Achieving them is even harder.&nbsp;<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">How many times have you made a New Year\u2019s resolution (aka goal) and abandoned it by February?<\/span><\/p>\n\n\n\n<p>Maybe you intended to do one of the following:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400;\">Lose 30 pounds<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Start eating healthy<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Spend more time with family<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Buy your first investment property<\/span><\/li>\n<\/ul>\n\n\n\n<p><span style=\"font-weight: 400;\">But all too often I see newbie\u2014heck, even seasoned!\u2014investors set less-than-stellar real estate investing goals. <\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">They might be something like:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400;\">My goal is to buy 10 homes this year (meh\u2026)<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">My goal is to buy 10 $100-$150K homes this year (better!)<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">My goal is to buy 10 $100-$150K homes in Kansas City \/ Indianapolis \/ Birmingham that each yield $200\/monthly in cash flow after all expenses (good\u2026 but still lacking)<\/span><\/li>\n<\/ul>\n\n\n\n<p><span style=\"font-weight: 400;\">I\u2019ll tell you a secret. If you&#8217;re failing to achieve your goals, it&#8217;s probably because you didn\u2019t set the goal correctly in the first place. <\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Although you may have been striving to wire the above goals according to &#8220;S.M.A.R.T.&#8221; criteria\u2014meaning specific, measurable, attainable, realistic, and time-bound\u2014you probably didn&#8217;t.&nbsp;<\/span><\/p>\n\n\n\n<p>And setting a S.M.A.R.T. goal is imperative, as it helps you understand <b><i>what <\/i><\/b>it is you need to achieve. However, it lacks two very crucial components for success.<\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><span style=\"font-weight: 400;\">It lacks emotion, personal connection, a compelling, \u201c<\/span><b><i>Why<\/i><\/b><span style=\"font-weight: 400;\"> am I doing this?\u201d And this is the very thing that will keep you motivated through the good, bad, and ugly!<\/span><\/li>\n\n\n\n<li>It doesn&#8217;t specify&nbsp;<em><strong>how<\/strong><\/em> you will achieve it\u2014a step known as goal setting to the &#8220;now.&#8221; (We\u2019ll discuss more below.)<\/li>\n<\/ol>\n\n\n\n<p><span style=\"font-weight: 400;\">So if setting a S.M.A.R.T. goal isn\u2019t the ideal way to set a big, hairy, audacious goal, let\u2019s explore a better way.<\/span><\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"702\" height=\"336\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2015\/12\/real-estate-goals.jpg\" alt=\"real-estate-goals\" class=\"wp-image-76105\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2015\/12\/real-estate-goals.jpg 702w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2015\/12\/real-estate-goals-300x144.jpg 300w\" sizes=\"auto, (max-width: 702px) 100vw, 702px\" \/><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\">Step 1: Identify the &#8220;Why&#8221;<\/h2>\n\n\n\n<p><span style=\"font-weight: 400;\">Let\u2019s go back to our previous examples:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400;\">My goal is to buy 10 homes this year (meh\u2026)<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">My goal is to buy 10 $100-$150K homes this year (better!)<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">My goal is to buy 10 $100-$150K homes in Kansas City \/ Indianapolis \/ Birmingham that each yield $200\/monthly in cash flow after all expenses (good\u2026 but still lacking)<\/span><\/li>\n<\/ul>\n\n\n\n<p><span style=\"font-weight: 400;\">All three of these statements tell us what we are looking to achieve. But why exactly are we trying to achieve it?<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">For example, I\u2019m not sure anyone starts out really wanting 10 houses. They want the <\/span><i>feeling<\/i><span style=\"font-weight: 400;\"> that 10 houses gives them!<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Maybe it\u2019s earning extra income for a vacation, building a larger net worth, or generating enough income to cover expenses.&nbsp;&nbsp;<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Or maybe it is deeper?<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">When I work with clients and mentees, I challenge them to think even deeper. I urge them to think about the emotion they wish to satisfy in terms of security, independence, freedom, and so on.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">What emotion or feeling do you want to have so badly that you can taste it?<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Here\u2019s my personal goal: I want to generate $10K a month by the end of 2019, because <\/span><b><i>I want to feel the freedom<\/i><\/b> <span style=\"font-weight: 400;\">that comes with getting to choose how I spend my time.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Notice that stating the \u201cwhy\u201d part of a goal follows a simple template.<\/span><\/p>\n\n\n\n<blockquote class=\"wp-block-quote is-layout-flow wp-block-quote-is-layout-flow\">\n<p><span style=\"font-weight: 400;\">I want (X) by (when) because I want to feel (Y).