{"id":112780,"date":"2019-07-04T12:00:09","date_gmt":"2019-07-04T18:00:09","guid":{"rendered":"https:\/\/www.biggerpockets.com\/blog\/?p=112780"},"modified":"2021-03-16T14:54:50","modified_gmt":"2021-03-16T20:54:50","slug":"reason-wannabe-real-estate-investors-never-start","status":"publish","type":"post","link":"https:\/\/www.biggerpockets.com\/blog\/reason-wannabe-real-estate-investors-never-start","title":{"rendered":"The Least Discussed Reason Wannabe Investors Don\u2019t Take Action (&#038; How to Overcome It!)"},"content":{"rendered":"<p><span style=\"font-weight: 400;\">I\u2019ve never fully understood the obsession with figuring out why other people fail to take action when it comes to real estate investing.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">It seems like a lot of people genuinely <em>look for<\/em> justification not to start.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">\u201cIf Jimmy didn\u2019t start because he had no money, and I have no money, then I\u2019m justified in not starting yet.\u201d<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This is entirely the wrong mentality! Why not focus your energy on figuring out why successful people DID take action?<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Regardless, I\u2019m going to tell you the real reason some who are interested in investing never take action. It&#8217;s something that isn\u2019t discussed very often.<\/span><\/p>\n<p>But first, here are some of the most stereotypical excuses.<\/p>\n<h2>Why Some Wannabes Never Take Action: The Typical Responses<\/h2>\n<p><span style=\"font-weight: 400;\">Don&#8217;t get me wrong. All of these excuses are pretty understandable\u2014yet unfortunate.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Let&#8217;s briefly discuss each.<\/span><\/p>\n<h3>Fear<\/h3>\n<p><span style=\"font-weight: 400;\">Fear is a beast. And t<\/span><span style=\"font-weight: 400;\">aking the plunge into real estate isn\u2019t easy.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">That being said, everybody experienced the feeling of fear when they bought their first property. It may not have been crippling, but it was there. Anyone who tells you they weren\u2019t at least a little scared is probably not being completely honest with you.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This is why it\u2019s important to make decisions based on numbers and bounce the analysis off experienced investors. Don\u2019t bring your emotions into the deal at all.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Emotions are dangerous\u2014leave them out of investing.<\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-108088\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2019\/02\/scared.jpg\" alt=\"Nervous businessman peeking over desk\" width=\"702\" height=\"336\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2019\/02\/scared.jpg 702w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2019\/02\/scared-300x144.jpg 300w\" sizes=\"auto, (max-width: 702px) 100vw, 702px\" \/><\/p>\n<h3>Lack of Experience<\/h3>\n<p><span style=\"font-weight: 400;\">This excuse drives me nuts!<\/span><\/p>\n<p><span style=\"font-weight: 400;\">NOBODY had experience before they took action\u2014you gain experience BY taking action!<\/span><\/p>\n<p><span style=\"font-weight: 400;\">If this is your excuse, either quit or work under somebody for free to gain the experience you so crave.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This is a silly excuse to me. Just take action!<\/span><\/p>\n<p><strong><em>Related:<\/em><\/strong> <em><a href=\"https:\/\/www.biggerpockets.com\/blog\/2014\/02\/24\/beginners-guide-finding-mentor\/\" target=\"_blank\">A Beginner\u2019s Guide to Finding a Real Estate Mentor<\/a><\/em><\/p>\n<h3>No Money<\/h3>\n<p>This is an understandable excuse and probably the most common.<\/p>\n<p><span style=\"font-weight: 400;\">I have been investing since 2015. To date, I have never paid more than 6 percent down on a real estate transaction.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Leverage is wonderful. It is risky but wonderful. I <a href=\"\/renewsblog\/2013\/11\/02\/hack-housing-get-paid-live-free\/\" target=\"_blank\" rel=\"noopener noreferrer\">house hacked my first duplex<\/a> for less money than most of my cars have cost.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Theoretically, you could sell your car and buy a house.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">You can overcome the &#8220;no money&#8221; issue by utilizing <a href=\"\/renewsblog\/fha-guidelines\/\" target=\"_blank\" rel=\"noopener noreferrer\">FHA loans<\/a>, VA loans (if qualified), seller financing, purchasing subject to the existing mortgage, partnering, other people\u2019s money, <a href=\"https:\/\/www.biggerpockets.com\/companies\/hard-money\" target=\"_blank\" rel=\"noopener noreferrer\">hard money lenders<\/a>, etc.