{"id":10539,"date":"2010-01-26T13:54:11","date_gmt":"2010-01-26T20:54:11","guid":{"rendered":"https:\/\/www.biggerpockets.com\/renewsblog\/?p=10539"},"modified":"2021-03-16T09:42:47","modified_gmt":"2021-03-16T15:42:47","slug":"2010-01-26-outline-real-estate-business-plan-step-success","status":"publish","type":"post","link":"https:\/\/www.biggerpockets.com\/blog\/2010-01-26-outline-real-estate-business-plan-step-success","title":{"rendered":"Outline of a Real Estate Business Plan, the first step to success"},"content":{"rendered":"<p>Every business must start with a business plan.\u00a0 No matter how simple, not having a plan is planning to fail. \u00a0The biggest mistake I see with investors is never creating a business plan with focus on one strategy.\u00a0 They spread themselves too thin and never master their craft.\u00a0 Here is an outline of a very simple business plan.\u00a0 At minimum I recommend starting with this and building on it weekly.\u00a0<\/p>\n<ol>\n<li><strong>Mission Statement<\/strong> \u2013 When people ask you what you do, what do you tell them?\u00a0 This is your purpose for existence and includes the benefit you provide.\u00a0 Research and come up with a solid mission statement.<\/li>\n<li><strong>Strategy \u2013 <\/strong>Pick one strategy and become a master.\u00a0 Focus all of you efforts on perfection and automate a system that runs your strategy whether you are there or not.<\/li>\n<li><strong>Market \u2013 <\/strong>Define your market.\u00a0 Many are only comfortable with their local market.\u00a0 Me on the other hand, I did tons of research to identify markets with great returns and ability to mitigate risk.\u00a0 Now I focus on one state where I can cherry pick from incredible LTVs and rent to purchase ratios.<\/li>\n<li><strong>Criteria \u2013 <\/strong>Define your LTV, cash flow, max purchase amount, max rehab amount, max timeframe, etc.\u00a0 Stick to your criteria, walk away from any deal that does not meet your criteria.\u00a0 If you are not finding enough deals to cherry pick from, change your market and\/or strategy.<\/li>\n<li><strong>How to find deals, marketing plan \u2013 <\/strong>How are you going to automate a system so motivated sellers come to you?\u00a0 MLS, agents, online searches, direct mail to lists, other?\u00a0 This is the 2<sup>nd<\/sup> biggest mistake, investors do not find good enough deals and it all comes down to marketing and persistence with their marketing plan.<\/li>\n<li><strong>How to finance deals \u2013 <\/strong>Are you using conventional, hard money, private money, equity or JV partners, seller financing, lease options, other?\u00a0 This is often a challenge in today\u2019s market and private money is a tremendous solution.\u00a0 Learn to generate private money!<\/li>\n<li><strong>How to do deals \u2013 <\/strong>How are you going to turn a purchase of a property into profit?\u00a0 Clearly define the steps.\u00a0 Repairs, rent, management, implementation of exit strategies, etc.<\/li>\n<li><strong>Exit strategies, Backup Plans \u2013 <\/strong>One of the most important sections, especially to investors.\u00a0 How are you going to exit the deal?\u00a0 What are your backup plans as it is wise to have multiple exit strategies?\u00a0 Do you flip, lease option, wholesale, bird dog, sell the note, sell the entity holding title, rent and hold, other?<\/li>\n<li><strong>Team &amp;