<\/span><\/p>\n<\/blockquote>\n\n\n\n<p><span style=\"font-weight: 400;\">I could drill down further:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400;\">I want time to be with family and friends<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">I want to travel<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">I want the opportunity to coach\/mentor others to achieve financial independence through real estate<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Or I just want to do work that excites me<\/span><\/li>\n<\/ul>\n\n\n\n<p><span style=\"font-weight: 400;\">Regardless, this simple \u201cbecause,\u201d or &#8220;why&#8221; statement, will be <\/span><i>the<\/i><span style=\"font-weight: 400;\"> barometer, keeping me motivated and allowing me to understand if I\u2019m truly on track toward my goal. &nbsp;<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">For example, I could go get a job that pays me $10K a month where I have to commute two hours a day, but it is strongly possible that would violate my \u201cbecause\u201d statement. I wouldn\u2019t be choosing how I spent my time or doing work that excites me.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">The beauty of this opening goal statement is it probably won\u2019t change too much over time as you\u2019ve identified how you want to feel. &nbsp;<\/span><\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"702\" height=\"336\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2019\/01\/goals.jpg\" alt=\"investment philosophy, investing goals,\" class=\"wp-image-106442\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2019\/01\/goals.jpg 702w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2019\/01\/goals-300x144.jpg 300w\" sizes=\"auto, (max-width: 702px) 100vw, 702px\" \/><\/figure>\n\n\n\n<p><em><strong>Related: <\/strong><\/em><em><a href=\"https:\/\/www.biggerpockets.com\/blog\/networking-key-to-reaching-goals\" target=\"_blank\">The Key to Reaching Your Personal &amp; Professional Goals: Networking<\/a><\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Step 2: Identify the &#8220;What&#8221;<\/h2>\n\n\n\n<p><span style=\"font-weight: 400;\">Now that you have uncovered the emotion or feeling you are trying to achieve, let\u2019s figure out what you are going to do to reach it! &nbsp;<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">(Side note: over time, your \u201cwhat\u201d and \u201chow\u201d might (and probably should) change as you build your skills, expand your networks, and clarify your direction. That is perfectly OK!)<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">We need to define our levers that we are going to pull to reach our goal. <\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Let\u2019s define a couple of terms first:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400;\"><strong>Lead indicator:<\/strong> This is the &#8220;how&#8221; or the actions you are going to take consistently and persistently to achieve said goal.<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\"><strong>Lag indicator:<\/strong> This is the &#8220;what&#8221; and will measure your success in terms of the lead indicator.<\/span><\/li>\n<\/ul>\n\n\n\n<p><span style=\"font-weight: 400;\">In short, setting a good lag indicator will determine the number of transactions at a certain cost\/yield that will reach the goal. <\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">So going back to our examples from above, let\u2019s take a moment to consider their \u201cwhat.\u201d<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400;\">Buy 10 homes this year <\/span>\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400;\">This only tells us vaguely about the transaction but says nothing about the desired cost we want to see per transaction.<\/span><\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Buy 10 $100-$150K homes this year <\/span>\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400;\">This is better, because we\u2019ve clarified the type of transaction. However, there&#8217;s still no specificity about the cost of the transaction.<\/span><\/li>\n<\/ul>\n<\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Buy 10 $100-$150K homes in Kansas City \/ Indianapolis \/ Birmingham that each yield $200\/monthly in cash flow after all expenses<\/span>\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400;\">This is way better, as we\u2019ve clarified the type of transaction, the cost of the transaction, and even where the transaction will take place!<\/span><\/li>\n<\/ul>\n<\/li>\n<\/ul>\n\n\n\n<p><span style=\"font-weight: 400;\">Here are other examples that follow the goal template:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400;\">Purchase 10 homes that each yield an average of $200\/monthly after all expenses<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Flip four properties that each yield an average of $15K after all expenses and capital gains<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Complete 10 wholesales that each yield an average of $10K after setting money aside for taxes<\/span><\/li>\n<\/ul>\n\n\n\n<p><span style=\"font-weight: 400;\">So let\u2019s put the &#8220;why&#8221; and &#8220;what&#8221; together. Here\u2019s my personal goal statement: <\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400;\">I want to generate $10K a month by the end of 2019, because I want to feel the freedom that comes with getting to choose how I spend my time.<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">I will do this by adding net 15 $100K-$150K <a href=\"https:\/\/www.biggerpockets.com\/guides\/brrrr-method?itm_source=ibl&amp;itm_medium=related&amp;itm_campaign=guide\" target=\"_blank\" rel=\"noopener noreferrer\">BRRRR investments<\/a> in Kansas City \/ Indianapolis \/ Birmingham that each yield an average of $200\/monthly in cash flow after all expenses.<\/span><\/li>\n<\/ul>\n\n\n\n<p><span style=\"font-weight: 400;\">Now, I\u2019m not going to sugarcoat it\u2014this is where many get stuck. There are so many things that you <\/span><i>could do<\/i><span style=\"font-weight: 400;\"> to reach your passive income goals. &nbsp;<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">But <\/span><i>what should you do first<\/i><span style=\"font-weight: 400;\"> to get there? <\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">In my case, I could do <a href=\"\/renewsblog\/2015\/12\/15\/turnkey-real-estate\/\" target=\"_blank\" rel=\"noopener noreferrer\">turnkey<\/a>, BRRRRs, flips, notes, syndications\u2026 but my sweet spot is BRRRRs. (This isn&#8217;t the exact quote by American entrepreneur Derek Sivers, but you get the point.)