In fact, according to Realtor.com, November 2024 saw the highest amount of residential inventory on the market since January 2020 (before the pandemic lockdowns).<\/span><\/p>\n\n\n<p><iframe title=\"Active Listings in the United States\" aria-label=\"Interactive line chart\" id=\"datawrapper-chart-5x4EQ\" src=\"https:\/\/datawrapper.dwcdn.net\/5x4EQ\/2\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"395\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r=0;r<e.length;r++)if(e[r].contentWindow===a.source){var i=a.data[\"datawrapper-height\"][t]+\"px\";e[r].style.height=i}}}))}();\n<\/script><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Usually, sellers are also buyers (unless they plan on renting). <\/span><span data-preserver-spaces=\"true\">So this could be an indicator that the overall market is starting to overcome \u201csticker shock\u201d from relatively high mortgage rates<\/span><span data-preserver-spaces=\"true\">, and are<\/span><span data-preserver-spaces=\"true\"> more open to buying than <\/span><span data-preserver-spaces=\"true\">they were<\/span><span data-preserver-spaces=\"true\"> at the beginning of 2023 or 2024.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">But which individual markets are seeing the strongest demand? To answer this, I analyzed current and historical data from Realtor.com. Here\u2019s what I found.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Biggest Days-on-Market Decline<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">First, let\u2019s look at the markets with the highest DOM.<\/span><\/p>\n\n\n<p><iframe title=\"Median Days-on-Market (DOM)\" aria-label=\"Map\" id=\"datawrapper-chart-Hknna\" src=\"https:\/\/datawrapper.dwcdn.net\/Hknna\/1\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"452\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r=0;r<e.length;r++)if(e[r].contentWindow===a.source){var i=a.data[\"datawrapper-height\"][t]+\"px\";e[r].style.height=i}}}))}();\n<\/script><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The highest concentration of low-DOM markets <\/span><span data-preserver-spaces=\"true\">appears to be in the Northeast<\/span><span data-preserver-spaces=\"true\">, with <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Lancaster%2C%20PA\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Lancaster, Pennsylvania<\/span><\/a><span data-preserver-spaces=\"true\"> (33 days), <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets\/canton-massillon-oh\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Canton-Massilon, Ohio<\/span><\/a><span data-preserver-spaces=\"true\"> (35 days), and <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Oshkosh-Neenah%2C%20WI\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Oshkosh-Neenah, Wisconsin <\/span><\/a><span data-preserver-spaces=\"true\">(36 days) in the lead.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Their number of active listings <\/span><span data-preserver-spaces=\"true\">fall<\/span><span data-preserver-spaces=\"true\"> around the bottom 25% of all markets, so <\/span><span data-preserver-spaces=\"true\">it's likely that demand for homes is<\/span><span data-preserver-spaces=\"true\"> high relative to their low supply.<\/span><\/p>\n\n\n\n<p>But what if we instead measure the markets that had the largest decline in days on market rather than just DOM by itself?<\/p>\n\n\n<p><iframe title=\"Median DOM: 1-Year Change\" aria-label=\"Map\" id=\"datawrapper-chart-JEgaU\" src=\"https:\/\/datawrapper.dwcdn.net\/JEgaU\/1\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"452\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r=0;r<e.length;r++)if(e[r].contentWindow===a.source){var i=a.data[\"datawrapper-height\"][t]+\"px\";e[r].style.height=i}}}))}();\n<\/script><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Oshkosh-Neenah appears to have the <\/span><span data-preserver-spaces=\"true\">largest<\/span><span data-preserver-spaces=\"true\"> year-over-year percent decline in DOM (-14%). The tiny metro sits just below <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Appleton%2C%20WI\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Appleton, Wisconsin<\/span><\/a><span data-preserver-spaces=\"true\">, and <\/span><span data-preserver-spaces=\"true\">to the<\/span><span data-preserver-spaces=\"true\"> west of Lake Winnebago.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Runners-up for the <\/span><span data-preserver-spaces=\"true\">largest<\/span><span data-preserver-spaces=\"true\"> DOM decline include:&nbsp;<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Chambersburg-Waynesboro%2C%20PA\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Chambersburg-Waynesboro, Pennsylvania<\/span><\/a><span data-preserver-spaces=\"true\"> (-12%)<\/span><\/li>\n\n\n\n<li><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Charlottesville%2C%20VA\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Charlottesville, Virginia<\/span><\/a><span data-preserver-spaces=\"true\"> (-9%)<\/span><\/li>\n\n\n\n<li><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Lexington-Fayette%2C%20KY\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Lexington-Fayette, Kentucky<\/span><\/a><span data-preserver-spaces=\"true\"> (-8%)<\/span><\/li>\n\n\n\n<li><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Ann%20Arbor%2C%20MI\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Ann Arbor, Michigan<\/span><\/a><span data-preserver-spaces=\"true\"> (-7%)<\/span><\/li>\n\n\n\n<li><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Yuma%2C%20AZ\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Yuma, Arizona<\/span><\/a><span data-preserver-spaces=\"true\"> (-5%)<\/span><\/li>\n<\/ul>\n\n\n\n<p><span data-preserver-spaces=\"true\">Besides DOM, is there another way to measure market demand? Big MLS listing sites say there is.