According to <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.redfin.com\/news\/investor-home-purchases-stabilize-q3-2024\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Redfin data<\/span><\/a><span data-preserver-spaces=\"true\">, investor purchases fell 2% year over year in the third quarter of this year. In Florida, the decline was in the double digits.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">To say<\/span><span data-preserver-spaces=\"true\"> that the real estate market has been volatile since the pandemic is an understatement. COVID-19 created a tsunami of unpredictability, with investor purchases surging by 144% year over year in 2021 before dropping by as much as 47% last year, according to Redfin&#8217;s analysis of 39 of the most populous U.S. metropolitan areas going back through 2000, covering both institutional and mom-and-pop investors.<\/span><\/p>\n\n\n\n<figure class=\"wp-block-image size-full\"><img loading=\"lazy\" decoding=\"async\" width=\"822\" height=\"443\" src=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2024\/11\/redfin-yoy-growth-investor-purchases.png\" alt=\"\" class=\"wp-image-179348\" title=\"\" srcset=\"https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2024\/11\/redfin-yoy-growth-investor-purchases.png 822w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2024\/11\/redfin-yoy-growth-investor-purchases-300x162.png 300w, https:\/\/www.biggerpockets.com\/blog\/wp-content\/uploads\/2024\/11\/redfin-yoy-growth-investor-purchases-768x414.png 768w\" sizes=\"auto, (max-width: 822px) 100vw, 822px\" \/><figcaption class=\"wp-element-caption\"><em>Investor Purchases Data From <a href=\"https:\/\/www.redfin.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">Redfin<\/a><\/em><\/figcaption><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The current <\/span><span data-preserver-spaces=\"true\">level of<\/span><span data-preserver-spaces=\"true\"> investor buying of around 50,000 properties per quarter equates to near pre-pandemic levels, which is likely a sign that the market has acclimated to higher interest rates despite the inventory shortfall.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">To keep things in perspective, investors purchased $38.8 billion worth of homes in the third quarter, up 3.4% from a year earlier. The appetite for investment is there. However, the reality check of higher prices and interest rates has caused many investors to tap the brakes.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Redfin senior economist <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.redfin.com\/news\/author\/sheharyarbokhari\/\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Sheharyar Bokhari<\/span><\/a><span data-preserver-spaces=\"true\"> said in a press release:<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><em><span data-preserver-spaces=\"true\">&#8220;Investors are finding a balance after several years of whiplash: They bought <\/span><span data-preserver-spaces=\"true\">up<\/span><span data-preserver-spaces=\"true\"> homes at a <\/span><span data-preserver-spaces=\"true\">frenzied<\/span><span data-preserver-spaces=\"true\"> pace in 2021 and the beginning of 2022, then quickly backed off when the housing market slowed as mortgage rates rose. Now <\/span><span data-preserver-spaces=\"true\">there&#8217;s<\/span><span data-preserver-spaces=\"true\"> a middle ground. It&#8217;s less appealing to buy homes to flip or rent out than <\/span><span data-preserver-spaces=\"true\">it was<\/span><span data-preserver-spaces=\"true\"> at the start of the <\/span><span data-preserver-spaces=\"true\">pandemic,<\/span><span data-preserver-spaces=\"true\"> when demand from both homebuyers and renters was robust. But it&#8217;s more appealing than <\/span><span data-preserver-spaces=\"true\">it was<\/span><span data-preserver-spaces=\"true\"> last <\/span><span data-preserver-spaces=\"true\">year,<\/span><span data-preserver-spaces=\"true\"> when soaring home prices and borrowing costs put a big damper on demand.&#8221;<\/span><\/em><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">A Fluctuating National Market<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">The big unknown is interest rates. They are the difference between making a property <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/rental-property-cash-flow-analysis\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">cash flow<\/span><\/a><span data-preserver-spaces=\"true\"> or not and a <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/guides\/how-to-flip-houses\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">flip<\/span><\/a><span data-preserver-spaces=\"true\"> being profitable or not when a buyer applies for a mortgage. Compounding the issue in Florida are the additional expenses of <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/insurance-premiums-to-reach-record-highs-in-2024\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">increased insurance costs<\/span><\/a><span data-preserver-spaces=\"true\"> due to more frequent extreme weather events.&nbsp; The most pronounced area of all those that Redfin analyzed was <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Miami-Fort%20Lauderdale-Pompano%20Beach%2C%20FL\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Fort Lauderdale<\/span><\/a><span data-preserver-spaces=\"true\">, where investor purchases declined 23.8% <\/span><span data-preserver-spaces=\"true\">year over year<\/span><span data-preserver-spaces=\"true\">.&nbsp;&nbsp;&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">However, it&#8217;s not all bad news. In <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Las%20Vegas-Henderson-Paradise%2C%20NV\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Las Vegas<\/span><\/a><span data-preserver-spaces=\"true\">, investor purchases rose 27.6% year over year in the third quarter, representing the <\/span><span data-preserver-spaces=\"true\">biggest<\/span><span data-preserver-spaces=\"true\"> increase of any metro in this analysis. In <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Seattle-Tacoma-Bellevue%2C%20WA\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Seattle<\/span><\/a><span data-preserver-spaces=\"true\">, they were up by 21.8%, and in <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=San%20Jose-Sunnyvale-Santa%20Clara%2C%20CA\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">San Jose, California<\/span><\/a><span data-preserver-spaces=\"true\">, up 19.5%. These numbers show that in expensive markets fueled by high-net-worth investors, many no doubt benefitting from soaring tech stocks, the appetite for investment\u2014to buy in all cash and park money\u2014is undiminished.<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">According to Redfin data, higher-priced homes comprised 30.4% of all purchases. Lower-priced <\/span><span data-preserver-spaces=\"true\">homes<\/span><span data-preserver-spaces=\"true\"> accounted for 46%\u2014roughly the same as the previous year. Smaller declines <\/span><span data-preserver-spaces=\"true\">were seen<\/span><span data-preserver-spaces=\"true\"> in the mid-priced and higher-priced home segments.&nbsp;<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">How to Keep on Investing in a Turbulent Market<\/span><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Relying on falling interest rates to save the day will likely not work. Despite <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/federal-reserve-cuts-rates-for-first-time-since-2020\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Federal Reserve rate cuts<\/span><\/a><span data-preserver-spaces=\"true\">, inflation has proved stubborn, and rates have stayed relatively high. With inflation likely to rise in 2025, expecting the Fed to keep slashing rates is risky.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Assuming you are not a tech millionaire with disposable cash, you&#8217;ll need to keep a keen eye on data and demographics to be well-informed about where to invest in 2025. They are still popular with remote workers, who are eschewing the expense of big cities, and the growth potential is there.&nbsp;<\/span><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><span data-preserver-spaces=\"true\">Most importantly for investors, if you buy right, many of these places, such as <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Boise%20City%2C%20ID\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Boise, Idaho<\/span><\/a><span data-preserver-spaces=\"true\">, <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Asheville%2C%20NC\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Asheville, North Carolina<\/span><\/a><span data-preserver-spaces=\"true\">, and <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Fayetteville-Springdale-Rogers%2C%20AR\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Fayetteville, Arkansas<\/span><\/a><span data-preserver-spaces=\"true\">, are cities on the move, with tech businesses and an established educational bedrock. Being close to nature, a thriving food scene and moderate weather are also big draws. There is a chronic shortage of affordable housing. Regardless of the incoming presidential administration, that issue will not change, and the new administration will have to tackle this issue head-on.
