In fact, seven of 10 of the population migration winners are located in the Sunshine State, and we\u2019ll get to those stats shortly. But while the grass always looks greener\u2014especially if your lawn is brown\u2014there are things to consider before you <a href=\"https:\/\/www.updater.com\/moving-tips\/top-50-moving-hacks-of-all-time\" target=\"_blank\" rel=\"noopener\">just load up the truck<\/a>.<\/span><\/p>\n<h2>&#8220;We Always Vacation There&#8221;<\/h2>\n<p><span style=\"font-weight: 400;\">You really like going to that beach town, and after it became a once-a-year thing, you started going more frequently. The more weekends you spent there, the more you talked about living there. There were a lot of \u201cwouldn\u2019t it be great if\u2026\u201d conversations and finally you decided to make the move. <\/span><\/p>\n<p><span style=\"font-weight: 400;\">What you didn\u2019t do was consider all of the areas of the city, looming construction projects, infrastructure concerns, and the lack of comprehensive medical care within a 30-minute driving radius. All of those issues were dwarfed by the chance to lay on the beach in your backyard. Soon, you wanted to take a vacation from your vacation spot. Yes, we agree that fear shouldn\u2019t stop you from putting your home on the market, but <a href=\"https:\/\/www.biggerpockets.com\/forums\" target=\"_blank\">talk to at least a few professionals<\/a> before you make the move.<\/span><\/p>\n<h2>&#8220;Our Credit is Good Enough&#8221;<\/h2>\n<p><span style=\"font-weight: 400;\">A client of ours was purchasing a condo in a Texas city in 2009. The economy was about to crash, but this area had seemed immune. Since all they could muster was a 620 credit score, financing began to get tough, and after three loans were literally cancelled, our clients had to put the property in their son\u2019s name in order to purchase it. What seemed easy just a few days prior almost turned into an instant nightmare, so before you up-end your lives, make sure that you can actually get financing to buy your dream home.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Now that we have that out of the way, let\u2019s talk about where people are moving. <\/span><\/p>\n<ul>\n<li><span style=\"font-weight: 400;\">Hurricanes or not, the <strong>Myrtle Beach, Conway, North Myrtle Beach<\/strong> <strong>South Carolina\/North Carolina<\/strong> area posted a 3.57 percent gain in population last year as 16,372 persons moved there.<\/span><\/li>\n<li><span style=\"font-weight: 400;\"><strong>Lakeland-Winter Haven in central Florida<\/strong> was the next closest migration winner as its population increased by 2.22 percent. Since this Florida hotspot is more densely populated, the actual body increase was greater than the percentage as 19,465 persons moved there last year.<\/span><\/li>\n<li><span style=\"font-weight: 400;\">The <strong>Sarasota<\/strong> area is next on our list with a net gain of 1.99 percent. This is followed by <strong>Daytona and Melbourne, Florida<\/strong> with a gain of 1.98 percent.<\/span><\/li>\n<li><span style=\"font-weight: 400;\">Surprisingly, <strong>Boise, Idaho<\/strong> is next with a whopping 19,035 person net migration, or an increase of 1.96 percent.<\/span><\/li>\n<li><span style=\"font-weight: 400;\">Numbers seven eight and nine are all back to Florida with <strong>Ocala, Fort Myers, and Port St. Lucie<\/strong> all gaining 1.80 to 1.94 percent.<\/span><\/li>\n<li><span style=\"font-weight: 400;\">Oregon wins the number 10 spot as 6,465 people moved to <strong>Eugene<\/strong>\u2014a city with <a href=\"http:\/\/www.abodo.com\/eugene-or#rent-report\" target=\"_blank\" rel=\"noopener\">stable apartment rents<\/a>\u2014translating into a 1.49 percent increase.<\/span><\/li>\n<\/ul>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-96322\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2016\/03\/appreciation-US-markets.jpg\" alt=\"\" width=\"702\" height=\"336\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2016\/03\/appreciation-US-markets.jpg 702w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2016\/03\/appreciation-US-markets-300x144.jpg 300w\" sizes=\"auto, (max-width: 702px) 100vw, 702px\" \/><\/p>\n<p><em><strong>Related:<\/strong> <a href=\"\/renewsblog\/steps-when-scaling-your-real-estate-business-into-a-new-market\/\" target=\"_blank\">4 Steps to Take When Scaling Your Real Estate Business Into a New Market<\/a><\/em><\/p>\n<h2><strong>Losers<\/strong><\/h2>\n<ul>\n<li><span style=\"font-weight: 400;\">The biggest loser was <strong>Honolulu, Hawaii<\/strong> as 13,473 left the area for a 1.36 percent loss.<\/span><\/li>\n<li><span style=\"font-weight: 400;\">The one won\u2019t surprise a lot of you, but 5,176 people moved away from <strong>Anchorage, Alaska<\/strong>. <\/span><\/li>\n<li><span style=\"font-weight: 400;\">The third decliner was the <strong>San Jose, California<\/strong> area with a 1.29 percent population decrease. <\/span><\/li>\n<li><span style=\"font-weight: 400;\">Richard Pryor\u2019s hometown of <strong>Peoria, Illinois<\/strong> saw 4,547 persons move, and <strong>Fayetteville, North Carolina<\/strong> lost 4,197 residents.<\/span><\/li>\n<li><span style=\"font-weight: 400;\">The final five net population declines were tightly bunched\u2014as least by percentage. While the <strong>New York City<\/strong> metro area lost a seemingly large 208,863 residents, the net population decrease translated to only 1.03 percent. <\/span><\/li>\n<li><span style=\"font-weight: 400;\"><strong>Bridgeport, Connecticut, Chicago, Illinois, El Paso, Texas and Trenton New Jersey<\/strong> lost between .87 and .91 percent. Again, big city Chicago had the worst actual numbers with a loss of 85,177 inhabitants.<\/span><\/li>\n<\/ul>\n<p><span style=\"font-weight: 400;\">The trend is clear\u2014with a few outliers\u2014as warm-weather cities continued to gain population as rust-belt colder areas lost.
