{"id":174849,"date":"2024-07-01T08:07:13","date_gmt":"2024-07-01T14:07:13","guid":{"rendered":"https:\/\/www.biggerpockets.com\/blog\/?p=174849"},"modified":"2024-07-28T05:51:08","modified_gmt":"2024-07-28T11:51:08","slug":"can-you-invest-in-passive-real-estate-without-being-accredited","status":"publish","type":"post","link":"https:\/\/www.biggerpockets.com\/blog\/can-you-invest-in-passive-real-estate-without-being-accredited","title":{"rendered":"Can You Invest In Passive Real Estate Investments as a Non-Accredited Investor?"},"content":{"rendered":"\n\n      <iframe loading=\"lazy\" frameborder=\"0\" height=\"200\" scrolling=\"no\" src=\"https:\/\/playlist.megaphone.fm\/?e=BIGPOC4149653285\" width=\"100%\"><\/iframe>\r\n  \n\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Want to invest in real estate but don\u2019t want the headaches of landlords, financing, renovations, renters, permits, inspectors, direct mail campaigns, and all the other hassles that come with a real estate investing side hustle?<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Me too.<\/span> <span data-preserver-spaces=\"true\">I\u2019ve owned dozens of single-family rental properties, but <\/span><span data-preserver-spaces=\"true\">today,<\/span><span data-preserver-spaces=\"true\"> I only invest in real estate passively.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/passive-real-estate-investing\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Passive real estate investments<\/span><\/a><span data-preserver-spaces=\"true\"> include notes, funds, real estate syndications, and real estate crowdfunding investments. <\/span><span data-preserver-spaces=\"true\">None <\/span><span data-preserver-spaces=\"true\">is<\/span><span data-preserver-spaces=\"true\"> inherently better or worse than the others<\/span><span data-preserver-spaces=\"true\">, <\/span><span data-preserver-spaces=\"true\">or even than active real estate investments. They just <\/span><span data-preserver-spaces=\"true\">come with<\/span><span data-preserver-spaces=\"true\"> different pros and cons.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">But they also come with a catch: Many don\u2019t allow <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/real-estate-accredited-investors-definition\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">non-accredited investors<\/span><\/a><span data-preserver-spaces=\"true\">. Paternalistic Uncle Sam doesn\u2019t think that everyday people are responsible enough to access certain <\/span><span data-preserver-spaces=\"true\">types of<\/span><span data-preserver-spaces=\"true\"> investments. As a result, anyone with a net worth under $1 million (not including home equity) or incomes under $200,000\/year can\u2019t invest in many passive real estate investments, classified as 506(c) investments with the SEC.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Some passive investments, classified as 506(b), <\/span><em><span data-preserver-spaces=\"true\">do<\/span> <\/em><span data-preserver-spaces=\"true\">allow non-accredited investors. <\/span><span data-preserver-spaces=\"true\">These, too, come with a catch<\/span><span data-preserver-spaces=\"true\">, however<\/span><span data-preserver-spaces=\"true\">: The government doesn\u2019t allow them to <\/span><span data-preserver-spaces=\"true\">be advertised<\/span><span data-preserver-spaces=\"true\"> publicly.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">So, how can you find passive investments that let you in if they can\u2019t advertise?&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Crowdfunding: An Easy Starting Point<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Some <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/real-estate-crowdfunding\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">real estate crowdfunding platforms<\/span><\/a><span data-preserver-spaces=\"true\"> allow non-accredited investors. I\u2019ve invested in most of the largest ones myself.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">They vary by quality, historical returns, and reputation. I\u2019ve had good experiences with Groundfloor, Ark7, and Arrived. Fundrise has had a tough few years but appears to be recovering. The same goes for Streitwise.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Most of these let you dip your toe in the water with $10 to $100. When you <\/span><span data-preserver-spaces=\"true\">first<\/span><span data-preserver-spaces=\"true\"> start investing passively in real estate, that makes it far <\/span><span data-preserver-spaces=\"true\">easier<\/span><span data-preserver-spaces=\"true\">\u2014and more comfortable\u2014than the $50,000 to $100,000 sometimes required by private equity investments.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Interestingly, some real estate syndicators have started exploring the use of crowdfunding regulation filings with the SEC as an alternative to the traditional 506(b) or 506(c) filings. I\u2019ve invested in a syndication by <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/goodegginvestments.com\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Goodegg Investments<\/span><\/a><span data-preserver-spaces=\"true\">, filed under Reg-CF, and open to non-accredited investors. <\/span><span data-preserver-spaces=\"true\">So far <\/span><span data-preserver-spaces=\"true\">I like them,<\/span><span data-preserver-spaces=\"true\"> and find founder Annie Dickerson <\/span><span data-preserver-spaces=\"true\">to be<\/span><span data-preserver-spaces=\"true\"> trustworthy and transparent.