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">My point is this: While having no money is scary, if you have knowledge and time, you can invest in real estate!<\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-108783\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2019\/03\/empty-pockets.jpg\" alt=\"male showing empty pockets implying moneyless\" width=\"702\" height=\"336\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2019\/03\/empty-pockets.jpg 702w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2019\/03\/empty-pockets-300x144.jpg 300w\" sizes=\"auto, (max-width: 702px) 100vw, 702px\" \/><\/p>\n<h3>Not Enough Time<\/h3>\n<p>YOU HAVE THE SAME AMOUNT OF TIME AS EVERYONE ELSE!<\/p>\n<p><span style=\"font-weight: 400;\">Set your priorities, and either make REI a priority or find someone with time and provide money\/knowledge!<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This is a cop-out excuse.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">I purchased a property while spending six weeks on a remote island and only having access to the internet through my cell phone a couple of times.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Figure it out.<\/span><\/p>\n<h2>Why Some Wannabes Never Take Action: The Least Discussed Reason<\/h2>\n<p><span style=\"font-weight: 400;\">We have ruled out the most common excuses. And y<\/span><span style=\"font-weight: 400;\">es, they are just excuses.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Now let\u2019s talk about the least discussed reason some wannabes fail to take action (and how to avoid it).<\/span><\/p>\n<h3>You\u2019re LAZY!<\/h3>\n<p><span style=\"font-weight: 400;\">That\u2019s it.<\/span><\/p>\n<p><strong>The number one reason some people fail to take action is the amount of work required.<\/strong><\/p>\n<p><span style=\"font-weight: 400;\">This excuse is behind the time, fear, and experience excuses. <\/span><span style=\"font-weight: 400;\">You know it\u2019s going to take a lot of time and energy to make this happen. <\/span><span style=\"font-weight: 400;\">You\u2019re afraid because it takes a lot of work, and you don\u2019t fully understand what to expect. <\/span><span style=\"font-weight: 400;\">You don\u2019t have experience because you haven\u2019t done it yet.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">In the military, there is a common phrase we use in combat: \u201cComplacency kills.\u201d\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Although the meaning is a little different when applied to real estate, the message is the same. <\/span><span style=\"font-weight: 400;\">It\u2019s not the one morning you sleep in or the one day you get nothing done that hurts you. <\/span><span style=\"font-weight: 400;\">It\u2019s not the hassle you avoided today or the excuse you used today in order to procrastinate.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">However, if you ALWAYS avoid hassle, procrastinate, and sleep in, you will never succeed.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Sloth is one of the seven deadly sins.\u00a0<\/span><span style=\"font-weight: 400;\">If you want to succeed as a real estate investor, or in life in general, you need to kill the urge to be complacent\u2014before it kills you!<\/span><\/p>\n<p><strong><em>Related:<\/em><\/strong> <em><a href=\"https:\/\/www.biggerpockets.com\/blog\/2013\/12\/21\/getting-started-new-real-estate-business\/\" target=\"_blank\">Getting Started In Any New Real Estate Business<\/a><\/em><\/p>\n<h2>Start Investing NOW: Here&#8217;s How<\/h2>\n<h3>Goals<\/h3>\n<p><span style=\"font-weight: 400;\">The first step to conquering the excuse of laziness is to sit down and set goals.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">You need to long-, medium-, and short-term goals. These goals should be similar to a five-year plan, yearly goals, monthly goals, and weekly goals.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Think of the cartoons you watched as a kid where a rider would tie a carrot to the end of a long pole and dangle it in front of a stubborn horse\/mule in order to motivate them to move forward.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Goals are the carrot you dangle in front of yourself.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">No matter how driven you are (or aren\u2019t), there will be days when you lack the motivation to do any work. At these times, it is important to have a carrot (goals) to chase in order to stay on track!<\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-107776\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2019\/02\/carefully-analyzing.jpg\" alt=\"Pensive young entrepreneur looking at laptop screen and drinking coffee at table in cafe\" width=\"702\" height=\"336\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2019\/02\/carefully-analyzing.jpg 702w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2019\/02\/carefully-analyzing-300x144.jpg 300w\" sizes=\"auto, (max-width: 702px) 100vw, 702px\" \/><\/p>\n<h3>M.I.N.S.