{"id":157362,"date":"2023-08-28T13:45:35","date_gmt":"2023-08-28T19:45:35","guid":{"rendered":"https:\/\/www.biggerpockets.com\/blog\/?p=157362"},"modified":"2024-02-28T08:34:40","modified_gmt":"2024-02-28T15:34:40","slug":"mortgage-giants-pull-back-as-commercial-falls-apart","status":"publish","type":"post","link":"https:\/\/www.biggerpockets.com\/blog\/mortgage-giants-pull-back-as-commercial-falls-apart","title":{"rendered":"Mortgage Giants Are Pulling Back\u2014How Worried Should You Be About the Market?"},"content":{"rendered":"\n<p><span data-preserver-spaces=\"true\">Commercial real estate lending is drying up as the market continues to face a period of turbulence.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Two of the biggest mortgage real estate investment trust (REIT) companies, Blackstone Mortgage Trust and KKR Real Estate Finance Trust, have halted loans to new borrowers, according to<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.wsj.com\/articles\/new-lending-by-mortgage-reits-has-dried-up-49551878\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">&nbsp;<\/span><em><span data-preserver-spaces=\"true\">The Wall Street Journal<\/span><\/em><\/a><span data-preserver-spaces=\"true\">. Meanwhile, Starwood Property Trust has decreased its lending activity in recent quarters.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">These lending giants seem to be taking a more conservative approach amid a rise in delinquencies and skyrocketing interest rate concerns. All three are shoring up their reserves in case of losses, which is also putting pressure on their finances.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Why Big Mortgage REITs Have Stopped Lending&nbsp;<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">The commercial real estate market has had a rough few years. While not as high as during the lockdowns of 2020,&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/fred.stlouisfed.org\/series\/DRCRELEXFACBS\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">delinquency rates have increased<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;in the past year. And ratings agencies have<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.reuters.com\/business\/finance\/sp-downgrades-multiple-us-banks-citing-tough-operating-conditions-2023-08-22\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">&nbsp;downgraded<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;some regional lenders with high commercial real estate exposure.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Commercial mortgage lending, in general, has slowed, with the&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.cbre.com\/insights\/figures\/q2-2023-us-lending-figures\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">CBRE Lending Momentum Index<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;falling by 52.2% year over year in the second quarter. Banks remain one of the biggest lenders, usually for new construction and refinancing, while alternative lenders such as REITs have constrained their lending over the past year.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">In addition, soaring&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.freddiemac.com\/pmms\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">mortgage rates<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;have made it harder for borrowers to refinance, as landlords face pressure from increased vacancies.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">At the end of the first half of 2023, the office vacancy rate reached a high of 13.1%, according to the&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/cdn.nar.realtor\/sites\/default\/files\/documents\/2023-07-commercial-real-estate-market-insights-07-18-2023.pdf?_gl=1*1vmjp8d*_gcl_au*OTgwNDMwNzkwLjE2OTI5NzczNjg.\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">National Association of Realtors<\/span><\/a><span data-preserver-spaces=\"true\">. With more companies embracing the hybrid work model, there has been less demand for space, leaving some landlords hurting financially. This financing difficulty has led to slowing liquidity in the commercial and multifamily real estate market.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">&#8220;Higher and volatile interest rates, uncertainty about property values, and questions about some property fundamentals have led to an impasse in property sales and mortgage originations activity this year,\u201d said Jamie Woodwell, head of commercial real estate research at the Mortgage Bankers Association, in a statement.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">It seems mortgage REITs share that same concern. In a recent earnings call, Starwood chief executive Barry Sternlicht voiced unease about the fissures he was seeing in the real estate market and the broader economy, saying: \u201cI\u2019m not as sanguine [as others] that we\u2019re going to avoid a recession. So we have chosen to be fairly conservative here.\u201d<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Will This Impact the Residential Market?&nbsp;<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">For 2023, mortgage lending for commercial and multifamily properties is expected to fall 38% from 2022 to $504 billion, according to the&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.mba.org\/news-and-research\/newsroom\/news\/2023\/08\/03\/MBA-Forecast-Higher-Rates-Uncertainty-to-Slow-Commercial-Multifamily-Lending-in-2023\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Mortgage Bankers Association<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Multifamily properties are faring slightly better than commercial real estate, which is good news for the overall market. Although rental growth has slowed, the vacancy rate in the retail sector remains unchanged at&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/cdn.nar.realtor\/sites\/default\/files\/documents\/2023-07-commercial-real-estate-market-insights-07-18-2023.pdf?_gl=1*1vmjp8d*_gcl_au*OTgwNDMwNzkwLjE2OTI5NzczNjg.\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">4%,<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;which is good news for landlords and lenders. Still, the vacancy rate has increased slightly compared to last year, largely due to an oversupply of multifamily construction.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">A continued lack of liquidity for multifamily projects could impact future supply. That lack of supply could potentially put continued pressure on pricing issues that spill over into the residential market. And while what\u2019s happening in the commercial lending space and residential space is slightly different, concerns about interest rates have hit both sectors hard.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Still, Woodwell is optimistic that interest rates will ease in the next year or so, bringing much-needed relief to financing costs and property values. But if interest rates don\u2019t decline, it would suppress activity, he said, adding, \u201cThe uncertainty about future interest rate paths is a contributing factor to today\u2019s slowdown.\u201d&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">The Bottom Line&nbsp;<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">While there are&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/with-commercial-real-estate-crashing-these-could-be-your-next-big-opportunity\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">cracks in the commercial real estate market<\/span><\/a><span data-preserver-spaces=\"true\">, it has yet to spill over into the residential space.
