Stories <\/span><span data-preserver-spaces=\"true\">are going around<\/span><span data-preserver-spaces=\"true\"> about people who prefer the freedom of movement and dislike the idea of having to do repairs abound. A few months back, <\/span><em><a class=\"editor-rtfLink\" href=\"https:\/\/www.architecturaldigest.com\/story\/lifetime-renters-share-why-they-choose-not-to-buy-a-home\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Architectural Digest<\/span><\/a><\/em><span data-preserver-spaces=\"true\"> ran a story about lifetime renters, including a 71-year-old financial professional, a <\/span><em><span data-preserver-spaces=\"true\">Forbes <\/span><\/em><span data-preserver-spaces=\"true\">journalist, and a middle-class NYC family who love to travel.&nbsp;&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">From an investor\u2019s point of view, these are dream tenants: financially secure, likely to rent long term, and highly likely to look after a rental like it was their own home. <\/span><span data-preserver-spaces=\"true\">Now, <\/span><span data-preserver-spaces=\"true\">there is research data that<\/span><span data-preserver-spaces=\"true\"> suggests that \u201cforever renters\u201d are on the rise across the U.S.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">What the Data Says (Sort Of)<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">More specifically, properly <\/span><span data-preserver-spaces=\"true\">management software company <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/go.entrata.com\/the-new-american-dream.html\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Entrata<\/span><\/a> <span data-preserver-spaces=\"true\">conducted a survey of<\/span><span data-preserver-spaces=\"true\"> 2,000 renters earlier this year and got some notable (and quotable) percentage points.<\/span><span data-preserver-spaces=\"true\"> The most-quoted one is that 41% of renters surveyed said <\/span><span data-preserver-spaces=\"true\">that their<\/span><span data-preserver-spaces=\"true\"> concept of the American Dream had \u201cnothing to do with homeownership.\u201d And 20%, or 1 in 5, said <\/span><span data-preserver-spaces=\"true\">that they<\/span><span data-preserver-spaces=\"true\"> anticipated becoming lifelong renters \u2018\u2018by choice\u2019\u2019 rather than due to financial constraints. <\/span><span data-preserver-spaces=\"true\">In fact,<\/span><span data-preserver-spaces=\"true\"> 17% of those surveyed said that what they specifically liked about renting was the <\/span><span data-preserver-spaces=\"true\">financial<\/span><span data-preserver-spaces=\"true\"> freedom of not being tied to a mortgage.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Many media outlets interpreted these figures as signs of a tectonic shift in Americans\u2019 mentality, or a \u201c<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/rentalhousingjournal.com\/for-many-the-modern-american-dream-involves-renting\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">paradigm shift<\/span><\/a><span data-preserver-spaces=\"true\">,\u201d as <\/span><em><span data-preserver-spaces=\"true\">Rental Housing Journal<\/span><\/em><span data-preserver-spaces=\"true\"> excitedly called it.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">You can probably sense that what\u2019s coming is a bit of skepticism about these figures. First, the Entrata survey\u2019s sample population was all people who lived in large apartment communities of over 50 units. We can deduce that these <\/span><span data-preserver-spaces=\"true\">were mostly urban<\/span><span data-preserver-spaces=\"true\"> renters.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Coincidentally\u2014or not-so-coincidentally, as we\u2019ll see\u2014<\/span><em><span data-preserver-spaces=\"true\">Architectural Digest<\/span><\/em><span data-preserver-spaces=\"true\">\u2019s interviewed forever renters all lived either in NYC (Manhattan, no less) or Seattle, <\/span><span data-preserver-spaces=\"true\">which is<\/span><span data-preserver-spaces=\"true\"> well-known for its thriving renting culture with plenty of choice.