In Pittsburgh, for example, home to notable universities such as Carnegie Mellon, the University of Pittsburgh, Duquesne, and others, 75% of the steel industry closed, causing&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.cbsnews.com\/pittsburgh\/news\/new-film-details-the-triumphs-and-tribulations-of-pittsburghs-steelmaking-past\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">153,000 workers to lose their jobs<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;in the mid-1980s and the city to lose&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/pittsburghquarterly.com\/articles\/pittsburghs-population-problem\/#:~:text=Decades%20after%20the%20steel%20industry&#039;s,1990%20when%20150,000%20jobs%20evaporated.\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">8% of its population<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;throughout the decade. The result was devastating to Pittsburgh&#8217;s economy.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">A vibrant city should have a broad spectrum of businesses and industries, so if one significant employer moves out, it should still be able to survive and thrive. Looking at college towns with a long-term view to investing, many of the metrics point to the same data we have seen since the pandemic: Generally expensive states such as&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.pewtrusts.org\/en\/research-and-analysis\/articles\/2023\/05\/17\/southern-states-gain-residents-the-fastest\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">New York and California are losing population<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;to the Sun Belt, where the cost of living is lower fueled by lower taxes and house prices\u2014not to mention less heating costs.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Although the decline appears to have slowed in 2023, possibly due to more workers recalled to on-site employment, overall the North is losing while the South is gaining population. According to the&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.census.gov\/newsroom\/press-releases\/2023\/population-trends-return-to-pre-pandemic-norms.html#:~:text=The%20Northeast&#039;s%20population%20declined%20in,less%20outmigration%20to%20other%20regions.\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">U.S. Census<\/span><\/a><span data-preserver-spaces=\"true\">, four Southern states\u2014Texas, Florida, North Carolina, and Georgia\u2014accounted for 93% of the nation&#8217;s population growth in 2022 and 67% in 2023.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Many of the people who moved south are not returning north. The lure of&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.wsj.com\/podcasts\/whats-news\/why-the-new-us-job-hot-spots-are-in-the-sunbelt\/2b3f5a42-6b7b-41e0-880a-f981c2456c0b\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">more jobs, lower taxes, and cheaper land<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;has also caused many companies to locate their headquarters in the South, particularly in the electric vehicle (EV) industry and other manufacturing sectors.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Thus, it&#8217;s hardly surprising that three of the top four college markets with the most significant growth potential are in Texas, and nine out of the top 10 are in the South. Its YoY population growth is a robust 3.99%, its price growth is close to 2%, and its rental growth is 6.79%.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Like other smaller American cities enjoying a boom in car manufacturing with the onset of EVs, one of the city's largest employers is Mercedes-Benz, which accounts for 4,500 people. However, the University of Alabama is the city\u2019s biggest employer, with 6,839 workers\u2014two stable hubs of employment that appear to insulate it from an unpredictable economy.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">At the time of this writing,&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Tuscaloosa_AL\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Realtor.com<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;shows more than 800 properties for sale, with the vast majority being under $300,000 (the median sold home price is&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Tuscaloosa_AL\/overview\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">$254,900<\/span><\/a><span data-preserver-spaces=\"true\">). Ranch-style single-family homes and small apartment buildings make up the majority of&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.realtor.com\/apartments\/Tuscaloosa_AL\/sby-6\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">rental stock<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;(there are 262 currently available).&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.rentcafe.com\/average-rent-market-trends\/us\/al\/tuscaloosa\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">average rent of $1,319<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;means that this is a great city to invest in, with the ability to scale quickly due to the&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/rental-property-cash-flow-analysis\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">cash flow<\/span><\/a><span data-preserver-spaces=\"true\">, price appreciation, and low barrier to entry. A potential interest rate dip will also help fuel future investing.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">College Station, Texas<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">The home of Texas A&amp;M University enjoys similar stats to Tuscaloosa, with one notable exception: YoY price growth is a healthy 3.45%, outperforming the Alabama city.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Part of that is due to its large number of potential employers and&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/brazosvalleyedc.org\/data\/leading-employers\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">diversity of businesses<\/span><\/a><span data-preserver-spaces=\"true\">, which are spread across education, food, government, healthcare, biotech, and manufacturing. There are currently about&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/College-Station_TX\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">800 homes<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;for sale in the region, with a median sold home price of&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/College-Station_TX\/overview\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">$309.400&nbsp;<\/span><\/a><span data-preserver-spaces=\"true\">and an&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.rentcafe.com\/average-rent-market-trends\/us\/tx\/college-station\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">average rental price of $1,553<\/span><\/a><span data-preserver-spaces=\"true\">, making it slightly less cash-positive than Tuscaloosa but still a good place to invest due to its other stats.