the power to significantly change the value of your investment.<br \/>\n<em><br \/>\n<strong>Related:<\/strong> <a href=\"\/renewsblog\/2016\/06\/13\/bought-fixer-upper-fourplex-1-downbrrrr-case-study\/\" target=\"_blank\">How I Bought a Fixer-Upper Fourplex for $1 Down: A BRRRR Case Study<\/a><\/em><\/p>\n<p>However, if you\u2019re looking at a project that could take months to complete, you may want to reconsider. Not only will it take a much bigger investment, it will also delay you from collecting income to start offsetting your investment.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-74056\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2015\/07\/calculate-GRM.jpg\" alt=\"cash-on-cash return\" width=\"702\" height=\"337\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2015\/07\/calculate-GRM.jpg 702w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2015\/07\/calculate-GRM-300x144.jpg 300w\" sizes=\"auto, (max-width: 702px) 100vw, 702px\" \/><\/p>\n<h2>Do the Math<\/h2>\n<p>This should go without saying, but before you buy a property with the intention of flipping or fixing it, you need to do the math.<\/p>\n<p>Consider:<\/p>\n<ul>\n<li><em><strong>The cost of your planned projects.<\/strong> <\/em>Get quotes from a few different contractors, or visit your local home improvement store to estimate the cost of the supplies you\u2019ll need. Come up with a total figure for making all the renovations you\u2019d like.<\/li>\n<li><strong><em>A buffer to protect you from unforeseen events.<\/em> <\/strong>When you\u2019re done estimating costs, increase your total estimate <u><a href=\"https:\/\/www.thisoldhouse.com\/ideas\/should-you-buy-fixer-upper\" target=\"_blank\" rel=\"noopener\">by at least 5 to 10 percent<\/a><\/u>. There will almost certainly be new repairs you didn\u2019t notice or unforeseen developments that make your initial projections more expensive. This buffer will serve to protect you and your investment.<\/li>\n<li><em><strong>The expected ROI of your projects. <\/strong><\/em>Next, evaluate the expected ROI for each of your projects (again, estimating conservatively). Some projects, like installing new windows or painting your home, will return <u><a href=\"https:\/\/www.hgtv.com\/design\/decorating\/clean-and-organize\/which-home-improvements-pay-off\" target=\"_blank\" rel=\"noopener\">almost as much home value as you spend on them<\/a><\/u>. Others won\u2019t pay off nearly as much.<\/li>\n<\/ul>\n<p>If your projects will increase the value of your home or the price you can charge in rent by an amount that exceeds even your most conservative cost estimates, it might be worth pulling the trigger.<\/p>\n<h2>Value Your Time<\/h2>\n<p>Here\u2019s another variable to consider: the value of your time. Let\u2019s say you plan on doing a lot of the repairs yourself and you\u2019ve determined that $10,000 in supplies will be enough to get the job done. Let\u2019s say it\u2019s going to take 100 hours of work to finish the repairs, and in your normal job, you make $60 an hour. Essentially, you\u2019ll need to spend $6,000 worth of your time to complete the repairs, bringing your total costs up to $16,000 and making the project not worth it. If you enjoy doing the work, that\u2019s one thing\u2014but don\u2019t count your labor as free.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-81097\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2016\/09\/rehab-exit-strategy.jpg\" alt=\"rehab-exit-strategy\" width=\"702\" height=\"336\" title=\"\"><\/p>\n<h2>Trust Your Expertise<\/h2>\n<p>You should also taper your expectations based on how much experience you\u2019ve had. If you\u2019ve never flipped a house before, or if this is one of your first properties, you should expect to make lots of mistakes\u2014including misestimating your costs and expected returns. It\u2019s ideal to start with smaller, less risky projects if you don\u2019t have much experience. If you\u2019ve done this many times before, trust your gut\u2014you probably know when a fixer-upper is worth the investment and when it isn\u2019t.<\/p>\n<p>Ultimately, there\u2019s no single answer to whether a fixer-upper is worth your time or money; there are too many variables to consider.
