{"id":126937,"date":"2020-06-22T10:04:30","date_gmt":"2020-06-22T16:04:30","guid":{"rendered":"https:\/\/www.biggerpockets.com\/blog\/?p=126937"},"modified":"2024-01-05T11:45:44","modified_gmt":"2024-01-05T18:45:44","slug":"rapid-spike-foreclosures-just-ahead","status":"publish","type":"post","link":"https:\/\/www.biggerpockets.com\/blog\/rapid-spike-foreclosures-just-ahead","title":{"rendered":"Rapid Spike in Foreclosures Right Around the Corner"},"content":{"rendered":"<p>On March 18, U.S. Department of Housing and Urban Development (HUD) Secretary Ben Carson <a href=\"https:\/\/www.hud.gov\/press\/press_releases_media_advisories\/HUD_No_20_042\" target=\"_blank\" rel=\"noopener noreferrer\">authorized a foreclosure and eviction moratorium<\/a> for single-family homeowners with FHA-insured mortgages. Carson stated that this \u201cwill allow households who have an FHA-insured mortgage to meet the challenges of COVID-19 without fear of losing their homes and help steady market concerns.\u201d<\/p>\n<p>In Texas, where we collect daily data on distressed properties, select counties followed HUD\u2019s lead and temporarily suspended <em>all<\/em> foreclosures. Property auctions did still happen in most counties despite the foreclosure moratorium, but postings and sales in Texas as a whole have been significantly lower than normal.<\/p>\n<p>And the auctions we\u2019ve attended in the last few months have, for the most part, been a waste of time.<\/p>\n<p>Auctions in Bexar County fell through because trustees didn\u2019t show up on sale dates. On multiple occasions in El Paso and Dallas, local law enforcement forced buyers to leave auction sites. And in Denton County, sheriff\u2019s deputies turned trustees away from a scheduled sale. These are just a few examples of the many mismanaged auctions in Texas we\u2019ve witnessed from mid-March to May.<\/p>\n<p><strong><em>Related:<\/em><\/strong><em> <a href=\"https:\/\/www.biggerpockets.com\/store\" target=\"_blank\" rel=\"noopener noreferrer\">How to Buy a Foreclosure: A Guide for Finding &amp; Landing Foreclosed Deals<\/a><\/em><\/p>\n<h2>COVID-19\u2019s Impact on Foreclosure Postings<\/h2>\n<p>With so much confusion surrounding foreclosure sales in Texas amid the COVID-19 pandemic, it\u2019s no surprise that auctions were such a mess.<\/p>\n<p>Buyers want to know with certainty that upcoming auctions will be taking place and that they can attend without the risk of being fined or arrested. Individual counties need to do a better job coordinating auctions with local law enforcement, and trustees need to show up to scheduled sales.<\/p>\n<p>Fortunately, now that the state is starting to open back up, it\u2019s only a matter of time before these issues are ironed out.<\/p>\n<p>And while recent foreclosure auctions in Texas have been frustrating for active investors like us, there\u2019s a silver lining: <em>incredible investment opportunities are likely just around the corner<\/em>.<\/p>\n<p>Look at the chart below and you\u2019ll start to see why. Normally, foreclosure postings and sales in Texas stay fairly consistent month to month. However, due to the moratorium authorized by Carson and coronavirus-fueled confusion over whether or not auctions could take place, foreclosure postings and sales both dropped significantly.<\/p>\n<p><a href=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2020\/06\/Chart_6-1.jpg\" target=\"_blank\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-126940\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2020\/06\/Chart_6-1.jpg\" alt=\"\" width=\"702\" height=\"395\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2020\/06\/Chart_6-1.jpg 3000w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2020\/06\/Chart_6-1-300x169.jpg 300w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2020\/06\/Chart_6-1-768x432.jpg 768w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2020\/06\/Chart_6-1-1024x576.jpg 1024w\" sizes=\"auto, (max-width: 702px) 100vw, 702px\" \/><\/a><\/p>\n<p>Where we\u2019d typically see monthly foreclosure postings average out around 5,000 per month, we\u2019re now seeing them down near 2,000. It\u2019s a big drop, but it\u2019s far from permanent. Those 3,000-some-odd postings we would have seen each month if not for the moratorium aren\u2019t going away; they\u2019ve just been delayed.<\/p>\n<p><strong><em>Related:<\/em><\/strong><em> <a href=\"https:\/\/www.biggerpockets.com\/store\" target=\"_blank\" rel=\"noopener noreferrer\">How to Successfully Market to Homes in Pre-Foreclosure<\/a><\/em><\/p>\n<h2>Opportunities Ahead for Real Estate Investors<\/h2>\n<p>In coming months, as normalcy returns and the <a href=\"https:\/\/www.hud.gov\/press\/press_releases_media_advisories\/HUD_No_20_066\" target=\"_blank\" rel=\"noopener noreferrer\">extended foreclosure moratorium<\/a> expires, I expect to see a huge jump in postings. Foreclosure postings that have been delayed will go live along with new postings, giving investors the chance to choose between more foreclosures at any one time since mid-2013.<\/p>\n<p><a href=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2020\/06\/Chart_8-1.jpg\" target=\"_blank\"><img loading=\"lazy\" decoding=\"async\" class=\"alignnone wp-image-126939\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2020\/06\/Chart_8-1.jpg\" alt=\"\" width=\"702\" height=\"395\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2020\/06\/Chart_8-1.jpg 3000w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2020\/06\/Chart_8-1-300x169.jpg 300w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2020\/06\/Chart_8-1-768x432.jpg 768w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2020\/06\/Chart_8-1-1024x576.jpg 1024w\" sizes=\"auto, (max-width: 702px) 100vw, 702px\" \/><\/a><\/p>\n<p>Also, as you can see with my predictions in the chart above, this would be the <em>fastest spike in postings ever<\/em>.