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Ask Other Passive Investors<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Start with people you know in real life, such as friends and family members. But if you already had a <\/span><span data-preserver-spaces=\"true\">great<\/span><span data-preserver-spaces=\"true\"> foothold in <\/span><span data-preserver-spaces=\"true\">the world of<\/span><span data-preserver-spaces=\"true\"> passive real estate investing, you probably wouldn\u2019t be reading this right now.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">You have plenty of other options <\/span><span data-preserver-spaces=\"true\">to find<\/span><span data-preserver-spaces=\"true\"> reputable real estate sponsors (syndicators), note issuers, and fund managers. You can start with <\/span><span data-preserver-spaces=\"true\">the<\/span> <a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/forums\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">forums<\/span><\/a><span data-preserver-spaces=\"true\"> on real estate websites like BiggerPockets or Facebook groups for passive real estate investors.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">There\u2019s also a platform <\/span><span data-preserver-spaces=\"true\">specifically dedicated<\/span><span data-preserver-spaces=\"true\"> to passive real estate investors called <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/leftfieldinvestors.com\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Left Field Investors<\/span><\/a><span data-preserver-spaces=\"true\">, which has <\/span><span data-preserver-spaces=\"true\">a great<\/span><span data-preserver-spaces=\"true\"> forum for discussing sponsors.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Join a Passive Real Estate Investment Club<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">While there aren\u2019t many, <\/span><span data-preserver-spaces=\"true\">there are<\/span><span data-preserver-spaces=\"true\"> a few investment clubs <\/span><span data-preserver-spaces=\"true\">specializing<\/span><span data-preserver-spaces=\"true\"> in passive real estate investments.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Left Field Investors is one. <\/span><span data-preserver-spaces=\"true\">My company, SparkRental, operates another, <\/span><span data-preserver-spaces=\"true\">called<\/span><span data-preserver-spaces=\"true\"> the Co-Investing Club. You can also check out the <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/alternativeinvestingclub.com\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Alternative Investing Club<\/span><\/a><span data-preserver-spaces=\"true\"> as a third option. I don\u2019t mind naming our competitors<\/span><span data-preserver-spaces=\"true\">, <\/span><span data-preserver-spaces=\"true\">because I know and respect them and their founders. All three of these clubs work differently<\/span><span data-preserver-spaces=\"true\">, with a different emphasis<\/span><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Our emphasis in the Co-Investing Club is accessibility: <\/span><span data-preserver-spaces=\"true\">making sure<\/span><span data-preserver-spaces=\"true\"> everyone\u2014even those without huge sums\u2014has access to passive investment. We meet <\/span><span data-preserver-spaces=\"true\">every month<\/span><span data-preserver-spaces=\"true\"> to collectively vet a new deal from different syndicators or note issuers.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Left Field Investors and the Alternative Investing Club primarily serve accredited investors. <\/span><span data-preserver-spaces=\"true\">All three clubs <\/span><span data-preserver-spaces=\"true\">put an emphasis on bringing in lots of<\/span><span data-preserver-spaces=\"true\"> guest speakers and transparency <\/span><span data-preserver-spaces=\"true\">in<\/span><span data-preserver-spaces=\"true\"> having a platform where passive investors can share information about sponsors, deals, and risk factors.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Listen to Passive Real Estate Podcasts<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Some real estate podcasts frequently host syndicators.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">BiggerPockets hosts not one but <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/podcasts\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">several podcasts<\/span><\/a><span data-preserver-spaces=\"true\">, which often feature real estate sponsors. Marco Santarelli hosts the <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.passiverealestateinvesting.com\/podcasts\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Passive Real Estate Investing Podcast<\/span><\/a><span data-preserver-spaces=\"true\">, Goodegg hosts The Life and Money Show, and Left Field Investors hosts the Passive Investing from Left Field podcast. At SparkRental, we host the Live Off Rents podcast, with quick five-to-20-minute episodes.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">They\u2019re all great ways to find new sponsors and hear them explain their unique investing strategy.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Network with Active Investors<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">You can also invest directly with active investors, the ones who are out in the trenches. <\/span><span data-preserver-spaces=\"true\">Perhaps they<\/span> <a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/guides\/how-to-flip-houses\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">flip houses<\/span><\/a><span data-preserver-spaces=\"true\">, wholesale properties, or buy and hold rental properties.<\/span> <span data-preserver-spaces=\"true\">All could make <\/span><span data-preserver-spaces=\"true\">for<\/span><span data-preserver-spaces=\"true\"> great partners for <\/span><span data-preserver-spaces=\"true\">you to invest with passively<\/span><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\">&nbsp;&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">That could take <\/span><span data-preserver-spaces=\"true\">the form of<\/span><span data-preserver-spaces=\"true\"> partnering with them on deals as an equity partner with partial ownership. Or you could lend them money as a private note.