{"id":117312,"date":"2019-10-09T14:30:14","date_gmt":"2019-10-09T20:30:14","guid":{"rendered":"https:\/\/www.biggerpockets.com\/blog\/?p=117312"},"modified":"2021-03-16T14:56:24","modified_gmt":"2021-03-16T20:56:24","slug":"6-ways-real-estate-investor-changed-life","status":"publish","type":"post","link":"https:\/\/www.biggerpockets.com\/blog\/6-ways-real-estate-investor-changed-life","title":{"rendered":"6 Ways Investing in Real Estate Has Changed My Life"},"content":{"rendered":"<p><span style=\"font-weight: 400;\">I left my W-2 tech job last Monday to be a full-time real estate investor.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Yet, just <em><strong>3 short years ago, I didn\u2019t know if that was possible<\/strong><\/em> for me!<\/span><\/p>\n<p><span style=\"font-weight: 400;\">I was living a comfortable life, but not everything was as it seemed.\u00a0<\/span><span style=\"font-weight: 400;\">I was working 40- to 55-hour weeks in a full-time job that I knew had an expiration date, as our new CEO had marching orders from the board to sell the company and get investor money out. I knew my department wouldn\u2019t survive the inevitable transition.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400;\">My husband was (and is) working for the government, and we had just watched the political spectacle that year unfold, realizing at the end of the day, no matter what party held office, his benefits and retirement (our safety net and future wealth) were merely a political pawn in a <em><strong>much larger game that we had no control over<\/strong><\/em>.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Then, there was our family. I was a wife, a mother to a beautiful baby girl, the guardian of my grandparents, and the daughter of an aging mother who I was trying to support from a distance.<\/span><\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone size-full wp-image-94444\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2017\/11\/frustratedscreening.jpg\" alt=\"house-hacking-mistakes\" width=\"702\" height=\"372\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2017\/11\/frustratedscreening.jpg 702w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2017\/11\/frustratedscreening-300x159.jpg 300w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2017\/11\/frustratedscreening-351x185.jpg 351w\" sizes=\"auto, (max-width: 702px) 100vw, 702px\" \/><\/p>\n<p><span style=\"font-weight: 400;\">And like many, <\/span><strong><em><a href=\"https:\/\/www.biggerpockets.com\/blog\/worst-real-estatenightmares-true-and-heres-it\" target=\"_blank\" rel=\"noopener noreferrer\">I felt a complete lack of control<\/a><\/em><\/strong><span style=\"font-weight: 400;\"><strong><em> of our financial future<\/em><\/strong>\u2014burning the candle at both ends and twice in the middle just to figure out how to get ahead.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">I felt I was failing ever so slowly.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Then one day\u2026 <em><strong>we decided enough was enough!<\/strong><\/em>\u00a0<\/span><span style=\"font-weight: 400;\">Maybe I snapped, maybe I woke up\u2026 either way, I was determined to take control and change.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">So what did we do? <\/span><em><b>We bought a house.<\/b><\/em> <span style=\"font-weight: 400;\">And that\u2019s where our real estate investor journey began.\u00a0<\/span><\/p>\n<h2>The Path to Becoming a Full-Time Real Estate Investor<\/h2>\n<p><span style=\"font-weight: 400;\">My path as a real estate investor has been windy and bumpy. I\u2019ll be very candid, my identity was tied closely to my J-O-B. It was so close, in fact, <\/span><em><b>I rebelled at fulling stepping into an investor mindset <\/b><\/em>at first.<\/p>\n<p><span style=\"font-weight: 400;\">Yet, each realization I had on my investor journey set me up for the next life-changing mindset evolution\u2014leading me to where I am today.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Here are several ways real estate investing has changed everything.<\/span><\/p>\n<p><strong><em>Related: <\/em><\/strong><em><a href=\"https:\/\/www.biggerpockets.com\/blog\/5-skills-real-estate-investor\" target=\"_blank\" rel=\"noopener noreferrer\">5 Ways Real Estate Investing Has Made Me an Awesome Person<\/a><\/em><\/p>\n<h2>6 Ways Being a Real Estate Investor Has Changed My Life<\/h2>\n<ol>\n<li style=\"font-weight: 400;\"><b>Extra Income:<\/b><span style=\"font-weight: 400;\"> My foray into real estate was as an accidental landlord in 2002. I didn\u2019t know it at the time, but that <a href=\"\/renewsblog\/2013\/11\/02\/hack-housing-get-paid-live-free\/\" target=\"_blank\" rel=\"noopener noreferrer\">first house hack<\/a>\/rehab project would be my first investment of many. Fast forward to 2016, when my husband and I intentionally started building our portfolio. We bought one house and loved having $400 a month extra to play with. Though the income wasn\u2019t life-changing, I quickly understood that <\/span><em><b>we could create cashflow and equity now<\/b><\/em><span style=\"font-weight: 400;\">, not someday like we are taught to do with traditional retirement investments.