There are so many unknowns\u2014it&#8217;s easy to become overwhelmed.<\/p>\n<p>Add to that <a href=\"https:\/\/www.biggerpockets.com\/blog\/category\/coronavirus-updates\" target=\"_blank\" rel=\"noopener noreferrer\">COVID-19<\/a>&#8216;s threat to your physical health and the impact of sheltering in place on your mental health\u2014this is a lot to deal with. But deal with it we must.<\/p>\n<p>Failing to manage our stress and re-find our focus could result in <a href=\"https:\/\/www.biggerpockets.com\/blog\/why-real-estate-beats-stocks-during-a-recession\" target=\"_blank\" rel=\"noopener noreferrer\">missing out on huge opportunities or making shortsighted, uninformed decisions<\/a>.<\/p>\n<p>For me, sticking to a to-do list during times like this helps me to feel productive and keeps me moving forward.<\/p>\n<p>Follow these seven steps to be proactive and productive no matter what the future holds.<\/p>\n<p><em><strong>Related: <\/strong><\/em><a href=\"https:\/\/www.biggerpockets.com\/blog\/123770-2-real-estate-investing-during-a-recession\" target=\"_blank\" rel=\"noopener noreferrer\"><em>Recession Prep 101: Investing in Real Estate During a Financial Crisis<\/em><\/a><\/p>\n<h2>How to Prepare for a Potential Recession<\/h2>\n<h3>Step 1: Gather all the relevant data.<\/h3>\n<p>The first thing you need to do is learn as much as you possibly can about what we\u2019re dealing with. The best way to do this is to learn from those who have experience dealing with something similar. Find the experts, <a href=\"https:\/\/www.biggerpockets.com\/store\" target=\"_blank\" rel=\"noopener noreferrer\">read their books<\/a> and articles, and <a href=\"https:\/\/www.biggerpockets.com\/podcast\" target=\"_blank\" rel=\"noopener noreferrer\">listen to their podcasts<\/a>.<\/p>\n<p>Remember, though, that adjusting your plan to accommodate an impending recession is speculation, so you should always consider multiple points of view. Nobody can predict the future with certainty. <a href=\"https:\/\/www.nytimes.com\/2020\/05\/07\/realestate\/what-can-9-11-and-the-great-recession-tell-us-about-coronavirus-recovery.html\" target=\"_blank\" rel=\"noopener noreferrer\">But we can figure out the likely scenarios<\/a>.<\/p>\n<p>The most important thing here is to stick to the facts and seek advice from credible sources.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-125215 size-main-slider\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2020\/05\/coronavirus-market-newsclippings-702x336.jpg\" alt=\"Coronavirus, covid-19 news headlines on United States of America\" width=\"702\" height=\"336\" title=\"\"><\/p>\n<h3>Step 2: Come up with a plan.<\/h3>\n<p>Once you have a better idea of what we are dealing with and possible scenarios that could play out, determine what you are going to do about it.<\/p>\n<p>Will your strategy change? Will you put things on hold? It is also reasonable, and probably wise, to have a plan B and even plan C.<\/p>\n<h3>Step 3: Strengthen your foundation, and get your reserves in order.<\/h3>\n<p><a href=\"https:\/\/www.biggerpockets.com\/blog\/the-essential-importance-of-cash-reserves\" target=\"_blank\" rel=\"noopener noreferrer\">Whatever reserves you had<\/a> may need to be doubled or tripled when preparing for a recession. You may need to consider additional vacancies or rental rate reductions. You may also be faced with the possibility that <a href=\"https:\/\/www.wsj.com\/articles\/rent-is-due-today-but-many-tenants-cantor-wontpay-11588330801\" target=\"_blank\" rel=\"noopener noreferrer\">tenants cannot pay rent at all<\/a>.<\/p>\n<p>Building up your reserves will require discipline but it will be worth it.<\/p>\n<p>Furthermore, ensure that you are taking full advantage of the <a href=\"https:\/\/www.sfgate.com\/business\/article\/8-Ways-Business-Owners-Can-Take-Advantage-of-the-15176907.php\" target=\"_blank\" rel=\"noopener noreferrer\">stimulus package<\/a>. Do your research and find out what assistance is available to you.<\/p>\n<h3>Step 4: Cut all unnecessary expenses.<\/h3>\n<p>Go through your expenses with a fine-tooth comb, and cut out all the excess. Any subscription that you\u2019re no longer using or that isn&#8217;t bringing you joy\u2014get rid of it.<\/p>\n<p>There are <a href=\"https:\/\/www.thebalance.com\/how-to-trim-unnecessary-spending-4129673\" target=\"_blank\" rel=\"noopener\">many ways<\/a> to go about this, but the first step is figuring out where your money is going. I am simply recommending that you reprioritize and potentially move things around. You may have to push some things off, but you can replace them with other things.<\/p>\n<h3>Step 6: Stay positive.<\/h3>\n<p>We\u2019ve all heard the saying, &#8220;Hope for the best, but prepare for the worst.&#8221;<\/p>\n<p>This is truly the best thing you can do during uncertain times. Realizing that there are things within your control and things outside of your control can be really helpful. Do what you can, and don\u2019t stress about what you have no control over.<\/p>\n<p>The economy is cyclical; downturns are normal and to be expected. You can\u2019t change that, but you can decide how you will handle it and what you learn from it.<\/p>\n<h3>Step 7: Take care of yourself.<\/h3>\n<p>Uncertain times can be very stressful and make you doubt the path you\u2019re on. None of this is healthy or productive!<\/p>\n<p>Come up with a plan, and stick to it.
