I wanted to reach financial independence by age 30.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Spoiler alert:<\/span><span data-preserver-spaces=\"true\"> That didn\u2019t happen. At 43, I still work\u2014but my work looks plenty different today than it did 20 years ago.&nbsp;&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">You can reach a form of financial freedom within a few years. But it requires you to both think and act differently than you do today.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">If you want a life less ordinary, try this extraordinary plan to reach financial freedom within five years.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Redefine Financial Freedom<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">First:<\/span><span data-preserver-spaces=\"true\"> If you have to <\/span><span data-preserver-spaces=\"true\">actually<\/span><span data-preserver-spaces=\"true\"> cover every dollar you spend with passive income from investments (true financial independence), you\u2019ll have <\/span><span data-preserver-spaces=\"true\">a hard time<\/span><span data-preserver-spaces=\"true\"> getting there in five years.<\/span><span data-preserver-spaces=\"true\"> Fortunately, you don\u2019t need to do that.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">I\u2019ve interviewed dozens of people who reached financial independence and retired young with real estate. The <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/the-dirty-little-secret-of-the-fire-movement-and-why-its-good-news\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">\u201cdirty little secret\u201d of the FIRE movement<\/span><\/a><span data-preserver-spaces=\"true\"> is that everyone goes back to work.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Why? Because there\u2019s only so long you can watch TV on the couch or sip pi\u00f1a coladas on the beach. If you\u2019re reading this, you\u2019re not a beach bum. You\u2019re driven enough to dream of financial independence and invest aggressively to get there.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Accept it: After the initial high of traveling the world for a few months, you\u2019ll settle back down and ask, \u201cWhat\u2019s next?\u201d&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Dream Work Still Pays Active Income<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Inevitably, you\u2019ll go back to work. But that doesn\u2019t mean you\u2019ll go back to your high-stress job. You\u2019ll do it on your <\/span><span data-preserver-spaces=\"true\">own<\/span><span data-preserver-spaces=\"true\"> terms, doing your dream work.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">That could mean starting a business, working for a nonprofit, or doing creative work. But whatever your dream work looks like, you will earn some active income <\/span><span data-preserver-spaces=\"true\">doing it<\/span><span data-preserver-spaces=\"true\">.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The question then becomes, \u201cHow much does my dream work pay, and am I content to live on that?\u201d If that answer is yes, stop reading this <\/span><span data-preserver-spaces=\"true\">right now and <\/span><span data-preserver-spaces=\"true\">go<\/span><span data-preserver-spaces=\"true\"> quit your job. Seriously.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">If your dream work doesn\u2019t pay enough to cover the lifestyle you want to live, you now know how much of a shortfall you need to cover with passive income.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Most of us want what I call the <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/the-freedoms-that-make-the-perfect-life\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">five freedoms<\/span><\/a><span data-preserver-spaces=\"true\"> in our dream work:<\/span><\/p>\n\n\n\n<ol class=\"wp-block-list\">\n<li><strong><span data-preserver-spaces=\"true\">Freedom from financial stress: <\/span><\/strong><span data-preserver-spaces=\"true\">You aren\u2019t chewing your fingernails worrying about keeping food on the table each month.<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">Time freedom:<\/span><\/strong><span data-preserver-spaces=\"true\"> You set your working hours.<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">Location freedom: <\/span><\/strong><span data-preserver-spaces=\"true\">You can work from anywhere in the world.<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">Work freedom: <\/span><\/strong><span data-preserver-spaces=\"true\">You are pursuing your dreams with fulfilling work.<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">Financial freedom: <\/span><\/strong><span data-preserver-spaces=\"true\">Eventually, you want to reach true financial independence. <\/span><span data-preserver-spaces=\"true\">But as long as you have the other four, this <\/span><span data-preserver-spaces=\"true\">just<\/span><span data-preserver-spaces=\"true\"> makes you feel better about retiring one day.<\/span><\/li>\n<\/ol>\n\n\n\n<p><span data-preserver-spaces=\"true\">Again, you don\u2019t need to reach <\/span><span data-preserver-spaces=\"true\">full<\/span><span data-preserver-spaces=\"true\"> financial independence to be financially free and fulfilled. <\/span><span data-preserver-spaces=\"true\">You <\/span><span data-preserver-spaces=\"true\">just<\/span><span data-preserver-spaces=\"true\"> need to be able <\/span><span data-preserver-spaces=\"true\">to comfortably pursue your dream work<\/span><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Set a Target<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Assuming your dream work doesn\u2019t pay enough active income to cover your target living expenses, you need to supplement it with a little passive income. Or you could just spend less and save yourself some headaches. Just sayin\u2019.\u00a0<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Imagine you want to live on $6,000 per month. Your dream work pays $5,000 per month. In this scenario, you need another $1,000 <\/span><span data-preserver-spaces=\"true\">per month<\/span><span data-preserver-spaces=\"true\"> in passive income (assuming you won\u2019t budge on the target living expenses).