{"id":161161,"date":"2023-10-26T12:00:00","date_gmt":"2023-10-26T18:00:00","guid":{"rendered":"https:\/\/www.biggerpockets.com\/blog\/?p=161161"},"modified":"2023-10-25T21:34:49","modified_gmt":"2023-10-26T03:34:49","slug":"our-strange-and-not-so-good-real-estate-market","status":"publish","type":"post","link":"https:\/\/www.biggerpockets.com\/blog\/our-strange-and-not-so-good-real-estate-market","title":{"rendered":"Our Extraordinarily Strange, Not-So-Good, and Very Illiquid Real Estate Market"},"content":{"rendered":"\n<p><span data-preserver-spaces=\"true\">Several extraordinary milestones were hit recently in the real estate market that doesn\u2019t seem to make a lick of sense when put together.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">For starters, the average 5-year ARM&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.nerdwallet.com\/mortgages\/mortgage-rates\/30-year-fixed\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">broke 8%<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;for&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/fred.stlouisfed.org\/series\/MORTGAGE30US\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">the first time since the mid-1990s<\/span><\/a><span data-preserver-spaces=\"true\">. (And the 30-year fixed mortgage is just barely less than that, at 7.946% as of the date of this writing.)<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Normally, one would think that if rates more than doubled over the course of 18 months, the real estate market would take a big hit.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Well, nothing about this market is normal, as one would be wrong about that prediction. In fact, in July, national home prices broke out of their very short-lived \u201cslump\u201d and are again positive year-over-year.&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.spglobal.com\/spdji\/en\/indices\/indicators\/sp-corelogic-case-shiller-us-national-home-price-nsa-index\/#overview\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">According to the Case-Shiller Index<\/span><\/a><span data-preserver-spaces=\"true\">, in July 2023, the index came in at 310.16, up from 307.14 in July 2022 (308.3 in June 2022 was the previous peak). The \u201cslump\u201d (if you can even call it that) looks like this:<\/span><\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"1028\" height=\"391\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/10\/image2-1.jpeg\" alt=\"Case-Shiller index\" class=\"wp-image-161167\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/10\/image2-1.jpeg 1028w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/10\/image2-1-300x114.jpeg 300w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/10\/image2-1-1024x389.jpeg 1024w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/10\/image2-1-768x292.jpeg 768w\" sizes=\"auto, (max-width: 1028px) 100vw, 1028px\" \/><figcaption class=\"wp-element-caption\"><em>Case-Shiller Home Price Index (2019 &#8211; 2023) &#8211; <a class=\"editor-rtfLink\" href=\"https:\/\/www.spglobal.com\/spdji\/en\/indices\/indicators\/sp-corelogic-case-shiller-us-national-home-price-nsa-index\/#overview\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">S&amp;P Dow Jones Indices<\/span><\/a><\/em><\/figcaption><\/figure>\n\n\n\n<p><span data-preserver-spaces=\"true\">The National Association of Realtors\u2019 (NAR) data goes through September of this year and found that sales prices are up&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.nar.realtor\/newsroom\/existing-home-sales-fell-2-0-in-september\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">2.8% year over year<\/span><\/a><span data-preserver-spaces=\"true\">, with a median home going for $394,300. The period of price declines (at least until now)&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/calculatedrisk.substack.com\/p\/part-2-current-state-of-the-housing-623?utm_source=post-email-title&amp;publication_id=443155&amp;post_id=137736631&amp;utm_campaign=email-post-title&amp;isFreemail=false&amp;r=qosjr&amp;utm_medium=email\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">was extraordinarily short-lived<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"926\" height=\"574\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/10\/image1-2.jpeg\" alt=\"YoY Change: NAR Median Price vs. Case-Shiller and Freddie Mac Home Price Index - Calculated Risk\" class=\"wp-image-161166\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/10\/image1-2.jpeg 926w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/10\/image1-2-300x186.jpeg 300w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/10\/image1-2-768x476.jpeg 768w\" sizes=\"auto, (max-width: 926px) 100vw, 926px\" \/><figcaption class=\"wp-element-caption\"><em>YoY Change: NAR Median Price vs. Case-Shiller and Freddie Mac Home Price Index (2019 &#8211; 2023) &#8211; <a class=\"editor-rtfLink\" href=\"https:\/\/calculatedrisk.substack.com\/p\/part-2-current-state-of-the-housing-623?utm_source=post-email-title&amp;publication_id=443155&amp;post_id=137736631&amp;utm_campaign=email-post-title&amp;isFreemail=false&amp;r=qosjr&amp;utm_medium=email\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Calculated Risk<\/span><\/a><\/em><\/figcaption><\/figure>\n\n\n\n<p><span data-preserver-spaces=\"true\">It should be noted, of course, that these are just nominal prices. In real terms (i.e., when adjusted for inflation), real estate prices have fallen substantially more. If we use&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.usinflationcalculator.com\/inflation\/calculator-cumulative\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">an inflation calculator<\/span><\/a><span data-preserver-spaces=\"true\">, the value of a dollar today would have been worth only about $0.91 at the beginning of 2022. Thus, in real terms, real estate has declined almost 10% since rates started to increase.