When all is said and done, this transaction will catapult us from&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/rental-property-cash-flow-analysis\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">cash flowing<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;$300\/month on $1 million in equity to (hopefully) $4,000 to $5,000 a month instead.&nbsp;<\/span><\/p>\n\n\n\n<p><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/1031-investor-journal-one\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">If you are&nbsp;<\/span><span data-preserver-spaces=\"true\">just<\/span><span data-preserver-spaces=\"true\">&nbsp;joining our journey<\/span><\/a><span data-preserver-spaces=\"true\">, we are chronicling all the ups and downs, wins and fail\u2014um, \u201dlearning moments\u201d in our quest to get a much more favorable&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/what-is-roi-in-real-estate\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">return on our investment<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">This month, we head into the home stretch of&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/1031-investor-journal-two\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">our \u201csell\u201d phase<\/span><\/a><span data-preserver-spaces=\"true\">. The tenants wrapped up their final month with us in April and&nbsp;<\/span><span data-preserver-spaces=\"true\">actually<\/span><span data-preserver-spaces=\"true\">&nbsp;just moved a few floors to another available apartment in the building (that\u2019s how&nbsp;<\/span><span data-preserver-spaces=\"true\">awesome<\/span><span data-preserver-spaces=\"true\">&nbsp;our place is!). We got the handyman in there to paint and polish earlier in the week, and today, the real estate team is taking pictures, which will&nbsp;<\/span><span data-preserver-spaces=\"true\">be virtually staged<\/span><span data-preserver-spaces=\"true\">. The live listing is imminent.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">On<\/span><span data-preserver-spaces=\"true\">&nbsp;the \u201ctarget property\u201d (buy) side<\/span><span data-preserver-spaces=\"true\">, we have been underwriting properties<\/span><span data-preserver-spaces=\"true\">&nbsp;until our fingers are sore.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\">&nbsp;is where most of our energy and hours not sleeping at night have&nbsp;<\/span><span data-preserver-spaces=\"true\">been directed<\/span><span data-preserver-spaces=\"true\">. It\u2019s a steep learning curve.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Here\u2019s what we\u2019ve learned over the last few weeks.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Timing Is Everything<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">I am a planner, but there is only so much you can&nbsp;<\/span><span data-preserver-spaces=\"true\">actually<\/span><span data-preserver-spaces=\"true\">&nbsp;do ahead in this 1031 world.&nbsp;<\/span><span data-preserver-spaces=\"true\">Deals you like that come out days or weeks before you are on market will likely be snatched up<\/span><span data-preserver-spaces=\"true\">&nbsp;before you\u2019re ready. That\u2019s okay. It\u2019s all good practice, and you\u2019ve learned a ton about identifying good deals&nbsp;<\/span><span data-preserver-spaces=\"true\">in the process<\/span><span data-preserver-spaces=\"true\">.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Not Every Seller Will Be Comfortable With a Sale Contingency<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Sure, you can&nbsp;<\/span><span data-preserver-spaces=\"true\">try to<\/span><span data-preserver-spaces=\"true\">&nbsp;lock your target early by building a sale contingency into your contract, but&nbsp;<\/span><span data-preserver-spaces=\"true\">not everyone will be convinced<\/span><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><em><span data-preserver-spaces=\"true\">You<\/span><\/em><span data-preserver-spaces=\"true\">&nbsp;know that a<\/span><span data-preserver-spaces=\"true\">&nbsp;condo in Brooklyn is&nbsp;<\/span><span data-preserver-spaces=\"true\">basically<\/span><span data-preserver-spaces=\"true\">&nbsp;a stack of gold bars, but sellers across the country may not have that same confidence or frame of reference.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">The Power of the CMA<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">That\u2019s why you<\/span><span data-preserver-spaces=\"true\">&nbsp;will also need a&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/what-is-a-comparative-market-analysis-cma\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">comparative market analysis<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;(CMA).&nbsp;<\/span><span data-preserver-spaces=\"true\">We learned what this&nbsp;<\/span><span data-preserver-spaces=\"true\">was<\/span><span data-preserver-spaces=\"true\">&nbsp;in the last month. Essentially this is a mini deck that your selling real estate agent can&nbsp;<\/span><span data-preserver-spaces=\"true\">work up<\/span><span data-preserver-spaces=\"true\">&nbsp;for you that shows the strategy behind your property sale, what you\u2019ll price it at,&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/real-estate-comps\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">comps to support it<\/span><\/a><span data-preserver-spaces=\"true\">, how quickly those comps went under contract, etc.