&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Now, you have a target for passive income. How much money do you need to save to achieve that?\u00a0<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">It depends on the returns you expect to earn from your investments. If you can <\/span><span data-preserver-spaces=\"true\">reliably<\/span><span data-preserver-spaces=\"true\"> earn 12% on your investments, year in and year out, you need $100,000 (12% of $100,000 is $12,000\/year, or $1,000\/month).&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The average person doesn\u2019t earn 12% returns on their investments<\/span><span data-preserver-spaces=\"true\">, of course<\/span><span data-preserver-spaces=\"true\">.<\/span> <span data-preserver-spaces=\"true\">And even if they <\/span><span data-preserver-spaces=\"true\">did <\/span><span data-preserver-spaces=\"true\">earn<\/span><span data-preserver-spaces=\"true\"> an average of 12% over the long term, you can\u2019t <\/span><span data-preserver-spaces=\"true\">actually<\/span><span data-preserver-spaces=\"true\"> withdraw that much each year from volatile investments like stocks.<\/span><span data-preserver-spaces=\"true\"> A <\/span><span data-preserver-spaces=\"true\">market crash early on<\/span><span data-preserver-spaces=\"true\"> would wipe you out (called the <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/sequence-risk-retirement\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">sequence of returns risk<\/span><\/a><span data-preserver-spaces=\"true\">).&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">That\u2019s why retirees only withdraw 4% from their portfolios, even though the S&amp;P 500 has returned an average <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/real-estate-vs-stocks-performance\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">around<\/span><span data-preserver-spaces=\"true\"> 10% since its inception<\/span><\/a><span data-preserver-spaces=\"true\">. Retirees can\u2019t afford any real risk of their portfolio emptying within 30 years, so they have to play it extremely safe.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Luckily for you, real estate can help.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Take Calculated Risks on Real Estate<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">When you aim to quit your day job at 30 <\/span><span data-preserver-spaces=\"true\">or<\/span> <span data-preserver-spaces=\"true\">40<\/span> <span data-preserver-spaces=\"true\">or<\/span><span data-preserver-spaces=\"true\"> 50 instead of 65, you can pursue higher-return investments. In the absolute worst-case scenario, you can always keep working. <\/span><span data-preserver-spaces=\"true\">You don\u2019t have to switch to Treasury bonds and accept paltry returns <\/span><span data-preserver-spaces=\"true\">just<\/span><span data-preserver-spaces=\"true\"> to squelch risk.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">I know real estate investors who consistently earn average annualized returns over 20%. They\u2019ve done hundreds of deals over many years, and their annualized returns stay remarkably consistent.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Again, the average person can\u2019t count on those returns. But you and I aren\u2019t the average person, are we?<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">If you know that investments with high returns and low risk (<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/why-our-team-is-passively-investing-with-private-partnerships\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">asymmetric returns<\/span><\/a><span data-preserver-spaces=\"true\">) exist and that skilled investors know how to earn them consistently, the conversation reframes around \u201chow\u201d rather than \u201cif\u201d or \u201cshould.\u201d&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> is <\/span><span data-preserver-spaces=\"true\">exactly<\/span><span data-preserver-spaces=\"true\"> what we do in our Co-Investing Club: We meet as a group of real estate investors to vet passive investments together. And then we go in on them together to keep each of our personal investments low.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Having 30 sets of eyeballs on an investment doesn\u2019t remove all risk, of course, but it does reduce it. We each try to poke holes in these investments from as many angles as possible as we discuss and vet these together.\u00a0<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">In our case,<\/span><span data-preserver-spaces=\"true\"> we aim for at least 10% on fixed-return investments and at least 15% returns on equity investments.<\/span> <span data-preserver-spaces=\"true\">You may <\/span><span data-preserver-spaces=\"true\">decide you<\/span><span data-preserver-spaces=\"true\"> prefer to invest actively instead.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Choose an Investment Strategy<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Over the last 21 years in the real estate industry, I\u2019ve known:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/guides\/how-to-flip-houses\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">House flippers<\/span><\/a><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Land flippers<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Mobile home flippers<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Single-family rental investors\u00a0<\/span><\/li>\n\n\n\n<li><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/finding-multifamily-properties\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Multifamily<\/span><\/a><span data-preserver-spaces=\"true\"> investors<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Mixed-use investors<\/span><\/li>\n\n\n\n<li><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/guides\/the-ultimate-guide-to-short-term-rental-properties\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Short-term renta<\/span><\/a><span data-preserver-spaces=\"true\">l investors\u00a0<\/span><\/li>\n\n\n\n<li><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/how-to-invest-in-medium-term-rentals\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Midterm rental<\/span><\/a><span data-preserver-spaces=\"true\"> investors<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Industrial investors<\/span><\/li>\n\n\n\n<li><span data-preserver-spaces=\"true\">Retail investors<\/span><\/li>\n<\/ul>\n\n\n\n<p><span data-preserver-spaces=\"true\">There\u2019s no right or wrong way to invest in real estate. There are just easier and <\/span><span data-preserver-spaces=\"true\">harder<\/span><span data-preserver-spaces=\"true\"> ways to invest.