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Even still, given where interest rates are now, it\u2019s still astonishing how well real estate prices have held up.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Why Hasn\u2019t the Market Collapsed? Or Has It?<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">In August of last year,&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/this-housing-market-isnt-like-2008-but-you-should-still-be-concerned\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">I predicted<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;the real estate market would not collapse for multiple reasons, including solid lending practices, general inflation, a housing shortage, and, in particular, a lot of homeowners with low-interest, fixed rates. As I stated:<\/span><\/p>\n\n\n\n<p><em><span data-preserver-spaces=\"true\">\u201c[T]here are fewer adjustable-rate mortgages than there were in the years before the [2008] crash. As The Financial Samurai points out, only 4.7% of mortgages taken out in 2021 were adjustable-rate mortgages! The rest were fixed-rate\u2026&#8221;&nbsp;<\/span><\/em><\/p>\n\n\n\n<p><em><span data-preserver-spaces=\"true\">\u201cMy personal home mortgage is at 3% on a 30-year fixed rate. Obviously, I\u2019ll never refinance that one. Indeed, many people now have incredibly low-interest loans fixed for 30 years.\u201d<\/span><\/em><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">What this has caused is a&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/the-sellers-strike-has-begun-why-the-housing-market-is-going-dark\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">sellers&#8217; strike<\/span><\/a><span data-preserver-spaces=\"true\">, where few people are willing to sell and give up those great, fixed rates to buy a new home with an 8% mortgage.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">(On a quick aside, if you have a sub-4% mortgage, you almost certainly shouldn\u2019t sell. If you have to move, rent your current home out, and then rent where you are moving to if buying there doesn\u2019t make sense.)<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">What started as a frost over the real estate market has become a deep freeze. Just look at the number&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/calculatedrisk.substack.com\/p\/nar-existing-home-sales-decreased-1bb\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">of existing houses sold<\/span><\/a><span data-preserver-spaces=\"true\">:<\/span><\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"1081\" height=\"715\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/10\/image4.jpeg\" alt=\"Existing Home Sales (1994 - 2023) - Calculated Risk\" class=\"wp-image-161169\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/10\/image4.jpeg 1081w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/10\/image4-300x198.jpeg 300w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/10\/image4-1024x677.jpeg 1024w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/10\/image4-768x508.jpeg 768w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/10\/image4-340x225.jpeg 340w\" sizes=\"auto, (max-width: 1081px) 100vw, 1081px\" \/><figcaption class=\"wp-element-caption\"><em>Existing Home Sales (1994 &#8211; 2023) &#8211; <span data-preserver-spaces=\"true\">Calculated Risk<\/span><\/em><\/figcaption><\/figure>\n\n\n\n<p><span data-preserver-spaces=\"true\">This is the type of sales activity (not prices, obviously) we saw during the Great Recession.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">According to the NAR,&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.nar.realtor\/newsroom\/existing-home-sales-fell-2-0-in-september\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">existing home sales<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;\u201cwaned 2.0% from August to a seasonally adjusted annual rate of 3.96 million in September. Year over year, sales dropped 15.4%.\u201d But if you go back to January 2022, existing home sales are down by over a third.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Months of supply crept up from 3.2 to 3.3 months from August 2022 to August 2023 (it was only about one month in 2021). But this has happened despite the number of houses being sold&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/calculatedrisk.substack.com\/p\/nar-existing-home-sales-decreased-1bb\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">having fallen through the floor<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"1066\" height=\"689\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/10\/image3-1.jpeg\" alt=\"Existing Home YoY Inventory (2002 - 2023) - Calculated Risk\" class=\"wp-image-161168\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/10\/image3-1.jpeg 1066w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/10\/image3-1-300x194.jpeg 300w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/10\/image3-1-1024x662.jpeg 1024w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2023\/10\/image3-1-768x496.jpeg 768w\" sizes=\"auto, (max-width: 1066px) 100vw, 1066px\" \/><figcaption class=\"wp-element-caption\"><em>Existing Home YoY Inventory (2002 &#8211; 2023) &#8211; <span data-preserver-spaces=\"true\">Calculated Risk<\/span><\/em><\/figcaption><\/figure>\n\n\n\n<p><span data-preserver-spaces=\"true\">The existing inventory of homes for sale sits at 1.1 million, down from close to 1.25 million in the middle of 2022. (It got over 4 million briefly during the height of the Great Recession in 2008.)