In 2022 alone, 8.2 million people moved between states, according to the latest&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.census.gov\/library\/stories\/2023\/11\/state-to-state-migration.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">U.S. Census data<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The annual American Community Survey by the bureau found that overall, in 2022, state-to-state movers made up a larger share of movers, rising 19.9% compared to 18.8% the prior year.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">These numbers show a trend of rising state-to-state migration, even as overall movement has declined. Between 2021 and 2022, the overall migration rate dropped slightly, from 12.8% to 12.6%.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">In other words, while people are staying still overall, those who do move are increasingly likely to move to another state. In many cases, the states with the largest migration flows were people moving from one highly populated state to another. For example, many people living in California left for Texas and Arizona, while those in New York left for nearby New Jersey or sunny Florida.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">According to&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.usnews.com\/news\/best-states\/articles\/these-states-are-bringing-in-more-residents-than-theyre-losing\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">one estimation<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;of the Census data, Connecticut had the highest net rate of migration, at 1.58%, gaining 56,582 people between 2021 and 2022. While fewer people are moving within their county, data suggests that longer-distance movement across states has risen.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">\u201cLonger-distance migration may continue to rise as younger workers become more willing to seek jobs across the country and as employment opportunities respond to the changing nature of work-residence patterns that began during the pandemic,\u201d Frey&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.brookings.edu\/articles\/americans-local-migration-reached-a-historic-low-in-2022-but-long-distance-moves-picked-up\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">wrote<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">As people\u2019s living habits change, that could also have longer-term consequences on the real estate market. With areas in less demand for housing,&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/the-real-story-of-housing-prices-why-growth-is-not-as-important-as-you-think\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">prices<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;are more likely to fall.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">For example, in Texas, which saw the least amount of people leave the state, the real estate market is in a correction. Prices in areas like Austin, once the poster child for the booming housing market, are&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.statesman.com\/story\/business\/real-estate\/2023\/06\/09\/housing-price-austin-market-crash-zillow\/70298227007\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">dropping faster<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;than the national average.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The opposite is true in markets with strong migration flows. In October, the median listing home price for a home in Raleigh, North Carolina, was<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Raleigh_NC\/overview\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">&nbsp;6.7% higher<\/span><\/a><span data-preserver-spaces=\"true\"> year over year. North Carolina was one of the states that saw a higher-than-average number of people move into the state from another state.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The U.S. Census data also supports<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/q3-2023-migration-report\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">&nbsp;homebuyer migration trends<\/span><\/a><span data-preserver-spaces=\"true\">, as many homebuyers are moving to large cities in the South. Home prices in Florida, for example, have&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.redfin.com\/state\/Florida\/housing-market\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">steadily increased<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;as more people move in from out of state, although prices have started to flatline.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">The Bottom Line&nbsp;<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">It\u2019s important to keep in mind that the U.S. Census data lags, so it\u2019s possible that the numbers from this year will be different.
