Here&#8217;s What Investors Should Know."},"content":{"rendered":"\n<p><span data-preserver-spaces=\"true\">Home insurance prices continue to rise and could increase by another 6% this year after already rising nearly 20% in the last two years, according to one estimate. A combination of inflation and extreme weather events in some states has fueled the jump in prices, with the average annual rate increasing 19.8% between 2021 and 2023, a <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/insurify.com\/homeowners-insurance\/report\/home-insurance-price-projections\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">report from Insurify<\/span><\/a><span data-preserver-spaces=\"true\"> found.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The insurance comparison site estimates that prices will rise 6% to an average of $2,522 by the end of 2024 and could increase further in 2025 if the hurricane season is as bad as <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.noaa.gov\/news-release\/noaa-predicts-above-normal-2024-atlantic-hurricane-season\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">NOAA projections say it will be<\/span><\/a><span data-preserver-spaces=\"true\">.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Where Insurance Costs Are Increasing the Most&nbsp;<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Insurance rates aren\u2019t the same across the board. Some factors are individual, like the size and age of the home, as well as claims history. Other impacts include where your home <\/span><span data-preserver-spaces=\"true\">is located<\/span><span data-preserver-spaces=\"true\"> and how likely it is to be damaged.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Due to these various factors, not everyone will see their premiums increase this year. States more prone to climate catastrophes, such as flooding and wildfires, are more likely to see an increase in rates. Other states, like California, will only see a slight increase due to <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/leginfo.legislature.ca.gov\/faces\/codes_displayText.xhtml?lawCode=INS#038;division=1.&amp;title=&amp;part=2.&amp;chapter=9.&amp;article=10.\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">state regulations limiting how much rates can rise<\/span><\/a><span data-preserver-spaces=\"true\"> in a given year.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Louisiana, for example, is expected to have the <\/span><span data-preserver-spaces=\"true\">biggest<\/span> <span data-preserver-spaces=\"true\">increase in rates<\/span><span data-preserver-spaces=\"true\"> due to hurricane damage. Meanwhile, rates are catching up in Maine, which has seen <\/span><span data-preserver-spaces=\"true\">an increase<\/span><span data-preserver-spaces=\"true\"> in the sea level and subsequent flooding and coastal damage. Florida is also likely to see an increase in prices<\/span><span data-preserver-spaces=\"true\">, although<\/span><span data-preserver-spaces=\"true\"> it already has some of the most expensive insurance in the country, with homeowners paying an average of $10,996 a year for coverage.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Here\u2019s a look at the top 10 states where homeowners are bearing the brunt of increased insurance costs.<\/span><\/p>\n\n\n<p><iframe title=\"Projected Prices in States With the Highest Increases\" aria-label=\"Bullet Bars\" id=\"datawrapper-chart-GW0m7\" src=\"https:\/\/datawrapper.dwcdn.net\/GW0m7\/1\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"390\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r=0;r<e.length;r++)if(e[r].contentWindow===a.source){var i=a.data[\"datawrapper-height\"][t]+\"px\";e[r].style.height=i}}}))}();\n<\/script><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Why Insurance Costs Are Rising So Much&nbsp;<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">States with high insurance costs tend to be prone to <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/safest-and-least-safe-real-estate-markets-from-natural-disasters\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">extreme weather events<\/span><\/a><span data-preserver-spaces=\"true\">. <\/span><span data-preserver-spaces=\"true\">And with<\/span><span data-preserver-spaces=\"true\"> climate change increasing, some project that those weather events will get even more extreme in the futur<\/span><span data-preserver-spaces=\"true\">e\u2014w<\/span><span data-preserver-spaces=\"true\">hich means homeowners in these prone areas are likely to be hit with <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/cities-in-these-areas-are-facing-higher-insurance-costs\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">large premiums<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">According to a study from <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.realtor.com\/news\/trends\/climate-risks-threaten-nearly-half-of-all-homes\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Realtor.com<\/span><\/a><span data-preserver-spaces=\"true\">, nearly half of all homes in the U.S. are at risk from climate change. <\/span><span data-preserver-spaces=\"true\">Many coastal states are <\/span><span data-preserver-spaces=\"true\">in areas of<\/span><span data-preserver-spaces=\"true\"> relatively high risk of natural disasters, according to <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/hazards.fema.gov\/nri\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">FEMA\u2019s National Risk Index<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\"> Meanwhile, <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/how-to-fireproof-your-home-from-wildfires\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">wildfires<\/span><\/a><span data-preserver-spaces=\"true\"> have become a growing risk in various <\/span><span data-preserver-spaces=\"true\">areas<\/span><span data-preserver-spaces=\"true\"> across the country, with the damage they cause costing an estimated <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.jec.senate.gov\/public\/index.cfm\/democrats\/2023\/10\/climate-exacerbated-wildfires-cost-the-u-s-between-394-to-893-billion-each-year-in-economic-costs-and-damages\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">$394 billion to $893 billion annually<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Building repair costs have also increased since inflation has caused construction material costs to skyrocket in recent years. That means insurers have to pay more when a homeowner makes a claim\u2014a cost <\/span><span data-preserver-spaces=\"true\">that\u2019s<\/span><span data-preserver-spaces=\"true\"> passed on when they increase premium rates.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Even reinsurance (<\/span><span data-preserver-spaces=\"true\">basically<\/span><span data-preserver-spaces=\"true\"> insurance for insurers) has risen, further increasing prices, especially in areas prone to disasters like Florida. Some insurers (and reinsurers) have left areas they have deemed too high risk. According to Insurify, <\/span><span data-preserver-spaces=\"true\">the number of<\/span><span data-preserver-spaces=\"true\"> available home insurance policies decreased by 35% in 2023.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">As climate change increases, homes not in catastrophic weather areas could still see a lot of damage from events like large hailstorms and severe thunderstorms. But 60% of homeowners forgo flood insurance, according to a February 2024 Insurify study, and standard insurance doesn\u2019t pay for flooding.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">What Increased Insurance Costs Mean for Investors&nbsp;<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">As climate change becomes more of a factor, it will not only <\/span><span data-preserver-spaces=\"true\">cause an increase in insurance premiums, but it could<\/span><span data-preserver-spaces=\"true\"> affect the value of homes.<\/span><span data-preserver-spaces=\"true\"> According to Insurify, around 25% of homeowners feel like climate change has affected the value of their homes. Meanwhile, a <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.jec.senate.gov\/public\/_cache\/files\/9220abde-7b60-4d05-ba0a-8cc20df44c7d\/jec-report-on-total-costs-of-wildfires.pdf\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Congressional report<\/span><\/a><span data-preserver-spaces=\"true\"> found that climate-exacerbated wildfires could diminish total real estate values by as much as $337.5 billion annually.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">\u201cClimate risk is a big deal,\u201d Realtor.com economist Jiayi Xu said <\/span><span data-preserver-spaces=\"true\">in a <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.realtor.com\/news\/trends\/climate-risks-threaten-nearly-half-of-all-homes\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">statement<\/span><\/a><span data-preserver-spaces=\"true\">. \u201cIt can impact home values, insurance costs, and the overall stability of a housing market.\u201d<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Even<\/span><span data-preserver-spaces=\"true\"> homes that aren\u2019t <\/span><span data-preserver-spaces=\"true\">hit directly<\/span><span data-preserver-spaces=\"true\"> by extreme weather events <\/span><span data-preserver-spaces=\"true\">are being impacted by rising insurance premiums, which only increases<\/span><span data-preserver-spaces=\"true\"> the cost of homeownership.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">And it\u2019s not just single-family homes <\/span><span data-preserver-spaces=\"true\">being hit<\/span><span data-preserver-spaces=\"true\">.
