After two years of elevated interest rates and inflated prices,&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.realtor.com\/news\/trends\/where-home-prices-are-falling-the-most-march-2024\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">new data from Realtor.com<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;shows that house prices have begun to fall in certain cities across the U.S.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">But hold on to your checkbooks. Let\u2019s look closer to see if these cities are worth investing in now or if this is the start of a deeper price decline.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Part of the reason for the price cuts is a slight easing of inventory, with more affordably priced homes coming on the market, pushing other listings down.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">These are the 10 cities that Realtor.com has pinpointed for the greatest declines in price:<\/span><\/p>\n\n\n\n<figure class=\"wp-block-table is-style-regular\"><table><thead><tr><th>Market<\/th><th><strong>February Median List Price<\/strong><\/th><th><strong>Median List Price YoY Change<\/strong><\/th><\/tr><\/thead><tbody><tr><td>1. Portland OR<\/td><td>$600,000<\/td><td>-1.2%<\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Why Has Miami Lost Its Shine?<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">These figures pose some interesting scenarios for real estate investors.&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/moving-to-miami-could-save-thousands-but-what-is-that-doing-to-prices\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Miami<\/span><\/a><span data-preserver-spaces=\"true\">\u2019s influx of transplants that flooded the city during the COVID-19 pandemic caused house prices to spike by 56% in just over two years. Miami metro prices peaked at a lofty $625,000 in June before inevitably coming down.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><a class=\"editor-rtfLink\" href=\"https:\/\/www.usatoday.com\/story\/money\/personalfinance\/real-estate\/2023\/03\/03\/new-yorkers-moving-florida-droves\/11357516002\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">According to the Florida Department of Highway Safety and Motor Vehicles<\/span><\/a><span data-preserver-spaces=\"true\">, 127,000 New Yorkers moved to Florida in 2021 and 2022, causing its population to jump 1.9%. Millennials were the most common demographic moving to the Sunshine State. A&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.redfin.com\/news\/housing-migration-trends-february-2023\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Redfin survey<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;showed that Florida was the place where Americans wanted to move to most.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Another reason for the decline is the&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/condovultures.com\/nearly-4200-new-condos-planned-between-miami-river-and-macarthur-causeway-in-greater-downtown-miami\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">sheer number of condos<\/span><\/a><span data-preserver-spaces=\"true\">\u20144,200\u2014 that builders have announced they\u2019re adding to the greater Downtown Miami market since 2021. However, capitalizing on Miami\u2019s popularity is not easy for investors. Miami Beach has&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.miamibeachfl.gov\/business\/vacation-short-term-rentals\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">convoluted rules<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;regarding short-term rentals, where the tourist season lasts all year, and investors can make the most money.&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/this-is-the-hardest-property-insurance-market-ever-whats-forcing-carriers-to-pull-out-in-droves\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Soaring home insurance rates<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;in the wake of the uptick in natural disasters and the&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/nypost.com\/2022\/06\/24\/florida-surfside-remembers-98-victims-of-condo-collapse-a-year-on\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">2021 Surfside condo collapse<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;are also a hindrance to cash flow in Miami.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">The Midwest Could Be Where the Smart Money Is<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Price drops in the Midwest\u2014again, the result of cheaper houses coming on the market\u2014could be the sweet spot for investors for several reasons:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span data-preserver-spaces=\"true\">Lower prices make it easier to&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/rental-property-cash-flow-analysis\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">cash flow<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/li>\n\n\n\n<li><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/guides\/the-ultimate-guide-to-short-term-rental-properties\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Short-term rental<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;rules are not so stringent and could work well in college towns and near sporting venues.<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Travel nurses working in major hospitals could be a potential audience for mid-term rentals.<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Many Midwest cities, such as Pittsburgh, have reinvented themselves as tech towns and offer employment in established international tech companies.<\/span><\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Northern California Only Makes Sense for The Well-Heeled<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The Northern California markets of San Jose and San Francisco also saw substantial price drops. During the pandemic, tech workers left the state to capitalize on high salaries and low living expenses. Also, a wave of layoffs at tech giants like Alphabet, Meta Platforms, and other companies further impacted the area.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">However, it remains to be seen whether this is a long-term trend. Silicon Valley will always be a hub for tech innovation and attract high earners. The advent of artificial intelligence (AI) will also cause fluctuations in the area. Tech companies affected might slash coders and tech writers, whose jobs AI could replace.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Still, companies intrinsically bound to AI, such as&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.wsj.com\/lifestyle\/careers\/booming-stock-and-sky-high-pay-nvidia-is-silicon-valleys-hot-employer-e4fb6c20\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Nvidia<\/span><\/a><span data-preserver-spaces=\"true\">, are on an unprecedented hiring spree that is bringing thousands of new workers into the area, so expect the drop in house prices to be temporary. For the well-heeled, buying now could make sense.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Will Texas Hold \u2019Em?<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Data from Zillow has highlighted&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.newsweek.com\/house-prices-are-falling-throughout-texas-1865968#:~:text=All%20the%20people%20who%20moved,appears%20to%20still%20be%20ongoing.\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">falling house prices in Texas<\/span><\/a><span data-preserver-spaces=\"true\">, another pandemic hot spot attracting&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/the-real-world-impacts-on-remote-work-and-what-it-did-for-investors\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">remote workers<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;from California. As with Miami, with the influx of out-of-towners, prices were destined to drop once the pandemic ended and companies ended remote work. That said, lower taxes and an influx of full-time tech jobs from companies such as Tesla and Samsung to Texas could increase prices once the current correction has stabilized.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Compared to California, Texas is still markedly affordable.&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.zillow.com\/home-values\/54\/tx\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">According to Zillow<\/span><\/a><span data-preserver-spaces=\"true\">, the average home price in Texas as of February 29 was $298,624, down 0.1% from a year earlier. As of March 7, nearly&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.newsweek.com\/texas-house-prices-slashed-sellers-1876862\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">20% of Texas listings<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;on Zillow have had their prices dropped, most of them being in Fort Worth-Dallas, Houston, Austin, and San Antonio.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The booming tech town of Austin is the state\u2019s outlier. As of February 29, the average home value in the city was $533,719\u20146.2% down year over year,&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.zillow.com\/home-values\/10221\/austin-tx\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">according to Zillow<\/span><\/a><span data-preserver-spaces=\"true\">, but still markedly higher than elsewhere in the state.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Extreme weather aside, it\u2019s hard to see Texas losing its shine anytime soon. Companies have invested too heavily in Austin\u2019s tech corridor to suggest the start of a catastrophic housing market. For a long-term hold, investing in Texas seems a solid bet.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Final Thoughts<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The advantages of investing in the Midwest or Texas are clearly defined: purchase prices and jobs. Investing in Miami, Austin, and especially North California works best for wealthy investors looking for a safe place to park their money and enjoy long-term equity appreciation.