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">The Hottest Housing Markets (Currently)<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Listing sites like Realtor.com measure market demand by how many unique people view each property in a <\/span><span data-preserver-spaces=\"true\">given<\/span><span data-preserver-spaces=\"true\"> market.&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Realtor.com has gone one step further and calculated a \u201chotness score,\u201d which <\/span><span data-preserver-spaces=\"true\">takes<\/span><span data-preserver-spaces=\"true\"> their measured demand and days on <\/span><span data-preserver-spaces=\"true\">market<\/span> <span data-preserver-spaces=\"true\">into account<\/span><span data-preserver-spaces=\"true\">.<\/span><span data-preserver-spaces=\"true\"> The higher the apparent demand (based on how many people are viewing properties in a market on its website) and the lower the DOM, the higher the \u201chotness score\u201d is (with a ranking of 1 being the hottest market).<\/span><\/p>\n\n\n<p><iframe title=\"Market Hotness\" aria-label=\"Map\" id=\"datawrapper-chart-dJKOr\" src=\"https:\/\/datawrapper.dwcdn.net\/dJKOr\/1\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"513\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r=0;r<e.length;r++)if(e[r].contentWindow===a.source){var i=a.data[\"datawrapper-height\"][t]+\"px\";e[r].style.height=i}}}))}();\n<\/script><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Here\u2019s a straightforward list of the top 10 hottest markets:<\/span><\/p>\n\n\n<p><iframe title=\"Realtor.com's Hottest Markets\" aria-label=\"Table\" id=\"datawrapper-chart-o80dX\" src=\"https:\/\/datawrapper.dwcdn.net\/o80dX\/2\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"533\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r=0;r<e.length;r++)if(e[r].contentWindow===a.source){var i=a.data[\"datawrapper-height\"][t]+\"px\";e[r].style.height=i}}}))}();\n<\/script><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The Northeast appears to have a higher concentration of these \u201chot\u201d markets. But what about the markets that became hotter this year than <\/span><span data-preserver-spaces=\"true\">they were last year<\/span><span data-preserver-spaces=\"true\">?<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Here are the top 10 markets that had the most change from cool to hot:<\/span><\/p>\n\n\n<p><iframe title=\"Largest Change in Market Hotness\" aria-label=\"Table\" id=\"datawrapper-chart-wCkqw\" src=\"https:\/\/datawrapper.dwcdn.net\/wCkqw\/1\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"617\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r=0;r<e.length;r++)if(e[r].contentWindow===a.source){var i=a.data[\"datawrapper-height\"][t]+\"px\";e[r].style.height=i}}}))}();\n<\/script><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">This<\/span><span data-preserver-spaces=\"true\"> makes sense, as these markets <\/span><span data-preserver-spaces=\"true\">are <\/span><span data-preserver-spaces=\"true\">mostly<\/span><span data-preserver-spaces=\"true\"> in line<\/span><span data-preserver-spaces=\"true\"> with what we saw when we measured the <\/span><span data-preserver-spaces=\"true\">yearly<\/span><span data-preserver-spaces=\"true\"> decline in DOM.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">The conclusion? The Northeast (and Midwest) are pretty \u201chot\u201d right now, which is good for sellers, and the South appears to be cold, which may be <\/span><span data-preserver-spaces=\"true\">good<\/span><span data-preserver-spaces=\"true\"> for buyers.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Let\u2019s <\/span><span data-preserver-spaces=\"true\">dig a little more into<\/span><span data-preserver-spaces=\"true\"> the \u201ccolder\u201d markets, where deals may be more common right now.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Where the Coldest (Buyer\u2019s) Markets Are<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">Because finding the \u201ccoolest\u201d markets is simply the opposite of the \u201chottest,\u201d these maps already show which markets are the coolest (most markets in the South).