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">I <\/span><span data-preserver-spaces=\"true\">have no doubt<\/span><span data-preserver-spaces=\"true\"> that being<\/span><span data-preserver-spaces=\"true\"> a lifelong renter in <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=New%20York-Newark-Jersey%20City%2C%20NY-NJ-PA\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Manhattan<\/span><\/a><span data-preserver-spaces=\"true\">, <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Seattle-Tacoma-Bellevue%2C%20WA\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Seattle<\/span><\/a><span data-preserver-spaces=\"true\">, or the <\/span><span data-preserver-spaces=\"true\">nicer<\/span><span data-preserver-spaces=\"true\"> parts of <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Miami-Fort%20Lauderdale-Pompano%20Beach%2C%20FL\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Miami<\/span><\/a><span data-preserver-spaces=\"true\"> is <\/span><span data-preserver-spaces=\"true\">indeed a viable and even<\/span><span data-preserver-spaces=\"true\"> attractive lifestyle choice, provided the renter has the means to sustain it.<\/span> <span data-preserver-spaces=\"true\">Not worrying about roof repairs or yard work is <\/span><span data-preserver-spaces=\"true\">definitely<\/span><span data-preserver-spaces=\"true\"> a pro of renting, especially if you <\/span><span data-preserver-spaces=\"true\">are frequently traveling<\/span><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Moreover, the overall culture and how we fit into it <\/span><span data-preserver-spaces=\"true\">plays a <\/span><span data-preserver-spaces=\"true\">huge<\/span><span data-preserver-spaces=\"true\"> part in<\/span><span data-preserver-spaces=\"true\"> our decision-making.<\/span><span data-preserver-spaces=\"true\"> As someone who lived in a large city for many years, I know that renting not only doesn\u2019t need destigmatizing there, it\u2019s so <\/span><span data-preserver-spaces=\"true\">normal<\/span><span data-preserver-spaces=\"true\"> that no one bats an eyelid. This was so much the case that yours <\/span><span data-preserver-spaces=\"true\">truly<\/span><span data-preserver-spaces=\"true\">, too, professed her contentment to be a \u201cforever renter.\u201d<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Now, I live in the suburban Midwest\u2014and I can confidently tell you that no paradigm shift regarding homeownership is happening here. That\u2019s not because there are no options for renters. There are several new apartment blocks <\/span><span data-preserver-spaces=\"true\">in the vicinity of<\/span><span data-preserver-spaces=\"true\"> where I live, most of them build-to-rent communities. The cheapest one in the least luxurious block is a small studio that costs nearly $1,300 per month\u2014about the same as a monthly mortgage payment on a decent two-to-three-bedroom home in the area.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Whichever way you cut it, it doesn\u2019t make good financial sense, although the lack of available funds for a <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/down-payment\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">down payment<\/span><\/a> <span data-preserver-spaces=\"true\">without<\/span><span data-preserver-spaces=\"true\"> a <\/span><span data-preserver-spaces=\"true\">doubt<\/span><span data-preserver-spaces=\"true\"> keeps many people renting. The long list of available apartments in build-to-rent blocks <\/span><span data-preserver-spaces=\"true\">that came up<\/span><span data-preserver-spaces=\"true\"> during my search suggests that they are not nearly at full occupancy. <\/span><span data-preserver-spaces=\"true\">Private landlords <\/span><span data-preserver-spaces=\"true\">able to<\/span><span data-preserver-spaces=\"true\"> offer single-family homes have the edge in this area: Renters <\/span><span data-preserver-spaces=\"true\">just<\/span><span data-preserver-spaces=\"true\"> get more space for their buck.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Is There a Cultural Shift Toward Renting?&nbsp;<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">But the issue is <\/span><span data-preserver-spaces=\"true\">not<\/span><span data-preserver-spaces=\"true\"> just the cost per square foot.<\/span> <span data-preserver-spaces=\"true\">The deeper <\/span><span data-preserver-spaces=\"true\">issue<\/span><span data-preserver-spaces=\"true\"> is the ingrained culture of homeownership in this are<\/span><span data-preserver-spaces=\"true\">a\u2014a<\/span><span data-preserver-spaces=\"true\">nd <\/span><span data-preserver-spaces=\"true\">many,<\/span><span data-preserver-spaces=\"true\"> many <\/span><span data-preserver-spaces=\"true\">areas<\/span><span data-preserver-spaces=\"true\"> across the country.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The further away you are from a <\/span><span data-preserver-spaces=\"true\">major<\/span><span data-preserver-spaces=\"true\"> metro area, the more people tend to own <\/span><span data-preserver-spaces=\"true\">their own homes<\/span><span data-preserver-spaces=\"true\"> than rent. And we all know <\/span><span data-preserver-spaces=\"true\">that you<\/span><span data-preserver-spaces=\"true\"> cannot (want to) be what you cannot see. When everyone around you is a homeowner with a nicely maintained yard, you also want to be a homeowner.