However, it\u2019s also in the crosshairs of powerful hurricanes and has suffered billions of dollars in damage over the past few years alone. In turn, insurance has skyrocketed in the area, hurting the ability to cash flow in an otherwise affordable real estate market.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">This article covers all of the key stats you need to know about Houston\u2019s real estate market and whether you should invest in it or not.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Houston Population and Labor Market<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Houston has added over 1.1 million residents over the last decade, making it the fourth largest city in the U.S. One of the reasons Houston has become such an inviting destination is the lure of good job opportunities with several Fortune 500 companies and a relatively low cost of living. Compared to its neighbor down the road, Austin, Houston&#8217;s housing prices are significantly cheaper and offer just as good of a lifestyle. Prices reached a year-over-year growth peak of 18% in 2022 but have since fallen to 0%. In fact, Houston earned the title of \u201c<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.chamberofcommerce.org\/new-home-construction\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">city with the most new homes<\/span><\/a><span data-preserver-spaces=\"true\">\u201d this year, with 23,000 units. To put that into perspective, New York City, with over double the population in its metro area, has only produced 14,000 units in 2023. As long as new construction continues at a steady pace and keeps up with the population, Houston should remain a relatively affordable market.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Houston Rent Prices<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Rent in Houston has accelerated since 2020, now about $300 more on average than back then. The rapid increase can be attributed to an undersupply of rental housing, especially multifamily units. With home prices below the national average and rental prices that continue to grow, there\u2019s room for cash flow. However, there is one massive caveat with Houston: it\u2019s hurricane and flooding risk.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Throughout the year, we\u2019ve\u00a0<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/this-is-the-hardest-property-insurance-market-ever-whats-forcing-carriers-to-pull-out-in-droves\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">reported the growing concern<\/span><\/a><span data-preserver-spaces=\"true\">\u00a0investors are having about natural disaster-prone areas, and Houston happens to be in the center of all of it. Insurance carriers are pulling out of these at-risk locations, and the ones who are staying are jacking up the rates.