&nbsp;<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">To make it easy: <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Bend%2C%20OR\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Bend, Oregon<\/span><\/a><span data-preserver-spaces=\"true\"> had the highest DOM (114 days), with the runners-up being:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Panama%20City%2C%20FL\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Panama City, Florida<\/span><\/a><span data-preserver-spaces=\"true\"> (99 days)<\/span><\/li>\n\n\n\n<li><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Brownsville-Harlingen%2C%20TX\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Brownsville-Harlingen, Texas<\/span><\/a><span data-preserver-spaces=\"true\"> (92 days)<\/span><\/li>\n\n\n\n<li><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Lake%20Charles%2C%20LA\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Lake Charles, Louisiana<\/span><\/a><span data-preserver-spaces=\"true\"> (91 days)<\/span><\/li>\n<\/ul>\n\n\n\n<p><span data-preserver-spaces=\"true\">But just because a market is \u201ccool\u201d doesn\u2019t mean it automatically has good underlying fundamentals. <\/span><span data-preserver-spaces=\"true\">So next, I\u2019ll <\/span><span data-preserver-spaces=\"true\">be looking<\/span><span data-preserver-spaces=\"true\"> only at the \u201ccooler\u201d (buyer\u2019s) markets <\/span><span data-preserver-spaces=\"true\">that also have<\/span><span data-preserver-spaces=\"true\"> solid job, household, and income growth.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Cold Markets, Hot Fundamentals<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">After merging data from the U.S. Census and the Bureau of Labor Statistics (BLS), then filtering for only the markets with the highest five-year job growth, income growth, and household growth, then removing all markets with relatively high supply already permitted, and then filtering for only the \u201ccoldest\u201d markets according to DOM and relative page views on Realtor.com, we arrive at this list of buyer\u2019s markets with the best underlying fundamentals:<\/span><\/p>\n\n\n<p><iframe title=\"Buyer's Markets with Best Fundamentals\" aria-label=\"Table\" id=\"datawrapper-chart-dA27G\" src=\"https:\/\/datawrapper.dwcdn.net\/dA27G\/1\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"493\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r=0;r<e.length;r++)if(e[r].contentWindow===a.source){var i=a.data[\"datawrapper-height\"][t]+\"px\";e[r].style.height=i}}}))}();\n<\/script><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">While you may be able to find deals in these buyer\u2019s markets, I wanted to see if there were any more affordable buyer\u2019s markets. <\/span><span data-preserver-spaces=\"true\">So,<\/span><span data-preserver-spaces=\"true\"> I loosened up the filtering on job, income, and household growth while <\/span><span data-preserver-spaces=\"true\">also<\/span><span data-preserver-spaces=\"true\"> removing all markets with higher-than-national median prices. Here were the results:<\/span><\/p>\n\n\n<p><iframe title=\"Affordable Buyer's Markets with Solid Fundamentals\" aria-label=\"Table\" id=\"datawrapper-chart-6yzua\" src=\"https:\/\/datawrapper.dwcdn.net\/6yzua\/1\/\" scrolling=\"no\" frameborder=\"0\" style=\"width: 0; min-width: 100% !important; border: none;\" height=\"739\" data-external=\"1\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(a){if(void 0!==a.data[\"datawrapper-height\"]){var e=document.querySelectorAll(\"iframe\");for(var t in a.data[\"datawrapper-height\"])for(var r=0;r<e.length;r++)if(e[r].contentWindow===a.source){var i=a.data[\"datawrapper-height\"][t]+\"px\";e[r].style.height=i}}}))}();\n<\/script><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Readers of my previous articles know I\u2019m not the biggest fan of Texas markets for rookie investors due to the constraint that high <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/property-tax-faq\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">property taxes<\/span><\/a><span data-preserver-spaces=\"true\"> place on <\/span><span data-preserver-spaces=\"true\">your<\/span> <a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/blog\/rental-property-cash-flow-analysis\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">cash flow<\/span><\/a><span data-preserver-spaces=\"true\">. That being said, <\/span><span data-preserver-spaces=\"true\">there are many people<\/span><span data-preserver-spaces=\"true\"> making the numbers work and will continue to benefit from Texas\u2019 growth for years to come.<\/span><\/p>\n\n\n\n<p><span data-preserver-spaces=\"true\">Out of this list, I <\/span><span data-preserver-spaces=\"true\">personally<\/span><span data-preserver-spaces=\"true\"> like <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Bowling%20Green%2C%20KY\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Bowling Green, Kentucky<\/span><\/a><span data-preserver-spaces=\"true\">\u2019s location the best (it\u2019s also a 1.5-hour drive from downtown <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Nashville-Davidson--Murfreesboro--Franklin%2C%20TN\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Nashville<\/span><\/a><span data-preserver-spaces=\"true\"> for residents itching for a city day trip). But investors who\u2019d like to invest in a proper city should also pay attention to <\/span><a class=\"editor-rtfLink\" href=\"https:\/\/www.biggerpockets.com\/markets?market=Oklahoma%20City%2C%20OK\" target=\"_blank\" rel=\"noopener\"><span data-preserver-spaces=\"true\">Oklahoma City, Oklahoma<\/span><\/a><span data-preserver-spaces=\"true\">.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span data-preserver-spaces=\"true\">Final Thoughts<\/span><\/h2>\n\n\n\n<p><span data-preserver-spaces=\"true\">I hope this helped.