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">This isn\u2019t just this writer\u2019s opinion. <\/span><em><a class=\"editor-rtfLink\" href=\"https:\/\/www.forbes.com\/advisor\/renters-insurance\/most-competitive-rental-markets\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Forbes<\/span><\/a><\/em><span data-preserver-spaces=\"true\">, identifying the most- and least-competitive rental markets, points out that what\u2019s normal for an area is a <\/span><span data-preserver-spaces=\"true\">major<\/span><span data-preserver-spaces=\"true\"> factor shaping the demand for rentals.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">No one will be surprised to see New York in the top five most competitive rental markets. Of course, New York is also unaffordable, but it also is one of those places where renting for many years or even a <\/span><span data-preserver-spaces=\"true\">lifetime,<\/span><span data-preserver-spaces=\"true\"> has been considered normal for a very long time. Renting there doesn\u2019t necessarily correlate to low income, either: Some New Yorkers rent in the city while owning a home elsewhere; others live in rent-controlled properties and are happy with that arrangement.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">By contrast, the <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Detroit-Warren-Dearborn%2C%20MI\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Detroit-Warren-Dearborn metro area<\/span><\/a><span data-preserver-spaces=\"true\"> is one of the least competitive rental markets. As <\/span><em><span data-preserver-spaces=\"true\">Forbes <\/span><\/em><span data-preserver-spaces=\"true\">explains, \u201cRenting isn\u2019t as common as homeownership in the Detroit metro area<\/span><span data-preserver-spaces=\"true\">, so<\/span><span data-preserver-spaces=\"true\"> renters won\u2019t face strong competition in the market.\u201d&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">This long-standing preference for homeownership checks out in another statistic: Whether people choose to <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/6-effective-ways-to-increase-lease-renewal-rates-and-keep-great-tenants\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">renew their leases<\/span><\/a><span data-preserver-spaces=\"true\"> or not\u2014when it\u2019s a <\/span><span data-preserver-spaces=\"true\">real<\/span><span data-preserver-spaces=\"true\"> choice rather than one dictated by the unaffordability of other available options.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">RentCafe did a <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.rentcafe.com\/blog\/rental-market\/market-snapshots\/us-hottest-rental-markets\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">snapshot of the hottest rental markets<\/span><\/a><span data-preserver-spaces=\"true\"> recently, looking at percentages of occupancy and renewal rates.&nbsp; <\/span><span data-preserver-spaces=\"true\">There were some telling results: For example, suburban Chicago emerged as the <\/span><span data-preserver-spaces=\"true\">hottest rental market in the country because it has both<\/span><span data-preserver-spaces=\"true\"> a very high rental occupancy rate (95.6%<\/span><span data-preserver-spaces=\"true\">)<\/span><span data-preserver-spaces=\"true\">,<\/span> <span data-preserver-spaces=\"true\">and a high lease renewal rate of 69.5%.<\/span> <span data-preserver-spaces=\"true\">By contrast, <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Chicago-Naperville-Elgin%2C%20IL-IN-WI\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Chicago<\/span><\/a><span data-preserver-spaces=\"true\"> proper, while it does have<\/span><span data-preserver-spaces=\"true\"> a high occupancy rate of 94.7%, has a lease renewal rate of only 58.7%.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">In other words, people have to live in central Chicago for all sorts of reasons, but they don\u2019t necessarily want to stay. It\u2019s also worth noting that the high lease renewal rates in suburban Chicago are due to the overall low affordability of homeownership in the area more than anything else.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The figures point out that this <\/span><span data-preserver-spaces=\"true\">lack of<\/span><span data-preserver-spaces=\"true\"> an overall appetite for long-term renting is generally more pronounced the smaller and more rural you go in the Midwest.