Unlike human labor, a robot doesn&#8217;t get tired, works continuously, and can build the outer structure of a 1,300-square-foot home in about 40 hours. Not surprisingly, the 3D printing construction industry is forecasted to generate total revenues of<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.3dnatives.com\/en\/3d-printing-construction-240120184\/#!\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> $40 billion by 2027<\/span><\/a><span data-preserver-spaces=\"true\">.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">A Streamlined Operation<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">3D-printed houses will significantly affect the much-needed affordable housing sector of residential real estate, with <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.youtube.com\/watch?v=sB_6IaFg8uM\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Habitat for Humanity<\/span><\/a><span data-preserver-spaces=\"true\"> already using the technology to mass-produce housing. Other benefits include cleaner job sites with less waste and higher energy efficiency due to concrete construction.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">With a shortage of construction workers, 3D printing only requires one or two people <\/span><span data-preserver-spaces=\"true\">at a time to oversee operations<\/span><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\"> Synthetic concrete using recycled glass with solar-paneled roofs means that 3D-printed homes could be energy neutral, producing as much energy as they use.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">National Homebuilders Are Embracing the Technology<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Building homes using the new technology <\/span><span data-preserver-spaces=\"true\">flies in the face of<\/span><span data-preserver-spaces=\"true\"> conventional lumber-based housing, which has been used in the U.S. for the last century.<\/span> <span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> means convincing the construction industry to switch its tried-and-trusted building practices for a revolutionary new approach could take time.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Much of it relies on national homebuilders coming on board. To that point, a new <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.cbsnews.com\/news\/company-3d-prints-houses-on-earth-partners-with-nasa-to-3d-print-on-moon-60-minutes-transcript\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">3D housing community, comprising 100 homes<\/span><\/a><span data-preserver-spaces=\"true\"> constructed by Icon and national homebuilder Lennar, is taking shape north of Austin, Texas, and gaining much attention.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">&#8220;In the future, I believe robots and drones will build entire neighborhoods, towns, and cities, and we&#8217;ll look back at Lennar&#8217;s Wolf Ranch community as the place where robotic construction at scale began,&#8221; Icon CEO <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.realtor.com\/news\/trends\/robot-home-texas-3d-printed-icon\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Jason Ballard said in a statement<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">How 3D-Printed Homes Will Affect Real Estate Investing<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">All of this sounds great. But what does it mean to real estate investors? Here are four considerations.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">1. In warmer climates, 3D homes may prove more popular than conventional <\/span><span data-preserver-spaces=\"true\">homes<\/span><\/h3>\n\n\n\n<p><span data-preserver-spaces=\"true\">It may take a while to get used to the circular layers of concrete patterning inside and outside your home, which, when painted, resembles cake frosting, not cement. However, as more homes are constructed this way for less money and less energy costs, it&#8217;s hard to see how they won&#8217;t catch on.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">For investors who want to become developers, this lowers the barrier to entry. Robots also show up on time for work and don&#8217;t demand to be paid in cash weekly. As a result, traditional homes needing renovation could get demolished in favor of new 3D homes, decimating the <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/guides\/how-to-flip-houses\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">fix-and-flip investing model<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">2. Build-to-rent communities could sprout up from <\/span><span data-preserver-spaces=\"true\">developers<\/span><\/h3>\n\n\n\n<p><span data-preserver-spaces=\"true\">It&#8217;s easy to visualize hundreds of robots drawing 3D house-shaped patterns across the landscape, transforming lots into communities in days and weeks rather than months, as with the Icon\/Lennar development in Texas. With <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/on-the-market-207\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">interest rates high<\/span><\/a><span data-preserver-spaces=\"true\"> and <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/on-the-market-229\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">affordability low<\/span><\/a><span data-preserver-spaces=\"true\">, this could transform development and rental housing in the U.S. for years to come, ending the housing shortage and making homes more affordable\u2014savings that could <\/span><span data-preserver-spaces=\"true\">be passed on<\/span><span data-preserver-spaces=\"true\"> to homeowners and tenants alike.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">3. Less reliance on overseas lumber and building materials<\/span><\/h3>\n\n\n\n<p><span data-preserver-spaces=\"true\">The supply chain has been a significant impediment to construction costs since the pandemic. So long as the construction industry can figure out how to<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.salon.com\/2024\/02\/25\/unearthing-tension-sand-runs-the-world-but-most-dont-realize-the-conflict-it-generates\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> sustainably source sand<\/span><\/a><span data-preserver-spaces=\"true\"> used in concrete by <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.nytimes.com\/2024\/04\/27\/climate\/new-orleans-glass-recycling.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">recycling glass<\/span><\/a><span data-preserver-spaces=\"true\"> instead of relying on the pricey transportation of sand across continents, 3D printing could signal the end of overreliance on the supply chain for materials, thus stabilizing construction costs.&nbsp;<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">4. The use of concrete <\/span><span data-preserver-spaces=\"true\">is perfectly timed<\/span><span data-preserver-spaces=\"true\"> due to the increase in extreme weather events. Concrete homes could <\/span><span data-preserver-spaces=\"true\">bring down<\/span> <a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/insurance-premiums-to-reach-record-highs-in-2024\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">insurance costs<\/span><\/a><span data-preserver-spaces=\"true\">, which would be a big plus for investors in weather-ravaged places like Florida.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The speed and cost savings in construction could help transform real estate investing, making houses more affordable and <\/span><span data-preserver-spaces=\"true\">easier<\/span><span data-preserver-spaces=\"true\"> to build en masse. An obvious casualty for investors would be flipping and wholesaling, as the next wave of homes would be new and probably sold directly by the homebuilder.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">This type of construction also favors large-scale homebuilders who can afford the technology. The minimal framing, house wrap, and siding means many jobs within the construction industry will be lost, and small-time contractors and flippers will eventually see a downturn in revenue.