<\/span><\/li>\n<li style=\"font-weight: 400;\"><b>Control:<\/b><span style=\"font-weight: 400;\">\u00a0I knew $400 a month wasn\u2019t going to buy <a href=\"\/renewsblog\/2016\/03\/28\/financial-freedom\/\" target=\"_blank\" rel=\"noopener noreferrer\">financial freedom<\/a>. I needed a plan I could control. Within a few months, I learned how to build a results-based real estate investment strategy and ventured into out-of-state markets. Implementing the new business plan, I started to scale, sold my first home to fund my growth, and quickly added $2,500 a month to our bottom line by the end of that first year. Most importantly, I learned <\/span><em><b>I had control of the asset<\/b><\/em><span style=\"font-weight: 400;\">. Our minds were blown, and we were hooked on real estate!<\/span><\/li>\n<li style=\"font-weight: 400;\"><b>Velocity of Money:<\/b><span style=\"font-weight: 400;\"> A major roadblock for many investors is scaling to the next level. Where will that money come from? Facing the same dilemma at the <\/span><a href=\"https:\/\/www.biggerpockets.com\/blog\/biggerpockets-podcast-340-whitney-hutten\/\" target=\"_blank\" rel=\"noopener noreferrer\"><span style=\"font-weight: 400;\">end of my first year with 10 single family rentals,<\/span><\/a><span style=\"font-weight: 400;\"> I committed to learning how to shift to an investment strategy where <em><strong>I could recycle my money over and over again <\/strong><\/em><\/span><em><b>to build passive income and equity<\/b><\/em><span style=\"font-weight: 400;\"> (aka <a href=\"\/renewsblog\/brrrr-strategy-real-estate-investing\/\" target=\"_blank\" rel=\"noopener noreferrer\">BRRRR<\/a>). This required me to learn how to work with <a href=\"https:\/\/www.biggerpockets.com\/real-estate-companies\/hard-money-lenders\" target=\"_blank\">hard<\/a> and <a href=\"https:\/\/www.biggerpockets.com\/blog\/find-private-money-lenders\" target=\"_blank\" rel=\"noopener noreferrer\">private money lenders<\/a> so I could do multiple deals at one time with very little of my own capital tied up in any one project.<\/span><\/li>\n<li style=\"font-weight: 400;\"><b>Leverage<\/b><span style=\"font-weight: 400;\"> (aka the Power of Partnerships)<strong>:<\/strong> Whether you partner with someone to find a deal, raise money, secure lending, or propel your education, real estate is a team sport. You will go so much further faster if you don\u2019t do it alone! I was a wife, mother, guardian, daughter, and at the time, a full-time employee, so I had to learn ways to work smarter, not harder, and shortcut my path to growth. The same lessons I used to scale my single family portfolio I am using today to scale my <a href=\"\/renewsblog\/2013\/04\/09\/how-to-buy-a-small-multifamily-property\/\" target=\"_blank\" rel=\"noopener noreferrer\">multifamily portfolio<\/a>. This is accomplished by <em><strong>leveraging other people\u2019s money, credit, networks, experience, and time, <\/strong><\/em>and doing the same for them.<\/span><\/li>\n<li style=\"font-weight: 400;\"><strong>Value Is Not Linked to Time:<\/strong><span style=\"font-weight: 400;\"> As a real estate investor, I had changed my relationship with money. Now, I could purchase a <a href=\"\/renewsblog\/2015\/12\/15\/turnkey-real-estate\/\" target=\"_blank\" rel=\"noopener noreferrer\">turnkey<\/a> single family home and cash flow $200 a month OR I could do my own rehab on that same home and make $300-plus a month and create equity in the property. I could make thousands in a few short months by <a href=\"\/renewsblog\/2014\/01\/07\/flipping-houses\/\" target=\"_blank\" rel=\"noopener noreferrer\">fixing and flipping distressed property<\/a>. Along that way, I could help a seller out of <a href=\"https:\/\/www.biggerpockets.com\/blog\/real-estate-motivated-sellers-investors-solving-problems\" target=\"_blank\" rel=\"noopener noreferrer\">financial\/emotional\/property distress<\/a>, and create a fresh, new environment for a new family\u2014creating value at every step of the way with every person I interacted with. I get to choose how I spend my time. I get to choose the projects I want to work on and the roles I want to step into. <\/span><span style=\"font-weight: 400;\">I get to choose who I spend my time with, be it my amazing business partners or, more importantly, my family and friends.\u00a0\u00a0<\/span><\/p>\n<p>But let&#8217;s take this one step further&#8230;<\/p>\n<p><span style=\"font-weight: 400;\"><strong><em>Because of how I built my portfolio, <\/em><\/strong>I have <em><strong>freedom of choice<\/strong><\/em>.
