After Three Months of Work, We&#8217;re Questioning It"},"content":{"rendered":"\n<p><span data-preserver-spaces=\"true\">Is a 1031 exchange really worth it? That\u2019s the question we asked ourselves as we ran property after property this month.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">If you\u2019re new here, we are&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/1031-investor-journal-one\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">selling our spacious Brooklyn condo<\/span><\/a><span data-preserver-spaces=\"true\">, which we\u2019ve owned for almost 20 years and which has appreciated immensely. The plan is to&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/1031-exchange\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">1031 exchange<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;it into a&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/finding-multifamily-properties\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">multifamily<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;rental somewhere out of state, in a growing market, with landlord-friendly regulations.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Running the Numbers<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">The condo goes on sale in May, and we expect to walk away with $850,000 in cash from the deal. We also assumed we would easily be able to clear our cash flow goal of $5,000 a month with that investment, but as we&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/analysis\/rentals\/new\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">ran the numbers<\/span><\/a><span data-preserver-spaces=\"true\">, we started to realize that not all markets would support this. Are the hours of effort to flip our profit into more real estate really worth it?<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">What if we just sold our condo, collected the $975,000 sale price, paid off our remaining mortgage, took the capital gains hit, and threw the remainder into index funds, where we could count on a reasonable 8%-plus a year growth?&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">We conferred with our tax attorney, who said: \u201cA ballpark IRS, NY, and NJ tax on the sale, based upon a $975,000 sale price and assuming Realtor commissions and other closing costs of $40,000, is an additional tax of $250,000 to $300,000.\u201d So that means, instead of walking away with $850,000, we would net $500,000 to $550,000.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Ouch. That\u2019s a big bite.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">And since our plan is to use the rental cash flow to help&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/how-to-use-real-estate-to-fund-college-costs\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">pay for our kids\u2019 college<\/span><\/a><span data-preserver-spaces=\"true\">, we would likely need to withdraw the 8% gains every year, which means, after 10 years, instead of seeing a nice equity growth on a rental property, we would be left with the exact amount of money we put into the index fund in the first place. Not ideal.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">That exercise at least helped me reframe the underwriting I\u2019m spending so much time on. By figuring out our 1031 transition plan to another property, I was basically making $250,000-plus for a couple of months\u2019 work. Worth it!<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Where We Are Now<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">And we&nbsp;<\/span><em><span data-preserver-spaces=\"true\">are<\/span><\/em><span data-preserver-spaces=\"true\">&nbsp;making progress\u2014-we just don\u2019t have a slam dunk yet.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Last month, we successfully finalized our buy box:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong><span data-preserver-spaces=\"true\">Type of property:<\/span><\/strong><span data-preserver-spaces=\"true\">&nbsp;Multifamily<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">Budget:<\/span><\/strong><span data-preserver-spaces=\"true\">&nbsp;$1 million to $2.2 million ($850,000&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/down-payment\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">down payment<\/span><\/a><span data-preserver-spaces=\"true\">)<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">Neighborhood:<\/span><\/strong><span data-preserver-spaces=\"true\">&nbsp;A-B<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">Condition:&nbsp;<\/span><\/strong><span data-preserver-spaces=\"true\">Cosmetic updates only<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Not in a flood zone<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Must cash flow $5,000\/month<\/span><\/li>\n<\/ul>\n\n\n\n<p><span data-preserver-spaces=\"true\">And we also zeroed in on our<\/span><strong><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/strong><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/1031-investor-journal-two\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">five target markets<\/span><\/a><span data-preserver-spaces=\"true\">:<\/span><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><span data-preserver-spaces=\"true\">San Antonio, Texas<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Dallas, Texas<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Cleveland, Ohio<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Jacksonville, Florida<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Tampa\/St. Petersburg, Florida<\/span><\/li>\n<\/ol>\n\n\n\n<p><span data-preserver-spaces=\"true\">We still felt like we were boiling the ocean a bit with this list, and since we\u2019re multifamily and out-of-state newbies, we were craving some mentorship.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Like many of you, I am a&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/podcasts\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">BiggerPockets podcast<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;junkie and religiously listen to the full suite of shows, from On the Market to Bigger Pockets Money and everything in between. I started to think about Kathy Fettke, one of the regular hosts of On the Market, who I always thought of as a straight shooter, and her&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/realwealth.com\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Real Wealth<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;company.*<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">I reached out to someone there, who explained their model: new homes, vetted, select partners in each city they represent, and they make money in referral fees. I liked the referral and the warm handshake to Realtors in each city who were used to working with investors and who were incentivized to keep Real Wealth referrals happy. Using these groups felt like a way to get vetted Realtor partners quickly.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Over the past few weeks, we met with all the Real Wealth-vetted Realtor partners in our target markets, talked through our buy boxes, and started to review their inventory. Since we hope to be under contract on our Brooklyn condo in May, we still have a little time to get our bearings.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Goals This Month<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Our one and only goal this month is more deal flow. We aren\u2019t seeing real volume yet, so we need to increase our prospecting efforts. Here\u2019s how we\u2019re tackling:<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">MLS<\/span><\/h3>\n\n\n\n<p><span data-preserver-spaces=\"true\">Yes, sometimes there are gems lurking here. Especially in the multifamily space, since MLS is not usually where these things live in great numbers, we can find some properties that pencil out.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">LoopNet<\/span><\/h3>\n\n\n\n<p><span data-preserver-spaces=\"true\">Since we are looking for multifamilies that may have more than four doors (making them technically commercial rather than residential properties), we are going to browse&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.loopnet.com\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">LoopNet<\/span><\/a><span data-preserver-spaces=\"true\">. The trick with both MLS and LoopNet is that we\u2019ll need to share anything we find back with our local real estate partners, who can help us vet the neighborhoods since we\u2019re not local.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The downside with LoopNet, in particular, is there is no \u201cin contract\u201d setting on the listings, so we may be getting excited about a property that\u2019s basically already sold.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Facebook groups<\/span><\/h3>\n\n\n\n<p><span data-preserver-spaces=\"true\">I am bracing myself for the deluge, but we will post our buy box in various investor groups. We\u2019ve set up a burner Gmail account so we don\u2019t get buried by the inevitable spam.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">BiggerPockets forums<\/span><\/h3>\n\n\n\n<p><span data-preserver-spaces=\"true\">Likewise, we\u2019ll post our buy box in the&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/forums\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">BiggerPockets forums<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;and link out to our newly created real estate gmail.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">One thing we&nbsp;<\/span><em><span data-preserver-spaces=\"true\">won\u2019t&nbsp;<\/span><\/em><span data-preserver-spaces=\"true\">be doing is direct mail. We considered, but just don\u2019t have time for a campaign like this.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Final Thoughts<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">We\u2019re doing lots of heads-down work narrowing our consideration list, but we hope to make enormous progress this month\u2014including working with a few great Realtor partners around the country and many, many deals lined up to pick from.<\/span><\/p>\n\n\n\n<p><em><span data-preserver-spaces=\"true\">This 1031 diary will be a monthly series through 2024, chronicling our journey to a (hopefully) successful and profitable 1031 exchange, kicking off in May.