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">As a recovering landlord, I <\/span><span data-preserver-spaces=\"true\">no longer have any interest<\/span><span data-preserver-spaces=\"true\"> in active investing.<\/span><span data-preserver-spaces=\"true\"> I\u2019ve had my fill of night-and-weekend phone calls, of tenants showing up at my front door at 9 p.m. I don\u2019t want to wrangle slippery contractors, property managers, or housing inspectors.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Today, I only <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/passive-real-estate-investments-im-investing-in-right-now\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">invest passively<\/span><\/a><span data-preserver-spaces=\"true\">. I spend most of the year traveling overseas and want to take full advantage of my location freedom and time freedom.\u00a0<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Other investors feel differently. You do you.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Your first decision <\/span><span data-preserver-spaces=\"true\">comes down to<\/span><span data-preserver-spaces=\"true\"> whether you want to invest passively or actively. If the latter, you need to choose a niche and learn everything you <\/span><span data-preserver-spaces=\"true\">possibly<\/span><span data-preserver-spaces=\"true\"> can about it. Become an expert in that niche, and you\u2019ll <\/span><span data-preserver-spaces=\"true\">start earning<\/span><span data-preserver-spaces=\"true\"> consistently high returns with decreasing risk.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Or invest passively with other investors who have mastered their niche. One advantage to this strategy is that you can spread your money among many different niches, choosing experts within each to invest your money with.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Set a Timeline<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">You have an investing strategy, and you have a financial target. When do you want to hit that target?<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">To continue the example, say I\u2019m confident that my passive real estate investments will average at least 12% <\/span><span data-preserver-spaces=\"true\">each year<\/span><span data-preserver-spaces=\"true\">. I want to earn $1,000 <\/span><span data-preserver-spaces=\"true\">a month<\/span><span data-preserver-spaces=\"true\"> from those passive investments, so I need $100,000 invested. If I want to quit my day job and switch to my dream work within 18 months, I need to invest around $4,850 <\/span><span data-preserver-spaces=\"true\">each month<\/span><span data-preserver-spaces=\"true\"> to get there.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Play around with numbers with the <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.investor.gov\/financial-tools-calculators\/calculators\/savings-goal-calculator\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Investor.gov savings goal calculator<\/span><\/a><span data-preserver-spaces=\"true\">.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Supercharge Your Savings Rate<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Of course, the less you spend each month, the more you can invest, and the faster you\u2019ll reach your financial freedom goals.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">My family and I live and <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/how-living-overseas-made-me-a-better-investor\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">invest from overseas<\/span><\/a><span data-preserver-spaces=\"true\">, enjoy free housing through my wife\u2019s employer, don\u2019t have a car, and even get paid flights home to the U.S. each year. We aim to live entirely on her modest salary and not-so-modest benefits while saving and investing all <\/span><span data-preserver-spaces=\"true\">of<\/span><span data-preserver-spaces=\"true\"> my income. Every time I got cute, it cost me.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Today, I practice <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/dollar-cost-average-real-estate\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">dollar-cost averaging<\/span><\/a><span data-preserver-spaces=\"true\"> with my real estate investments. I invest $5,000 (or more, if I can afford it) each month as just one more member of our Co-Investing Club. Over time, I\u2019ve become a fractional owner in thousands of units spread all over the country.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">I don\u2019t need <\/span><span data-preserver-spaces=\"true\">to try<\/span><span data-preserver-spaces=\"true\"> to time the market or predict the next hot market or asset class. <\/span><span data-preserver-spaces=\"true\">I <\/span><span data-preserver-spaces=\"true\">just<\/span><span data-preserver-spaces=\"true\"> keep investing, month in and month out, across many different cities and asset types.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">And it\u2019s working. They don\u2019t control when or where they work, and their work neither inspires nor fulfills them.\u00a0<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Don\u2019t be like most people.