<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">You actually have to do the work. Enter the lead indicator\u2014or the \u201chow\u201d!<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">The lead indicator is the consistent and persistent action (or actions) you need to take to achieve the lag indicator. It\u2019s also another place many people go off the rails with their goal setting, as this is the piece that helps us translate where you want to be into daily action. &nbsp;<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Another way to look at this concept is goal setting to the &#8220;now.&#8221; This is discussed in my my favorite book <\/span><a href=\"https:\/\/amzn.to\/2Lgnthu\" target=\"_blank\" rel=\"noopener noreferrer\"><i><span style=\"font-weight: 400;\">The ONE Thing: The Surprisingly Simple Truth Behind Extraordinary Results<\/span><\/i><\/a><span style=\"font-weight: 400;\"> by Gary Keller and Jay Papasan. <\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">You may have heard BiggerPockets&#8217; own Brandon Turner talk about a <a href=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2017\/10\/Building-a-Deal-Pipeline.pdf\" target=\"_blank\" rel=\"noopener noreferrer\">LAPS funnel<\/a> (leads, analyze, propose, success). We are going to follow this structure.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Back to my goal statement: <\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400;\">I want to generate $10K a month by the end of 2019, because I want to feel the freedom that comes with getting to choose how I spend my time.<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">I will do this by adding net 15 $100K-$150K BRRRR investments in Kansas City \/ Indianapolis \/ Birmingham that each yield an average of $200\/monthly in cash flow after all expenses.<\/span><\/li>\n<\/ul>\n\n\n\n<p><span style=\"font-weight: 400;\">So how will I close 15 BRRRR investments?<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span style=\"font-weight: 400;\"><strong>Leads:<\/strong> I\u2019m going to set up a specific search in my three farm areas (KC, Indy, Birmingham). I\u2019ll also let my Realtors and property managers know what I\u2019m looking for so they can bring me off-market or portfolio deals. (If you need help, check out <a href=\"https:\/\/www.biggerpockets.com\/store\" target=\"_blank\" rel=\"noopener noreferrer\">David Greene\u2019s book<\/a> and look up DealFinder!)<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\"><strong>Analyze:<\/strong> I will analyze the homes that hit within my price range of 50-75% ARV, desired rehab range, and desired cash flow range. In general, I know I need to analyze about 15-20 deals to find a property I will offer on. <\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\"><strong>Propose:<\/strong> I will offer on the property and negotiate it to a contract. For me, I know two out of three offers tend to close. So to hit 15 deals in a year, I need to be offering on at least two properties a month, which means I need to analyze approximately 40 deals a month, or 10 deal a week. &nbsp;<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\"><strong>Success:<\/strong> Close on the contract!<\/span><\/li>\n<\/ul>\n\n\n\n<p><span style=\"font-weight: 400;\">Although you won\u2019t necessarily add the \u201chow\u201d statements into your overall goal statement, set the lead indicator(s) as your mini daily actions\u2014the things that if done consistently <\/span><i>will <\/i><span style=\"font-weight: 400;\">allow you to hit that larger goal.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Conclusion<\/h3>\n\n\n\n<p><span style=\"font-weight: 400;\">Even after carefully crafting your &#8220;why,&#8221; &#8220;what,&#8221; and &#8220;how&#8221; for your big, hairy, audacious goals, <\/span><b>distractions will be everywhere<\/b><span style=\"font-weight: 400;\">. <\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400;\">Case in point, I was talking to a fellow BiggerPockets member about our respective businesses. Mid-conversation, it dawned on both of us: if we are picking up 15-plus units in one year, why on earth did we both have flips going? Ouch!<\/span><\/p>\n\n\n\n<p>To sum everything up, <span style=\"font-weight: 400;\">here are a few quick tips (each could be a massive post of its own):&nbsp;<\/span><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><span style=\"font-weight: 400;\">Once you have your goal set, say NO to everything else that won\u2019t help you on the path to achieving your goal statement.<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Schedule appointments with yourself to do your most important work FIRST (date\/time\/location). This is where you concentrate on getting your lead indicators done!<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Write your goal daily. This will trigger your reticular activating system in your brain and help you see the things around you that will help you move toward your goal.<\/span><\/li>\n\n\n\n<li><span style=\"font-weight: 400;\">Practice accountability. You can do this simply by letting everyone know what you are doing and asking them to follow up with you. (Even consider participating in a <a href=\"https:\/\/en.wikipedia.org\/wiki\/Mastermind_group\" target=\"_blank\" rel=\"noopener noreferrer\">mastermind group<\/a>.)<\/span><\/li>\n<\/ol>\n\n\n\n<p><span style=\"font-weight: 400;\">I recommend checking out the <a href=\"https:\/\/www.biggerpockets.com\/store\/90-days-of-intention-journal\" target=\"_blank\" rel=\"noopener noreferrer\"><em>90 Days of Intention Journal<\/em><\/a> for a deep dive, as well.<\/span><\/p>\n\n\n\n<p><em>What&#8217;s your goal?
