With risk from extreme weather events, such as flooding and wildfires, insurance companies are pulling out of or even&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/this-is-the-hardest-property-insurance-market-ever-whats-forcing-carriers-to-pull-out-in-droves\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">stopping coverage<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;in areas that they say have increased risk.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Insurance companies also report that they are struggling to cover the cost of rebuilding after disasters. In 2022 alone, global insured losses from natural disasters exceeded&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/aon.mediaroom.com\/2023-01-25-Aon-Global-Insured-Losses-from-Natural-Disasters-Exceeded-130-Billion-in-2022,-Driven-by-Second-Costliest-Event-on-Record\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">$130 billion.<\/span><\/a><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Insurance rates could surge for millions of homes across the U.S. due to increased natural disaster risk, according to a recent&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/firststreet.org\/research-lab\/published-research\/article-highlights-from-the-insurance-issue\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">study from First Street Foundation<\/span><\/a><span data-preserver-spaces=\"true\">. While insurance prices have increased in areas already prone to extreme weather, such as California, Florida, and Louisiana, it\u2019s growing in other areas of the U.S. as well.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">In total, about 40 million homes and commercial properties are at risk of a spike in insurance premiums due to the increased costs of climate change. This&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.axios.com\/local\/miami\/2023\/09\/20\/report-real-estate-climate-bubble-florida\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">climate bubble<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;is only just starting to be understood, including its potential long-term effect on the housing market.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Where are Insurance Premiums at Risk?<\/span><\/h2>\n\n\n\n<p><a class=\"editor-rtfLink\" href=\"https:\/\/www.wri.org\/insights\/global-trends-forest-fires\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Wildfires have become longer<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;and more intense than they were 20 years ago, burning more tree coverage.&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.epa.gov\/climate-indicators\/climate-change-indicators-coastal-flooding\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Coastal flooding<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;has become more frequent, especially along the Gulf Coast and East Coast. The U.S. is quickly leading the world in&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.pbs.org\/newshour\/science\/why-the-u-s-is-leading-the-world-in-extreme-weather-catastrophes\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">extreme weather events<\/span><\/a><span data-preserver-spaces=\"true\">, with more tornados, hurricanes, droughts, heat waves, severe thunderstorms, and even the dreaded polar vortex.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Almost 7 million properties have already had an increase in insurance prices or been completely dropped by insurers, First Street found. And while most of this is in areas already prone to wildfires and floods, there are other areas where flooding and wildfires are increasing.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">For example, Vermont witnessed unusual&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.weather.gov\/btv\/The-Great-Vermont-Flood-of-10-11-July-2023-Preliminary-Meteorological-Summary\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">catastrophic flooding<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;in July, while&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.weather.gov\/pah\/FloodingJuly19_2023#:~:text=A%20historic%20flash%20flooding%20event,Paducah%2C%20Mayfield%2C%20and%20Murray.\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Kentucky<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;and&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/floodlist.com\/america\/usa\/floods-west-virginia-august-2023#:~:text=In%20a%20statement%20of%2028,counties%2C%E2%80%9D%20the%20governor%20said.\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">West Virginia<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;were also hit with costly and deadly flooding from rainstorms. And then there\u2019s the tragic wildfires that occurred in early August in&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/apnews.com\/article\/hawaii-fires-timeline-maui-lahaina-road-block-c8522222f6de587bd14b2da0020c40e9\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Hawaii<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Properties in more than 1 in 10 American cities are at risk of increased premiums, First Street data shows. This includes areas like California, Florida, and Louisiana, but also areas on the East Coast and along the Gulf Coast where properties are more vulnerable to hurricanes and rising sea level risk, such as Virginia, New York, North Carolina, South Carolina, Texas, and Alabama.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Some of the counties and cities where at least 80% of the properties are at risk include:&nbsp;<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">New York<\/span><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span data-preserver-spaces=\"true\">Suffolk County<\/span><\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Florida<\/span><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span data-preserver-spaces=\"true\">The entire state is at least 80% or more at risk of increased premiums.<\/span><\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Alabama<\/span><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span data-preserver-spaces=\"true\">Mobile County<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Baldwin County<\/span><\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Louisiana&nbsp;<\/span><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span data-preserver-spaces=\"true\">Orleans County<\/span><\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">South Carolina<\/span><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span data-preserver-spaces=\"true\">Berkeley County<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Charleston County<\/span><\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Virginia&nbsp;<\/span><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span data-preserver-spaces=\"true\">Virginia Beach&nbsp;<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Chesapeake&nbsp;<\/span><\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Texas<\/span><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span data-preserver-spaces=\"true\">Brazoria County<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Cameron County<\/span><\/li>\n<\/ul>\n\n\n\n<p><span data-preserver-spaces=\"true\">Homes in other parts of the U.S. are also vulnerable to increased premiums, although less so. More than 25% of properties in New York City and Phoenix are at risk, as well as a fifth of homes in the Chicago, Pittsburgh, Louisville, Kentucky, Cincinnati, and Los Angeles areas.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">What Does All This Mean for Real Estate Investors?<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">While this data only covers future projections, there\u2019s already been an increase in insurance prices, with 31 states seeing double-digit rate increases since&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.cfr.org\/article\/climate-change-and-us-property-insurance-stormy-mix\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">January 2022<\/span><\/a><span data-preserver-spaces=\"true\">, including Arizona, North Carolina, Oregon, Texas, and Illinois.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">With homeowners already starting to see an increase in climate-adjusted insurance pricing, some are even forgoing insurance altogether. This will leave them unprotected if disaster strikes and could put more pressure on vulnerable populations.&nbsp;<\/span><\/p>\n\n\n\n<p><strong><em><span data-preserver-spaces=\"true\">Related:&nbsp;<\/span><\/em><\/strong><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/how-to-read-your-property-insurance-policy\" target=\"_blank\" rel=\"noopener\"><strong><em><span data-preserver-spaces=\"true\">How to Read Your Property Insurance Policy<\/span><\/em><\/strong><\/a><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">And it\u2019s possible it will only get worse, the First Street study found. In some areas at risk of rising insurance costs, over 640,000 mortgages are delinquent, which could increase the likelihood of defaults.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">In the long term, rising insurance premiums could have an impact on the real estate market, especially along the coast. According to&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.haas.berkeley.edu\/wp-content\/uploads\/High-Temperature-Climate-Change-and-Real-Estate-Prices-Li-Ma.pdf\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">one study<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;at the University of Berkeley, if an area experienced heat shocks, that led to a decrease in house prices. Meanwhile,&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.axios.com\/2023\/02\/17\/climate-change-real-estate-bubble\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">another study<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;found that property prices are currently overvalued when compared to their actual flood risk.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">As homeowners look to sell their homes in areas at risk of extreme weather patterns, they could find themselves without any buyers or having to lower prices. If buyers aren\u2019t able to get insurance coverage or have to pay a large premium to get insured, they simply might not be willing to pay as much as they would before.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">In other words, the market likely hasn\u2019t priced in the cost of climate change, which could ultimately lower the prices in areas prone to climate change risk.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">The Bottom Line<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">With climate change impacting weather patterns in the U.S., real estate areas that were once sought after could see a change in pricing over the long term.
