With affordability a <\/span><span data-preserver-spaces=\"true\">major<\/span><span data-preserver-spaces=\"true\"> concern for buyers, low-priced suburban areas\u2014often below $250,000\u2014have seen a surge of new residents.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The good news for prospective investors is that, according to a recent report by <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.gobankingrates.com\/investing\/real-estate\/americas-fastest-growing-suburbs-with-home-values-under-500000\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">GoBankingRates.com<\/span><\/a><span data-preserver-spaces=\"true\">, these pockets of real estate gold are spread <\/span><span data-preserver-spaces=\"true\">out<\/span><span data-preserver-spaces=\"true\"> throughout the country and represent some of the fastest-growing areas.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">The Lure of the Suburbs<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">A recent <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.jchs.harvard.edu\/blog\/after-leading-back-city-movement-many-millennials-moved-suburbs\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Harvard study<\/span><\/a><span data-preserver-spaces=\"true\"> found that contrary to the demographic movements of previous generations in the 2000s and early 2010s, young adults in their 20s and 30s are the driving force behind the movement to the suburbs today. The reason? Cities are too expensive to live in.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">&#8220;While there is extensive research and discussion about millennial preferences for walkable urban areas, we found that the places with the largest increases of early millennials were both suburban and on the periphery of metropolitan areas,&#8221; said Riordan Frost, a senior research analyst at Harvard&#8217;s Joint Center for Housing Studies and one of the authors of a <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.jchs.harvard.edu\/research-areas\/journal-article\/back-suburbs-millennial-residential-locations-great-recession\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">report<\/span><\/a><span data-preserver-spaces=\"true\"> about millennial migration with coauthors Whitney Airgood-Obrycki and Hyojung Lee.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Before we get into the top five, it&#8217;s worth looking at the housing market&#8217;s landscape as things stand right now.<\/span><\/p>\n\n\n<p><iframe title=\"Current Housing Market Stats\" aria-label=\"Map\" id=\"datawrapper-chart-4ZqIP\" src=\"https:\/\/datawrapper.dwcdn.net\/4ZqIP\/1\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"508\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r=0;r<e.length;r++)if(e[r].contentWindow===a.source){var i=a.data[\"datawrapper-height\"][t]+\"px\";e[r].style.height=i}}}))}();<\/script><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">As you can see, cash flow is <\/span><span data-preserver-spaces=\"true\">tough<\/span><span data-preserver-spaces=\"true\"> to <\/span><span data-preserver-spaces=\"true\">come<\/span><span data-preserver-spaces=\"true\"> buy, and prices <\/span><span data-preserver-spaces=\"true\">are still elevated<\/span><span data-preserver-spaces=\"true\">. That's why finding affordable suburbs can <\/span><span data-preserver-spaces=\"true\">really<\/span><span data-preserver-spaces=\"true\"> open the door to quality purchases.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">The Top Five<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">To qualify for GoBankingRates.com's list of hot suburban markets<\/span><span data-preserver-spaces=\"true\">, each area needed a 9% or <\/span><span data-preserver-spaces=\"true\">greater<\/span><span data-preserver-spaces=\"true\"> change in population from 2020 to 2022 and was required to be part of a metro area with at least 1 million in population. All home values had to be below $500,000, with all data collected as of Aug. 13.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">When the top five of the 50 listed suburbs <\/span><span data-preserver-spaces=\"true\">are examined<\/span><span data-preserver-spaces=\"true\">, the first thing that becomes evident is the geographical and price diversity.