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Austin, Texas<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Austin's price growth has shrunk dramatically over the last year, by -7.32%. Its rent growth has also dropped by -2.6%. That's because Austin\u2014known as the \u201cSilicon Valley of the South\u201d\u2014experienced dramatic price appreciation during the pandemic.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">\"There was an explosion of activity in Austin that just got too hot,\" Redfin chief economist Daryl Fairweather told&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.newsweek.com\/austin-housing-market-sinking-1843057\" target=\"_blank\" rel=\"noopener\"><em><span data-preserver-spaces=\"true\">Newsweek<\/span><\/em><\/a><em><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/em><span data-preserver-spaces=\"true\">in November 2023. \"And then there needed to be a correction.\"<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">With tech companies like Alphabet\u2019s Google and Facebook parent Meta Platforms having offices in Austin, pandemic&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/the-real-world-impacts-on-remote-work-and-what-it-did-for-investors\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">remote working<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;saw the city experience a deluge of transplants from more expensive cities on both coasts. The increase in interest rates has seen inflated prices go into free fall.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">There are currently just over&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Austin_TX\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">5,000 homes for sale in Austin<\/span><\/a><span data-preserver-spaces=\"true\">, with a median sold home price of&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Austin_TX\/overview\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">$499.400<\/span><\/a><span data-preserver-spaces=\"true\">. The average rental price in the city is&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.rentcafe.com\/average-rent-market-trends\/us\/tx\/austin\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">$1,753<\/span><\/a><span data-preserver-spaces=\"true\">, which makes it challenging to rent for cash flow at the moment.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">However, once prices settle, Austin could still be a good place to invest in the long term due to the number of high-paying tech jobs in the area and the attraction of working there for well-educated workers.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Provo, Utah<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Home of BYU (Brigham Young University), Provo has experienced population and rent growth over the last year but has seen its price growth drop due to the ongoing effects of high interest rates. The&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.zippia.com\/company\/best-biggest-companies-in-provo-ut\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">main employers<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;in the city are education (BYU), tech, cosmetics, and healthcare.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">However, the home prices are the main drawback of investing in Provo. The median sold home price is currently&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Provo_UT\/overview\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">$491.300<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;compared to the&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.rentcafe.com\/average-rent-market-trends\/us\/ut\/provo\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">average rent, which is $1,803<\/span><\/a><span data-preserver-spaces=\"true\">. This makes it a tough city to cash flow in the short term, though it is still a solid investment in the long term.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Other College Town Stats<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Looking at the other stats from our college markets growth potential table, one other town stands out\u2014Oxford, Mississippi, home to the University of Mississippi. Home prices appreciated a massive 14.75% over the last year\u2014even with high interest rates\u2014while rental growth dropped 6.77%.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">How can that be? It appears it's down to the aftereffects of the coronavirus, which still see towns and cities throughout Mississippi enjoying&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.wjtv.com\/news\/state\/cities-with-the-fastest-growing-home-prices-in-mississippi-9\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">high appreciation<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;numbers.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">According to&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Oxford_MS\/overview\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">realtor.com<\/span><\/a><span data-preserver-spaces=\"true\">, though, there is a big difference between the median listing home price of $475,000 and the median sold home price of $306,400. The drop in rent prices could be due to tenants being unable to afford the&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/thedmonline.com\/rent-increases-hits-oxford-residents-hard\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">jump in rents that occurred in 2022<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;(they currently stand at an&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.rentcafe.com\/average-rent-market-trends\/us\/ms\/oxford\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">average of $1,647<\/span><\/a><span data-preserver-spaces=\"true\">), which accounted for inflation, low inventory, and higher prices. The modest drop is a correction after an&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/abc17news.com\/stacker-money\/2023\/08\/02\/rent-increased-by-30-or-more-this-year-in-some-us-cities\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">unsustainable increase<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Final Thoughts<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">The South is enjoying its moment in the sun, and it doesn't look like it will end anytime soon. The migration of jobs and people to Alabama, Texas, Florida, and South Carolina has created a perfect storm for real estate investing, with high-paying employment and low house prices. When interest rates eventually drop, cash flow will increase, fueling the demand for housing and likely pushing up home prices.
