To name a few:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span data-preserver-spaces=\"true\">Gorgeous warm, year-round weather.<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">A very low<\/span><span data-preserver-spaces=\"true\"> cost of living.<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Reasonable taxes.<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">A stable government.<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Access to the European Union (EU).<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">A bustling tourism industry.<\/span><\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">How to Buy Property in Malta<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Americans first need something called an Acquisition of Immovable Property (AIP) permit. <\/span><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> costs around $250 and usually takes a little over a month <\/span><span data-preserver-spaces=\"true\">to get<\/span><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">If you\u2019re looking to purchase an investment property <\/span><span data-preserver-spaces=\"true\">in order to rent it out, your property needs to<\/span><span data-preserver-spaces=\"true\"> be valued over \u20ac233,000 ($255,000 in U.S. dollars), <\/span><span data-preserver-spaces=\"true\">it must<\/span><span data-preserver-spaces=\"true\"> have a swimming pool, and <\/span><span data-preserver-spaces=\"true\">it must<\/span><span data-preserver-spaces=\"true\"> be registered with the Hotel and Catering Establishments Board. There are also some restrictions <\/span><span data-preserver-spaces=\"true\">in terms of<\/span><span data-preserver-spaces=\"true\"> how long you can rent it <\/span><span data-preserver-spaces=\"true\">for<\/span><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">These are assets located in predetermined luxury areas of Malta, many of which are in prime locations, complete with porters, reception areas, pools, etc. If you buy in one of these sections, you don\u2019t need an AIP, and there are no rental restrictions. As an owner of property in a <\/span><span data-preserver-spaces=\"true\">special<\/span><span data-preserver-spaces=\"true\"> designated area (SDA), you also inherit many of the same rights as a Maltese citizen, which is a <\/span><span data-preserver-spaces=\"true\">key<\/span><span data-preserver-spaces=\"true\"> benefit.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Become an Official Malta Resident With Your Investment<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Like other \u201cgolden passport\u201d programs in Europe, there is a <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.globalcitizensolutions.com\/residency\/residency-by-investment-in-malta\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">path to Malta citizenship<\/span><\/a><span data-preserver-spaces=\"true\"> and, therefore, EU citizenship via real estate. Note that Malta, too, may sunset these opportunities after a few years.