<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">We have been selling a few properties recently to raise additional funds, given that refinances are not an option. Several months ago, while the market wasn\u2019t hot, we were still generally getting those houses under contract in a week or two. Now, it\u2019s almost completely silent. We\u2019ve been hearing this is a common experience, at least where I\u2019m at.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">In all likelihood, this is at least partly due to psychological factors for potential buyers. With rates at or near 8%, many buyers want to wait for at least a month or so to see if they tick back down. That was my experience when rates first hit 6%. But this is just a feeling\u2014it\u2019s no sure thing. Just like it\u2019s no sure thing that rates will go down from here despite the Federal Reserve signaling it is&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/powell-says-there-will-be-a-prolonged-pause-in-rate-hikes\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">going to \u201cpause\u201d future hikes<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Where Are We Going?<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Federal Reserve Chairman Jerome Powell recently stated the current fiscal path for the United States is \u201c<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.barrons.com\/livecoverage\/fed-jerome-powell-speech-today\/card\/powell-u-s-s-fiscal-path-is-unsustainable--aj3ql5Mct31pIsmCkcYz\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">unsustainable<\/span><\/a><span data-preserver-spaces=\"true\">.\u201d With&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.reuters.com\/world\/us\/us-budget-deficit-jumps-23-nearly-17-trillion-social-security-health-costs-rise-2023-10-20\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">record-high peacetime (well, sort of) deficits<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;and high interest rates requiring ever-more-exorbitant interest payments, something\u2019s got to give relatively soon.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">And the combination of high prices and high interest rates has made&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/25-percent-of-earners-can-afford-housing\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">housing as unaffordable<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;as it has ever been in American history. One analysis back in late 2022 (when rates were more like 6%)&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.bankrate.com\/real-estate\/housing-market-how-far-will-prices-fall\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">concluded<\/span><\/a><span data-preserver-spaces=\"true\">, \u201cHousing prices have to decline more than 40%\u201d for housing to become affordable again. Hopefully, it will just be rates that decline.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Economic predictions don\u2019t have a particularly good track record. But for what it\u2019s worth, the NAR expects mortgage rates to be back around&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/spectrumlocalnews.com\/nc\/charlotte\/news\/2023\/08\/21\/mortgage-rates-projected-to-trend-down-in-2024\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">6% by next year<\/span><\/a><span data-preserver-spaces=\"true\">. On the other side of things, Deutsche Bank is&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/deutsche-bank-says-recession-is-100-percent-likely\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">almost sure there will be a recession<\/span><\/a><span data-preserver-spaces=\"true\">.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Personally, I have a hard time seeing how we get out of this without at least some economic pain. But you never know for sure.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">The Bottom Line<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">For now, the most important thing to understand is that this market is illiquid. Few people need to sell. So, for the most part, they don\u2019t.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">If you need to sell to raise funds, don\u2019t delay, as it could be a while before your property moves. It would be wise to offer financing concessions, too.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Refinancing is basically a nonstarter, and thereby&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/real-estate-751\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">BRRRRing<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;is very difficult, although there are certainly still opportunities subject to deals.
