The truth is, the best intel we have is not directly from the listing sites. <\/span><span data-preserver-spaces=\"true\">Just like<\/span><span data-preserver-spaces=\"true\"> with Google ranking, these sites don\u2019t want you to \u201cgame\u201d the algorithm by telling you exactly how it works.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">However, we <\/span><span data-preserver-spaces=\"true\">do<\/span><span data-preserver-spaces=\"true\"> have data from STR titans like <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.instagram.com\/robuilt\/?hl=en\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Rob Abasolo<\/span><\/a><span data-preserver-spaces=\"true\"> and <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.instagram.com\/theshorttermshop\/?hl=en\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Avery Carl<\/span><\/a><span data-preserver-spaces=\"true\">, whose advice, having tried everything under the sun and analyzed the results, is just as good. Here are their \u201cheadline\u201d bits of advice.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Photos Are Most Important<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">If <\/span><span data-preserver-spaces=\"true\">you\u2019re going to<\/span><span data-preserver-spaces=\"true\"> tweak one thing on your listing, make it your photos. Skip the pretty beach photo (if you\u2019re renting out a beach house, everyone already knows the beach is gorgeous) and set yourself apart with incredible pics of your rental.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">But <\/span><span data-preserver-spaces=\"true\">importantly<\/span><span data-preserver-spaces=\"true\">, shuffle the order and upload new pics as you can. This makes a difference, says Abasolo on a <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/real-estate-921\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">recent BiggerPockets podcast<\/span><\/a><span data-preserver-spaces=\"true\">, \u201cFrom an algorithmic standpoint, there have been many times when I\u2019ve uploaded new photos and immediately saw a boost in revenue,\u201d he explained. \u201cNow, you can say the new photos helped me do that, or that Airbnb notices whenever you\u2019re going in and <\/span><span data-preserver-spaces=\"true\">actually<\/span><span data-preserver-spaces=\"true\"> changing up your listing.\u201d &nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Update Your Headline With Timely Words<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">One of the best ways to tweak your headline and change up your listing so the algorithm notices is to add <\/span><span data-preserver-spaces=\"true\">in<\/span><span data-preserver-spaces=\"true\"> something timely.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Two months out from spring break? Work in some headline verbiage about \u201cSpring Break Perfection.\u201d Coming up on ski season? Add something to your mountain condo headline about how you\u2019re 25 steps from the gondola.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Carl noted on the podcast that timing for these headline changes is <\/span><span data-preserver-spaces=\"true\">key<\/span><span data-preserver-spaces=\"true\">. \u201cWe like to make sure our headlines say something about spring break around five to eight weeks before, and make sure we\u2019re using our headline to [showcase] all the amenities we offer, whether <\/span><span data-preserver-spaces=\"true\">that\u2019s<\/span><span data-preserver-spaces=\"true\"> a private pool or a mountain view.\u201d<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Whatever You Do, Don\u2019t Forget to Take it Down<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">As soon as you update your headline, add a reminder in your calendar to take it down after the timely event has passed. There is no quicker way for your listing to seem dated than to <\/span><span data-preserver-spaces=\"true\">be still advertising<\/span><span data-preserver-spaces=\"true\"> \u201cGreat Spot for Leaf Peeping!\u201d in February.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Hooks to Try in Your STR Headlines<\/span><\/h2>\n\n\n\n<ul class=\"wp-block-list\">\n<li><span data-preserver-spaces=\"true\">Summer rentals!<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Now booking for [Any month]&nbsp;<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Spring break<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Leaf Peeping<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Big<\/span><span data-preserver-spaces=\"true\"> sporting or cultural events (i.e., \u201c2 miles from Coachella!\u201d)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">New Year&#8217;s or Winter Break<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Parents Weekend (if you\u2019re near a college)<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">When you\u2019ve added a new amenity (Private hot tub!)<\/span><\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Have you tried making your STR headline more timely?