<\/h3>\n<p><span style=\"font-weight: 400;\">Some of you may have noticed I didn\u2019t say you need daily goals. <\/span><span style=\"font-weight: 400;\">You may have even been bothered by this and decided to tune out (haha).\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The reason I didn\u2019t mention daily goals is that, while they serve a purpose, I prefer to think in terms of the &#8220;most important next step.&#8221; This is sometimes called M.I.N.S.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">M.I.N.S. should be determined every night before you go to sleep. <\/span><span style=\"font-weight: 400;\">This will ensure you knock out the most important next step toward your weekly goal(s) first thing the next morning.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">If you can knock out the most important next step toward your goal every morning, it will snowball into accomplishing your goals quickly!<\/span><\/p>\n<p><span style=\"font-weight: 400;\">The key is determining what this step is the night prior, and then doing it first thing the next morning!<\/span><\/p>\n<h3>Accountability<\/h3>\n<p><span style=\"font-weight: 400;\">Most of the actions you take to achieve your goals will not be fun or easy.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">It\u2019s easy to find \u201cbusy work\u201d to use as a distraction. <\/span><span style=\"font-weight: 400;\">This busy work is more fun and often easier than accomplishing the most important next step would be.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Since we are all human (I think), it\u2019s safe to assume that you will have days, weeks, months, or even years when you fail to do the difficult task(s) that need to get done.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This is human nature and a hard habit to break. <\/span><span style=\"font-weight: 400;\">And this is why accountability is crucial to your success as an investor.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">You need to find some people who are on the same path as you, as well as a few who are farther down that path, and get together to grow and hold each other accountable!<\/span><\/p>\n<p><span style=\"font-weight: 400;\">A common way to do this is through mastermind groups. <\/span><span style=\"font-weight: 400;\">A mastermind group is comprised of people who have lofty goals for life and are determined to achieve these goals. They meet regularly, whether in person or on conference calls, and talk through their struggles, successes, and so on in order to help each other progress.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">These mastermind groups are great for helping you grow and holding you accountable to achieve more!<\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-109948\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2019\/04\/look-ahead.jpg\" alt=\"Mans Hand Reaching For Red Ladder Leading To A Blue Sky\" width=\"702\" height=\"336\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2019\/04\/look-ahead.jpg 702w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2019\/04\/look-ahead-300x144.jpg 300w\" sizes=\"auto, (max-width: 702px) 100vw, 702px\" \/><\/p>\n<h3>Systems<\/h3>\n<p><span style=\"font-weight: 400;\">Real estate investing isn\u2019t easy at first (most things aren\u2019t).<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Imagine REI as a large flywheel, and every step you take gets it to move just a little bit faster. <\/span><span style=\"font-weight: 400;\">As the flywheel speeds up, it takes less and less effort to keep it moving.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">This is the power of systems!<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Every time you complete a task, remember how you did it. If you complete that task a second time, create a system for streamlining the process. <\/span><span style=\"font-weight: 400;\">The simpler you can make tasks in real estate, the easier it becomes to buy homes!<\/span><\/p>\n<p><span style=\"font-weight: 400;\">For example, one of my favorite systems to date is my Google Drive folder for lenders. <\/span><span style=\"font-weight: 400;\">Every time I have applied for a loan, I needed to provide the previous two years&#8217; tax returns, W-2s, bank statements, photo IDs, verifiable income, etc.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">I created a folder titled \u201cLender Documents\u201d in Google Drive that has all of this information in it, separated by tax year.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Now, when I apply for a loan, I simply email a link to this folder to my lender and wait for them to tell me if they need any more documentation (which is minimal, if any)!<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Talk about streamlining the lending process.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Don\u2019t forget to create systems as you journey down the path of real estate investing.