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Word to the wise, however: Only invest with experienced investors <\/span><span data-preserver-spaces=\"true\">who<\/span><span data-preserver-spaces=\"true\"> you know, like, and trust. <\/span><span data-preserver-spaces=\"true\">Your cousin buying her first or second property is not<\/span><span data-preserver-spaces=\"true\"> a <\/span><span data-preserver-spaces=\"true\">safe <\/span><span data-preserver-spaces=\"true\">person<\/span><span data-preserver-spaces=\"true\"> to invest with.<\/span><span data-preserver-spaces=\"true\"> Look for investors with dozens or hundreds of deals <\/span><span data-preserver-spaces=\"true\">under their belt<\/span><span data-preserver-spaces=\"true\">, who are happy to open their books and show you their track record\u2014good, bad, and ugly.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">What\u2019s Hard to Find as a Non-Accredited Investor?<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Some passive real estate investments <\/span><span data-preserver-spaces=\"true\">allowing<\/span><span data-preserver-spaces=\"true\"> non-accredited investors are relatively easy to find. Value-add multifamily real estate syndications <\/span><span data-preserver-spaces=\"true\">come to mind as<\/span><span data-preserver-spaces=\"true\"> the most common.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Others are much <\/span><span data-preserver-spaces=\"true\">harder<\/span><span data-preserver-spaces=\"true\"> to find.<\/span><span data-preserver-spaces=\"true\"> For example, networking with active mom-and-pop investors takes some work <\/span><span data-preserver-spaces=\"true\">on your part<\/span><span data-preserver-spaces=\"true\">. You could hop on the BiggerPockets forum and ask, \u201cWho\u2019s a great <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/single-family-investing-benefits\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">single-family<\/span><\/a><span data-preserver-spaces=\"true\"> investor who wants my money?\u201d <\/span><span data-preserver-spaces=\"true\">and<\/span><span data-preserver-spaces=\"true\"> you\u2019ll get a thousand responses. But picking out a couple of <\/span><span data-preserver-spaces=\"true\">truly<\/span><span data-preserver-spaces=\"true\"> transparent, trustworthy, and experienced investors will prove <\/span><span data-preserver-spaces=\"true\">a lot<\/span><span data-preserver-spaces=\"true\"> harder.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Among syndications,<\/span><span data-preserver-spaces=\"true\"> it\u2019s hard to find niche investments that allow non-accredited investors.<\/span><span data-preserver-spaces=\"true\"> Off the top of my head, I can only think of two reputable self-storage sponsors that <\/span><span data-preserver-spaces=\"true\">allow<\/span><span data-preserver-spaces=\"true\"> non-accredited investors. The same goes for mobile home park investors. I can only think of one industrial real estate syndicator that allows non-accredited investors. And it is <\/span><span data-preserver-spaces=\"true\">literally<\/span><span data-preserver-spaces=\"true\"> my job to network with sponsors and find the most experienced and trustworthy ones.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">It\u2019s also hard to find<\/span><span data-preserver-spaces=\"true\"> private equity real estate funds that allow non-accredited investors.<\/span><span data-preserver-spaces=\"true\"> I can think of two reputable ones off the top of my head.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Where to Start<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">If you want to <\/span><span data-preserver-spaces=\"true\">dip your toe in the water<\/span><span data-preserver-spaces=\"true\">, consider investing $100 with Groundfloor, Ark7, or Arrived.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The next level up is exploring notes and syndications. <\/span><span data-preserver-spaces=\"true\">Consider joining a passive real estate investment club to <\/span><span data-preserver-spaces=\"true\">gain the benefit of all the other members\u2019 experience<\/span><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">When our Co-Investing Club meets to vet a deal, our members ask sharp questions to probe for potential risks. Collectively, we analyze risk from dozens of different directions. Members can then choose to invest $5,000 if they like the deal, and collectively, we surpass the minimum investment of $50,000 to $100,000.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">As you get better at analyzing risk <\/span><span data-preserver-spaces=\"true\">on your own<\/span><span data-preserver-spaces=\"true\">, start networking with mom-and-pop investors who might make good partners. <\/span><span data-preserver-spaces=\"true\">That\u2019s something we\u2019ve<\/span><span data-preserver-spaces=\"true\"> increasingly done ourselves: trying to find expert single-family investors who have already made every conceivable mistake and won\u2019t lose our money if we partner with them on a flip or portfolio of rentals.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">To me, it\u2019s a fun, low-stress way to invest. I get to<\/span> <a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/how-living-overseas-made-me-a-better-investor\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">travel the world<\/span><\/a><span data-preserver-spaces=\"true\"> without the hassle of tenants or property managers. And I get to invest small amounts across many properties, cities, syndicators, mom-and-pop investors, and property types.
