Cities at the top end of the market, such as <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Seattle-Tacoma-Bellevue%2C%20WA\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Seattle<\/span><\/a><span data-preserver-spaces=\"true\">, <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Los%20Angeles-Long%20Beach-Anaheim%2C%20CA\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Los Angeles<\/span><\/a><span data-preserver-spaces=\"true\">, and <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=San%20Jose-Sunnyvale-Santa%20Clara%2C%20CA\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">San Jose<\/span><\/a><span data-preserver-spaces=\"true\">, showed the greatest gains.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">&#8220;Generally, new listings and sales moved closer to pre-pandemic norms in September,&#8221; <\/span><span data-preserver-spaces=\"true\">said<\/span><span data-preserver-spaces=\"true\"> Kara Ng, a housing economist at Zillow, told Yahoo! Finance. &#8220;That&#8217;s still a long way to go in <\/span><span data-preserver-spaces=\"true\">terms of<\/span><span data-preserver-spaces=\"true\"> normalizing supply.&#8221;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Rate-Locked Buyers Come Off the Sidelines<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The top end of the market had been stagnant amid the post-pandemic interest rate increase, with homeowners rate-locked and unwilling to give up sub-4% interest rates for 7% and higher. The recent movement at the high end could reflect optimism about future interest rate cuts and a desire to jump into the market before prices climb. It could also signal a pent-up need to move, which had been stalled amid interest rate and market uncertainty.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Despite a slight softening overall, with around<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/fred.stlouisfed.org\/series\/ACTLISCOUUS\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> 940,000<\/span><\/a><span data-preserver-spaces=\"true\"> homes for sale nationwide in September, the market is still 23% below the level it was at the same time in 2019. However, according to<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.realtor.com\/news\/trends\/more-homes-hit-market-after-rate-cut-optimism\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Realtor.com data<\/span><\/a><span data-preserver-spaces=\"true\">, listings were still up by 25% or more over the previous year in top-end cities and regions such as Seattle, Silicon Valley, <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Denver-Aurora-Lakewood%2C%20CO\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Denver<\/span><\/a><span data-preserver-spaces=\"true\">, and <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Washington-Arlington-Alexandria%2C%20DC-VA-MD-WV\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Washington, D.C<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Silicon Valley Has Helped Ease California&#8217;s High-End Market<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The housing market on the West Coast has been a particular cause for concern in recent years, with 28% of the country&#8217;s homeless being in<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/shou.senate.ca.gov\/sites\/shou.senate.ca.gov\/files\/Homelessness%20in%20CA%202023%20Numbers%20-%201.2024.pdf\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> California<\/span><\/a><span data-preserver-spaces=\"true\">. However, on the high end, a surge in tax revenue, particularly with<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/calmatters.org\/economy\/technology\/2024\/10\/ca-corporate-tax-revenue-surge\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> high-flying Silicon Valley companies<\/span><\/a><span data-preserver-spaces=\"true\">, could have also helped loosen the real estate market in some rate-locked regions, with employees choosing to cash out stocks for real estate.<\/span><\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"799\" height=\"499\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2024\/10\/ZHVI.png\" alt=\"\" class=\"wp-image-178628\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2024\/10\/ZHVI.png 799w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2024\/10\/ZHVI-300x187.png 300w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2024\/10\/ZHVI-768x480.png 768w\" sizes=\"auto, (max-width: 799px) 100vw, 799px\" \/><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Similarly, wealthier homeowners flush with cash would not be as affected by the fluctuations in mortgage rates as other buyers who need to borrow more.\u00a0<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">California Housing Trend Speaks for Pricier Homes Nationwide<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The idea that the real estate market is increasingly polarized between the affluent and middle class is reflected in stats throughout the year.<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.redfin.com\/news\/q1-2024-luxury-report\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> Redfin&#8217;s first-quarter report<\/span><\/a><span data-preserver-spaces=\"true\"> showed that overall real estate sales fell 4% nationwide. However, luxury real estate sales increased more than 2%, posting their best year-over-year gains in three years.