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">1. Mooresville, North Carolina<\/span><\/h3>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong><span data-preserver-spaces=\"true\">July 2024 home value: <\/span><\/strong><span data-preserver-spaces=\"true\">$480,430<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">2020 total population:<\/span><\/strong><span data-preserver-spaces=\"true\"> 38,498<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">2022 total population: <\/span><\/strong><span data-preserver-spaces=\"true\">50,025<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">Two-year percentage change in total population:<\/span><\/strong><span data-preserver-spaces=\"true\"> 29.94%<\/span><\/li>\n\n\n\n<li><strong><span data-preserver-spaces=\"true\">Median rent:<\/span><\/strong> <a class=\"editor-rtfLink\" href=\"https:\/\/www.zillow.com\/rental-manager\/market-trends\/mooresville-nc\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">$2,273<\/span><\/a><\/li>\n<\/ul>\n\n\n\n<p><span data-preserver-spaces=\"true\">A suburb of <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Charlotte-Concord-Gastonia%2C%20NC-SC\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Charlotte<\/span><\/a><span data-preserver-spaces=\"true\">, Mooresville generally skews on the higher price side, with homes close to $500,000. However, a <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.zillow.com\/homedetails\/1126-Locust-St-Mooresville-NC-28115\/440014659_zpid\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Zillow search<\/span><\/a><span data-preserver-spaces=\"true\"> shows plenty of homes, even new-construction three-bedroom communities, below $250,000.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Mooresville is only a 30-minute commute (28 miles) to Charlotte, a hub for banking and financial services and manufacturing, energy, and automotive business.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">2. There are 8,200 acres of surface area water in Central <\/span><span data-preserver-spaces=\"true\">Texas'<\/span><span data-preserver-spaces=\"true\"> Hill Country, meaning water sports are a big attraction. Campgrounds and marinas make it a great place for family activities. <\/span><span data-preserver-spaces=\"true\">The natural attraction skews many house prices into the<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.zillow.com\/canyon-lake-tx\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> mid-to-high $400,000s,<\/span><\/a><span data-preserver-spaces=\"true\"> but <\/span><span data-preserver-spaces=\"true\">there are also<\/span><span data-preserver-spaces=\"true\"> plenty of decent homes in the $200,000-$300,000 range.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Gen Zers Are Moving to Cities In Droves<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Interestingly, while millennials and older generations are moving out of cities, Gen Zers are moving in. Between 2021 and 2022, more than 42% of people moving to <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=New%20York-Newark-Jersey%20City%2C%20NY-NJ-PA\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">New York City<\/span><\/a><span data-preserver-spaces=\"true\"> were Gen Zers, according to<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.businessinsider.com\/moving-to-new-york-city-nyc-weather-expensive-jersey-city-2024-1#:~:text=The%20typical%20person%20moving%20to,%2C%20while%207.4%25%20were%20boomers.\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Census Bureau data<\/span><\/a><span data-preserver-spaces=\"true\">. <\/span><span data-preserver-spaces=\"true\">Plus,<\/span><span data-preserver-spaces=\"true\"> major metropolitan areas, including New York, are experiencing population losses among all generations, except for Gen Z<\/span><span data-preserver-spaces=\"true\">, a <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.thisoldhouse.com\/studies\/moving-by-generation\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">report<\/span><\/a><span data-preserver-spaces=\"true\"> shows<\/span><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">If cities are so expensive, how can Gen Zers afford them? To use today's terminology, <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.nytimes.com\/2024\/07\/07\/business\/gen-z-couples-rent-costs.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">co-living<\/span><\/a><span data-preserver-spaces=\"true\">. However, roommates are often only sustainable for singles or couples without kids. For those looking to start a family, the <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.worklife.news\/culture\/workers-reshaping-suburbs\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">suburbs remain the big draw,<\/span><\/a><span data-preserver-spaces=\"true\"> and in doing so, they are changing the image of their parents' suburbs with trendy bars, restaurants, gyms, and spas.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Final Thoughts&nbsp;<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">The traditional concept of <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/rental-property-cash-flow-analysis\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">cash flow<\/span><\/a><span data-preserver-spaces=\"true\"> has <\/span><span data-preserver-spaces=\"true\">been severely tested<\/span><span data-preserver-spaces=\"true\"> during the recent spike in housing prices and interest rates.
