New homes have since shed about 200 square feet as costs rose, urban living boomed, and families got smaller. The current affordability crisis has shrunk the envelope even more, and many real estate investors have realized that they need to downsize the square footage of their investment homes to cash flow.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">What Is a Tiny Home?<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">But first, what is the definition of a tiny home?&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">A tiny home is generally a dwelling that measures less than 400 square feet. Many&nbsp;<\/span><span data-preserver-spaces=\"true\">are constructed<\/span><span data-preserver-spaces=\"true\">&nbsp;on trailers, which makes them mobile. However, accessory dwelling units (<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/accessory-dwelling-units-explained\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">ADUs<\/span><\/a><span data-preserver-spaces=\"true\">) and other small dwellings, such as cottages and in-law suites, can also be classified as tiny homes if they fit the rough dimensions.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">The Cost of Building a Tiny Home<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">On average,&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/how-much-does-a-tiny-house-cost\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">building a tiny home costs&nbsp;<\/span><span data-preserver-spaces=\"true\">a minimum of<\/span><span data-preserver-spaces=\"true\">&nbsp;$20,000<\/span><\/a><span data-preserver-spaces=\"true\">, which is around 4% of the average&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.redfin.com\/us-housing-market\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">U.S. home sale price<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\">&nbsp;Custom-built homes with add-ons can double the price of a tiny&nbsp;<\/span><span data-preserver-spaces=\"true\">home<\/span><span data-preserver-spaces=\"true\">, and a&nbsp;<\/span><span data-preserver-spaces=\"true\">home<\/span><span data-preserver-spaces=\"true\">&nbsp;on wheels usually costs between $60,000 and $80,000.&nbsp;&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">It\u2019s worth noting that if your tiny home is mobile and located in your primary residence&#8217;s garden, you will not need to pay&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/property-tax-faq\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">property taxes<\/span><\/a><span data-preserver-spaces=\"true\">. If it is on a foundation on a separate parcel of land, you&nbsp;<\/span><span data-preserver-spaces=\"true\">will need to<\/span><span data-preserver-spaces=\"true\">&nbsp;factor in the cost of buying the land and property taxes into your expenses.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">ROI and Cash Flow<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">With an outlay of over $100,000, what type of&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/rental-property-cash-flow-analysis\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">cash flow<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;can you earn on a tiny home used for an investment? Much of it depends on your home&#8217;s location. If it is by a beach in a popular tourist destination, near a lake in a picturesque countryside, or in a major city in a home&#8217;s back garden, expect to earn high rents.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">According to short-term rental analytics site&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.airdna.co\/blog\/prefab-airbnbs\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">AirDNA<\/span><\/a><span data-preserver-spaces=\"true\">, Getaway, a start-up that rents tiny prefab cabins for $129 to $299 a night, raised $41.7 million in 2021. The cost of each cabin was around $40,000 per Airbnb investment.&nbsp;<\/span><\/p>\n\n\n\n<p><a class=\"editor-rtfLink\" href=\"https:\/\/techcrunch.com\/2021\/02\/08\/getaway-series-c\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">TechCrunch<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;revealed that Gateway experienced a nearly 100% occupancy rate for their properties. Rounding off the numbers for convenience, assuming&nbsp;<\/span><span data-preserver-spaces=\"true\">each home was rented<\/span><span data-preserver-spaces=\"true\">&nbsp;for $200\/night for 300 nights per year, amounts to a total yearly income of $60,000 per year, which would pay off the cost of the cabin in its first year, with $20,000 left over for additional expenses.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Airbnb co-founder&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.fastcompany.com\/90809611\/inside-an-airbnb-cofounders-latest-venture-building-tiny-backyard-homes\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Joe Gebbia started Samara in 2022<\/span><\/a><span data-preserver-spaces=\"true\">, a company specializing in prefab ADUs. This further points to the growing popularity of tiny houses as investments. By placing an ADU in their backyard, homeowners can forgo the expense of real estate taxes and earn extra money without having strangers in their living space.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Cities Are Getting on Board the Tiny House Explosion<\/span><\/h2>\n\n\n\n<p><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/wave-of-zoning-law-changes-could-have-major-impacts-on-investors\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Expensive cities see ADUs as a way to alleviate their housing crises<\/span><\/a><span data-preserver-spaces=\"true\">.&nbsp;<\/span><span data-preserver-spaces=\"true\">Although prohibitive short-term rental laws mean&nbsp;<\/span><span data-preserver-spaces=\"true\">they cannot be used<\/span><span data-preserver-spaces=\"true\">&nbsp;in places such as San Francisco, Los Angeles, and New York for less than 30 days, they are a much-needed housing pressure valve for conventional yearly lease tenants or&nbsp;<\/span><span data-preserver-spaces=\"true\">for<\/span><span data-preserver-spaces=\"true\">&nbsp;homeowners in need of<\/span><span data-preserver-spaces=\"true\">&nbsp;more space.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">ADUs Could Be Great for Homeowners in Pricey Cities<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">California passed a series of laws in 2016 to make ADUs&nbsp;<\/span><span data-preserver-spaces=\"true\">easier<\/span><span data-preserver-spaces=\"true\">&nbsp;to build in the state by overriding local zoning and land use restrictions, enabling backyard homes. New York City will help finance the construction of ADUs under its&nbsp;<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.nyc.gov\/site\/hpd\/services-and-information\/plus-one-adu.page\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Plus One ADU program<\/span><\/a><span data-preserver-spaces=\"true\">&nbsp;with no- or low-interest loans.
