One tool stands out as a \u201cmust-use\u201d in this process, known as the MLS (multiple listing service).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">What Is the MLS?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The MLS is a group of databases providing information about real estate for sale and rent. Real estate agents use the MLS to help their clients sell, buy, and rent properties.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">After signing a listing agreement with a property owner, a listing agent enters that property\u2019s information into the MLS database. Doing so creates a listing for other agents to view, which has pertinent property information \u2014 everything from a house\u2019s square footage to open houses and if the property\u2019s a short sale. People started using the term \u201cmultiple listing\u201d in 1907.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In 1908, the National Association of Realtors\u2019 forerunner, the National Association of Real Estate Exchanges, endorsed such a system. At the time, brokers called these in-person exchanges MLS initiatives.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The system has grown and adapted into the digital version that agents and brokers use today.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Who Uses the MLS?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Only people with a real estate license can use the MLS, which limits access\u2014for the most part\u2014to real estate agents or brokers, who pay a fee.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">An MLS usually does not include for sale by owner properties. While homeowners selling on their own aren\u2019t able to create an MLS listing, they can hire an agent or commission a service to do so on their behalf.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Real estate websites such as Trulia and Zillow include some information from the MLS. However, these sites only aggregate MLS listings. They don\u2019t display all the data from a listing, and they don\u2019t always include every listing.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">How the MLS Works<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Real estate agents use the MLS to publish details about properties they&#8217;re selling, and in turn, they can access information about other listed properties.
