Prices are maxed out in most markets and sellers are getting bombarded by offers, many of which are above asking.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The science of investing tells us that buying near the top of a market is never a good strategy. The whole \u201cbuy low, sell high\u201d idea is not confusing, yet it\u2019s often disregarded.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In this real estate market, many active and soon-to-be active real estate investors are questioning if purchasing a property in these conditions is a valuable move\u2014and ultimately, that\u2019s for them to decide. However, as investors, we must consider all of our options and ensure our portfolios are diversified.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">That brings me to the topic of the day: housing stocks.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">The state of real estate<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Let\u2019s talk for a moment about what the real estate market looks like right now.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Prices are still appreciating, demand is still exceptionally high, materials are still expensive despite lumber costs finally dropping, would-be buyers are getting priced out of the market each day, inflation is rising, and the looming possibility of the Fed removing its training wheels from the economy have all pushed real estate into a box.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Plus, eviction moratoriums have been in place over the past year and a half, and there are sure to be more legal fights as the Supreme Court just ruled the <a href=\"https:\/\/www.nytimes.com\/2021\/08\/27\/us\/eviction-moratorium-ends.html\" class=\"rank-math-link\" target=\"_blank\" rel=\"noopener\">eviction ban unconstitutional<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">So while the ultimate &#8220;safe bet&#8221; might be an investment in real estate, we have cause to search for more liquidity in times like these. 'hidden' : 'flex'\">\n\t\t\n            <svg xmlns=\"http:\/\/www.w3.org\/2000\/svg\" class=\"h-5 w-5 text-slate text-opacity-50\" fill=\"none\" viewBox=\"0 0 24 24\" stroke=\"currentColor\">\n                <path stroke-linecap=\"round\" stroke-linejoin=\"round\" stroke-width=\"2\" d=\"M17 8h2a2 2 0 012 2v6a2 2 0 01-2 2h-2v4l-4-4H9a1.994 1.994 0 01-1.414-.586m0 0L11 14h4a2 2 0 002-2V6a2 2 0 00-2-2H5a2 2 0 00-2 2v6a2 2 0 002 2h2v4l.586-.586z\" \/>\n            <\/svg>\n\n            <span x-ref=\"comment_count\" class=\"disqus-comment-count text-slate text-opacity-80\" data-disqus-identifier=\"145886\">\n\t\t\t\t\t\t\t<\/span>\n        <\/span>\n\t    <\/footer>\n<\/article><!-- #post-145886 -->        <\/div>\n      <\/div>\n    <\/div>\n  <\/div>\n\n  \n\n\n<h2 class=\"wp-block-heading\">Housing stocks have done well<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">For one, if we look at <a data-schema-attribute=\"\" href=\"https:\/\/dashboards.trefis.com\/data\/companies\/THEMES\/no-login-required\/pKPN7q1k\/Housing-Stocks-Average-Portfolio-Return-of-25-Since-12-31-2019-vs-11-for-S-P-500-as-of-11-14-2020-\" class=\"rank-math-link\" target=\"_blank\" rel=\"noopener\">Forbes\u2019 theme of housing stocks<\/a>\u2014which consists of building product companies, home improvement stores, and home builders\u2014we can see that the index has grown by 30% year-to-date.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">That\u2019s a whole 11% faster than the S&amp;P 500, which happened to hit a <a href=\"https:\/\/www.forbes.com\/sites\/jonathanponciano\/2021\/08\/25\/sp-500-hits-record-high-as-experts-warn-of-excessively-bullish-stocks-how-much-higher-could-they-go-this-year\/?sh=7f21216865e8\" target=\"_blank\" rel=\"noopener\">record high last week<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Companies like Home Depot (HD) have experienced a tremendous surge in stock prices since the beginning of the COVID-19 pandemic. On March 4, 2020, just before the pandemic, Home Depot shares were selling at about $251 per share. Today, they sell for a little over $325.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The reason? Home improvement and DIY projects have amplified. Homeowners were tied to their homes during quarantine and found a whole host of problems and potential improvements. With the cost of materials soaring, taking bids from contractors became much more expensive, leading to more DIY projects.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And the housing stock boom doesn\u2019t end at Home Depot or Lowe\u2019s. Construction companies like Lennar Homes (LEN) have accelerated in stock growth, rising 42% year-to-date.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It seems contradictory. We\u2019re facing a severe shortage in homes, and housing starts are still treading the bottom. The good news is that <a class=\"rank-math-link\" href=\"https:\/\/www.census.gov\/construction\/nrc\/pdf\/newresconst.pdf\" target=\"_blank\" rel=\"noopener\">housing starts<\/a> actually ticked up, albeit slightly, in July. This is a positive after two months of decline.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The greater question is how construction companies can still appreciate while the surge in building costs causes construction contracts to slow to a crawl. Many point to the fact that inventory is way below where it needs to be\u2014meaning that the deficit of homes will allow builders to have a constant stream of new contracts to come, regardless of pacing. This naturally leads to sustained business.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Whether their stock prices are inflated due to sheer speculation or intrinsic value is for investors to decide. The Delta variant of COVID-19 is rampant. Questions about the Fed\u2019s monetary policy are in question\u2014despite assurances that asset purchases will continue through the year to ensure the economic recovery remains on track.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In times like these, it\u2019s best to have a portfolio of many asset categories that can withstand the downward pressures of an economy on the rocks. Real estate is always considered a safe bet, but acquiring a new property right now means you\u2019ll likely be paying more than you should.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">On the contrary, while stock investing might come with greater risks, it\u2019s critical to remember the liquidity of stocks and the ability of select securities to outpace inflation. (Speaking of inflation, the White House just announced last week that inflation <a href=\"https:\/\/www.wsj.com\/articles\/white-house-more-than-doubles-its-inflation-forecast-in-new-update-11630085695\" class=\"rank-math-link\" target=\"_blank\" rel=\"noopener\">would rise 4.8% in Q4<\/a>, up from a much more conservative 2% projection made in May.