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The real estate data and listing company&#8217;s<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.redfin.com\/news\/investor-home-purchases-q2-2024\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> second-quarter report<\/span><\/a><span data-preserver-spaces=\"true\"> showed that investor home purchases were up almost 30% in pricey West Coast markets such as San Jose and <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Las%20Vegas-Henderson-Paradise%2C%20NV\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Las Vegas<\/span><\/a><span data-preserver-spaces=\"true\">, followed by Sacramento, Los Angeles, and <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=San%20Francisco-Oakland-Berkeley%2C%20CA\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">San Francisco<\/span><\/a><span data-preserver-spaces=\"true\">. San Jose also saw the largest gain in overall home purchases, which rose 15.2% year over year in the second quarter. San Francisco came in second place.<\/span><\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"799\" height=\"499\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2024\/10\/New-Listings-1.png\" alt=\"\" class=\"wp-image-178630\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2024\/10\/New-Listings-1.png 799w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2024\/10\/New-Listings-1-300x187.png 300w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2024\/10\/New-Listings-1-768x480.png 768w\" sizes=\"auto, (max-width: 799px) 100vw, 799px\" \/><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Most of the investor activity was in the single-family home sector. Craig Pellegrini, a real estate agent in San Jose, said at the time of the report&#8217;s release in August:<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">&#8220;<\/span><em><span data-preserver-spaces=\"true\">San Jose has <\/span><span data-preserver-spaces=\"true\">a lot of<\/span><span data-preserver-spaces=\"true\"> overseas investors buying sight-unseen, and a lot of home flippers who are purchasing dilapidated homes, putting some lipstick on them, and selling them for a profit. I&#8217;m also seeing parents buy second homes <\/span><span data-preserver-spaces=\"true\">that they<\/span><span data-preserver-spaces=\"true\"> plan to rent out for a while and then pass on to their kids, some of whom just graduated college and can&#8217;t afford to buy themselves.&#8221;<\/span><\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Zillow&#8217;s price index report for September (previously mentioned) echoes the market trend. On the upper end, interest rates are less <\/span><span data-preserver-spaces=\"true\">of a concern<\/span><span data-preserver-spaces=\"true\"> for cash-rich buyers, who are making moves now before prices increase amid further rate cuts.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">The Outlook for the California Housing Market in 2025<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The trajectory for increased activity in the upper end of the market is reflected in the outlook for the California market in 2025, according to the<\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.car.org\/aboutus\/mediacenter\/newsreleases\/2024-News-Releases\/2025forecast\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\"> California Association of Realtors<\/span><\/a><span data-preserver-spaces=\"true\">. CAR president Melanie Barker, a Yosemite Realtor, said in a press release:<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em><span data-preserver-spaces=\"true\">&#8220;An increase in homes for sale, along with lower borrowing costs, is expected to entice more buyers and sellers to enter the market in 2025. Demand will grow as we start the year with the lowest interest rates in more than two years, particularly for first-time buyers. Meanwhile, would-be home sellers, held back by the \u2018lock-in effect,\u2019 will have more flexibility to pursue a home that better suits their needs as mortgage rates continue to decline.&#8221;<\/span><\/em><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">CAR senior vice president and chief economist Jordan Levine added:<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">&#8220;<\/span><em><span data-preserver-spaces=\"true\">Inventory is expected to loosen as rates ease; demand will also increase with lower mortgage rates and limited housing supply, <\/span><span data-preserver-spaces=\"true\">which will push<\/span><span data-preserver-spaces=\"true\"> home prices higher next year. Price growth is expected to be slower, but the housing shortage will keep the market competitive outside of big economic shocks, so prices will still rise<\/span><\/em><span data-preserver-spaces=\"true\">.&#8221;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">How Investors Can Capitalize on Increased Liquidity in the Top-End Markets<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">All this sounds great. But how do you make the most of it as an investor? If that means closing deals before selling, they will need the cash to absorb the expenses. However, <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/wholesaling-calculator\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">the potential profits could be high<\/span><\/a><span data-preserver-spaces=\"true\"> because of the price points.<\/span><\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Purchase long-term rentals for equity appreciation and cash flow<\/span><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">One advantage of buying deals in expensive cities is that eventually, the market corrects many mistakes because properties continue to rise in price.