<\/span><span data-preserver-spaces=\"true\"> For example, <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Des%20Moines-West%20Des%20Moines%2C%20IA\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Des Moines, Iowa<\/span><\/a><span data-preserver-spaces=\"true\">, has a lease renewal rate of 58.8%, and <\/span><span data-preserver-spaces=\"true\">the state of<\/span><span data-preserver-spaces=\"true\"> North Dakota saw an even lower lease renewal rate of 55.8%. At the same time, it\u2019s worth noting that all <\/span><span data-preserver-spaces=\"true\">of<\/span><span data-preserver-spaces=\"true\"> these places still have an occupancy rate of well over 90%. This means that people rent everywhere, and investors don\u2019t need to start worrying about not finding tenants in <\/span><span data-preserver-spaces=\"true\">small-town<\/span><span data-preserver-spaces=\"true\"> Midwest.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">But it\u2019s worth knowing that the vast majority of renters in these areas are almost certainly not renters by choice and <\/span><span data-preserver-spaces=\"true\">mostly would<\/span><span data-preserver-spaces=\"true\"> like to move on to homeownership as soon as <\/span><span data-preserver-spaces=\"true\">they can<\/span><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\"> If you\u2019re an investor in these areas, you should factor the possibility of high tenant turnover into your planning. When you <\/span><span data-preserver-spaces=\"true\">do<\/span><span data-preserver-spaces=\"true\"> find a tenant who is content to rent for a longer term, know that you\u2019ve found a rare(ish) and valuable thing.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Alternatively, seek <\/span><span data-preserver-spaces=\"true\">out<\/span><span data-preserver-spaces=\"true\"> places with an established or emerging culture of long-term renting. How <\/span><span data-preserver-spaces=\"true\">to<\/span><span data-preserver-spaces=\"true\"> find them? Here\u2019s a clue: Look for desirable, midsized metro areas where renting is both accepted and financially sound for the area.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">A good example would be a city like <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Grand%20Rapids-Kentwood%2C%20MI\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Grand Rapids, Michigan<\/span><\/a><span data-preserver-spaces=\"true\">. <\/span><span data-preserver-spaces=\"true\">It <\/span><span data-preserver-spaces=\"true\">is not (yet) unaffordable<\/span><span data-preserver-spaces=\"true\"> and has enough going for it to sustain the desire to live there longer term.<\/span> <span data-preserver-spaces=\"true\">I <\/span><span data-preserver-spaces=\"true\">personally<\/span><span data-preserver-spaces=\"true\"> know people who lived there initially for a short time but <\/span><span data-preserver-spaces=\"true\">ended up staying<\/span><span data-preserver-spaces=\"true\"> for years.<\/span> <span data-preserver-spaces=\"true\">It also has a <\/span><span data-preserver-spaces=\"true\">big<\/span><span data-preserver-spaces=\"true\"> student population, <\/span><span data-preserver-spaces=\"true\">which contributes to the overall normalization of renting<\/span><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Final Thoughts<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Far from a uniform paradigm shift toward renting as a choice, increased numbers of long-term renters mean <\/span><span data-preserver-spaces=\"true\">mostly<\/span><span data-preserver-spaces=\"true\"> what they\u2019ve always meant: <\/span><span data-preserver-spaces=\"true\">a lot of<\/span><span data-preserver-spaces=\"true\"> people who would like to own a home but cannot. <\/span><span data-preserver-spaces=\"true\">This isn\u2019t true everywhere, though, and overall desirable locations <\/span><span data-preserver-spaces=\"true\">do<\/span><span data-preserver-spaces=\"true\"> have higher-than-average numbers of people <\/span><span data-preserver-spaces=\"true\">who are<\/span><span data-preserver-spaces=\"true\"> happy to rent for longer.<\/span><span data-preserver-spaces=\"true\">&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">If one of your goals as an investor is to <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/prevent-tenant-turnover\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">reduce tenant turnover<\/span><\/a><span data-preserver-spaces=\"true\">, then seeking out places with an established renting culture is well