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\">&nbsp;helps convince a seller in rural Texas that your sale contingency is a&nbsp;<\/span><span data-preserver-spaces=\"true\">pretty<\/span><span data-preserver-spaces=\"true\">&nbsp;safe bet.<\/span><span data-preserver-spaces=\"true\">&nbsp;Sometimes it works.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Options Are Everywhere<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">If you\u2019re&nbsp;<\/span><span data-preserver-spaces=\"true\">just<\/span><span data-preserver-spaces=\"true\">&nbsp;aiming for a solid base hit, which we agreed was our goal here\u2014tight timing, the&nbsp;<\/span><span data-preserver-spaces=\"true\">biggest<\/span><span data-preserver-spaces=\"true\">&nbsp;investment of our lives, crazy interest rates, etc., all being complicating factors\u2014you will find lots out there.<\/span><span data-preserver-spaces=\"true\">&nbsp;Realizing this took a lot of the pressure off.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">We&nbsp;<\/span><span data-preserver-spaces=\"true\">need to<\/span><span data-preserver-spaces=\"true\">&nbsp;transition our earnings out of Brooklyn and into a good investment. That\u2019s the bar, and many deals fit this requirement. It\u2019s parking our money in a cash-flowing, mostly hands-off investment. We don\u2019t need to retire off this one deal.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Check Underwriting, Then Check Again<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">I almost pulled the trigger on a deal I loved. The numbers looked great.&nbsp;<\/span><span data-preserver-spaces=\"true\">I had&nbsp;<\/span><span data-preserver-spaces=\"true\">gone over the inputs again and again<\/span><span data-preserver-spaces=\"true\">&nbsp;and checked them with the real estate agent.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Then I stared at the tax amount, and it seemed low. (Full disclosure that everything seems low to me, living in suburban New Jersey). I&nbsp;<\/span><span data-preserver-spaces=\"true\">checked it again<\/span><span data-preserver-spaces=\"true\">.&nbsp;<\/span><span data-preserver-spaces=\"true\">Lo and behold,<\/span><span data-preserver-spaces=\"true\">&nbsp;the number I had been using for the yearly bill was&nbsp;<\/span><span data-preserver-spaces=\"true\">actually<\/span><span data-preserver-spaces=\"true\">&nbsp;the&nbsp;<\/span><em><span data-preserver-spaces=\"true\">monthly&nbsp;<\/span><\/em><span data-preserver-spaces=\"true\">tax amount, which means the&nbsp;<\/span><span data-preserver-spaces=\"true\">correct yearly<\/span><span data-preserver-spaces=\"true\">&nbsp;amount was the number I had in my underwriting times<\/span><em><span data-preserver-spaces=\"true\">&nbsp;12<\/span><\/em><span data-preserver-spaces=\"true\">. Whoops. The deal didn\u2019t quite pencil out as well after that.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">No one is going to rescue you from bad&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/what-is-underwriting\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">underwriting<\/span><\/a><span data-preserver-spaces=\"true\">. I got lucky, but force yourself to check\u2014and check and check.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Consider a Triple Net Lease<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">When&nbsp;<\/span><span data-preserver-spaces=\"true\">you\u2019re<\/span><span data-preserver-spaces=\"true\">&nbsp;thinking about the three properties&nbsp;<\/span><span data-preserver-spaces=\"true\">that<\/span><span data-preserver-spaces=\"true\">&nbsp;you need to identify within 45 days of closing, don&#8217;t forget to consider&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/triple-net-leases-commercial-real-estate\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">triple net properties<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;(NNN).<\/span><span data-preserver-spaces=\"true\">&nbsp;These are&nbsp;<\/span><span data-preserver-spaces=\"true\">true<\/span><span data-preserver-spaces=\"true\">&nbsp;\u201cmailbox money\u201d investments, where you own the land and the building, but the tenant pays for taxes, insurance, roof,&nbsp;<\/span><span data-preserver-spaces=\"true\">repair\u2014the works<\/span><span data-preserver-spaces=\"true\">.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">These tenants are also usually on 10-to-20-year leases,&nbsp;<\/span><span data-preserver-spaces=\"true\">and they are<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><span data-preserver-spaces=\"true\">usually<\/span><span data-preserver-spaces=\"true\">&nbsp;big, stable chains like fast food, grocery stores, auto part retail centers, and the like.&nbsp;<\/span><span data-preserver-spaces=\"true\">(I first learned about NNN properties on an episode of&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/podcasts\/real-estate-rookie\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Real Estate Rookies<\/span><\/a><span data-preserver-spaces=\"true\">, by the way<\/span><span data-preserver-spaces=\"true\">!)
