The&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.wework.com\/newsroom\/wework-takes-strategic-action-to-significantly-strengthen-balance-sheet-and-further-streamline-real-estate-footprint\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">company said<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;it had reached a restructuring agreement with stakeholders representing about 92% of its secured notes to reduce its debt and plans to streamline its rental portfolio.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/how-wework-failed-and-mcdonalds-did-everything-right-with-real-estate\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">WeWork\u2019s demise<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;did not happen overnight, but it comes at a time when the&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/commercial-real-estate-fundamentals\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">commercial real estate<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;(CRE) market is in a slump, with landlords struggling to keep tenants after the pandemic changed what office life looks like. This has investors wondering: Will the CRE crunch get worse because of WeWork?&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Will WeWork\u2019s Bankruptcy Impact CRE?&nbsp;<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">The CRE sector has been on shaky ground since the pandemic, with some&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/real-estate-721\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">predicting a crash soon<\/span><\/a><span data-preserver-spaces=\"true\">. Offices have been struggling as&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/the-real-world-impacts-on-remote-work-and-what-it-did-for-investors\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">remote work<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;becomes more commonplace. Even as companies call for employees to come back to the office,&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.cnbc.com\/2023\/09\/11\/90percent-of-companies-say-theyll-return-to-the-office-by-the-end-of-2024.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">pundits say<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;the five-day office workweek is unlikely to return.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">As such, CRE landlords have been struggling to fill space. The national vacancy rate rose to 19.2% in the third quarter of 2023, nearing a 1991 historic peak of 19.3%, according to&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/cre.moodysanalytics.com\/insights\/cre-trends\/q3-2023-preliminary-trend-announcement\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Moody\u2019s Analytics<\/span><\/a><span data-preserver-spaces=\"true\">. Large metro areas are struggling the most, even as their vacancies are slightly lower than the national average. Its occupancy level failed to meet the levels needed to offset its lease liabilities, with occupancy in the U.S. and Canada dropping to 67% in the second quarter from 69% in the first quarter, according to<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.costar.com\/article\/2075463430\/wework-company-credited-with-popularizing-coworking-space-files-for-bankruptcy\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">&nbsp;CoStar<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">With WeWork in the mix, it\u2019s not looking good for major metro areas like New York, San Francisco, Boston, and Seattle, where there\u2019s a&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.businessinsider.com\/global-cities-with-the-most-wework-offices?r=US&amp;IR=T\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">large presence<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;of WeWork spaces. This is even more true for offices that are in so-called Class B and Class C buildings. With such low demand for office space, these buildings could struggle to fill occupants once WeWork leaves.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">What Does WeWork\u2019s Failure Mean for Investors?&nbsp;<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">WeWork\u2019s collapse could have ripple effects across the industry. With small and midsize banks holding landlord debt, it could cause banks to tighten loans even more across the board. That would make it harder for investors to finance real estate and could increase fears about the overall health of the economy. According to&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/edition.cnn.com\/2023\/04\/10\/business\/commercial-real-estate-banks-offices\/index.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Goldman Sachs<\/span><\/a><span data-preserver-spaces=\"true\">, about 55% of office loans are on bank balance sheets.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The impact could also be felt on the local and state levels, as municipal governments often rely on commercial property taxes. In New York, for example, the city gets&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/comptroller.nyc.gov\/reports\/spotlight-what-risks-does-the-office-market-pose-for-the-citys-finances\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">21%<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;of its revenue from commercial property.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Add increased interest rates and loans maturing in the next 12 months, with delinquencies&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/fred.stlouisfed.org\/series\/DRCRELEXFACBS\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">on the rise<\/span><\/a><span data-preserver-spaces=\"true\">, and things are not looking good for the CRE market as a whole. With<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.gsam.com\/content\/gsam\/us\/en\/institutions\/market-insights\/gsam-insights\/perspectives\/2023\/commercial-real-estate-headwinds.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">&nbsp;$1.1 trillion<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;worth of CRE mortgage loans expected to mature before the end of 2024, many landlords will need to refinance but could find it difficult to do so.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">\u201cOffice properties\u2014already facing financing hardships and an evolution in values\u2014now face a potential new wave of unexpected vacancies,\u201d Moody\u2019s economist Ermengarde Jabir&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/cre.moodysanalytics.com\/insights\/cre-news\/weworks-bankruptcy-challenges-opportunities-and-the-resilience-of-the-office-sector\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">said in a report<\/span><\/a><span data-preserver-spaces=\"true\">.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">The Bottom Line&nbsp;<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">CRE investors are not in a great place right now, and WeWork\u2019s collapse will likely only make things worse. While it\u2019s possible that WeWork survives and commercial landlords are able to negotiate with tenants, an increased interest rate environment will make it harder for CRE owners to refinance.
